“Our industry contributes significantly tothe GDP of the country. It’s very close

to what IT does, though IT gets much sexiernews than we ever do. Our industry employspeople in numbers second only to theagriculture industry. It has got a lot moreability in terms of moving the economy. Ithink its always punched under its weight. It’sabout time our industry wakes up andrealises it can really pull the punches when itcomes to getting government to look at policyin a different way.

It’s important for the industry to wake upand know what it is about, and not really bepushed around by every government thatcomes and gives a new set of rules. Frankly,I’m amazed that large projects that could besignificantly important to the development ofthe country are stuck for some reason or theother… We talk about smart cities when ourbasic needs are not fulfilled… So that’s theproblem. We’ve not understood what we’redealing with here, and I hope that this room, which has so many accomplished and capablepeople sitting here, understands the contextin which we are doing this and that this roombecomes an echo chamber for the concernsthat I’ve raised. I hope that in celebratingarchitecture, in celebrating construction inits present form, we also celebrate our abilityto get things done our way.”

ET Edge View

The real estate industry occupiesa position of prime importancein the story of India’s develop-

ment. The skyrocketing urban popu-lation is already equivalent to thecombined populations of USA andUK, with 10 million people moving into Indian cities each year. This leavesIndia poised to become a leading des-tination for real estate globally in thecoming years.

The residential segment in India con-tributes to about 80 per cent to the realestate sector. Reports also suggest thatIndian cities need to develop at-leasttwo million houses annually to meetthe growing population. The actualnumber could be much higher as it doesnot include push in demand from re-de-velopment and shrinking size of house-holds. It should be noted that there wasa housing shortage in the country of

about 18.7 million in 2012. Thus, Indianeeds to develop almost 45-50 millionhousing units by 2028.

After agriculture and manufactur-ing, the construction industry is thethird largest contributor to the coun-try’s GDP, and still growing. It is be-lieved that by 2020, the Indian real es-tate market will touch the 180 billionUSD mark, complementing the grow-ing demand for office space and resi-

dential accommodation. The sector has been a major benefi-

ciary of the strong economic growthwitnessed in India since the year 2000.The growth in the sector, supportedby series of reforms, has not only re-sulted in significant residential andcommercial real estate, but also com-plemented the development of physi-cal and social infrastructure of thecountry.
