The original 2103 sq. m. (brick clad, concrete block school, with steel columns and glu-laminated beams) wasconstructed in 1965. Modernization to staff areas took place in 1985. A 587 sq. m. four classroom portable addition using pre-cast concrete panels was constructed in 1985 (considered aspart of the permanent school construction in this report), together with a small addition to the gymnasium, storage andchanging rooms using load bearing cavity block and brick veneer construction and steel column and glu-laminatedarches for the gymnasium expansion. The current gross area of the building is 2690 sq. m. including the portables. The student capacity is 350. The building is generally in acceptable condition for age.
General Summary:
Structural Summary:The 1965 original school is built on reinforced concrete strip footings and foundation walls supporting a steel column, glu-lam beam structure with cedar wood deck (nom. 100 mm). Some of the exterior walls of the 1985 addition are loadbearing masonry. The portables consist of pre-cast concrete insulated structural wall slab system on concrete stripfootings and structural pre-cast concrete roof units. There is no settlement to the School structure except a single crack in the concrete slab on grade floor slab, runningnorth-south in the west corridor section. Structure is generally good.
Envelope Summary:The exterior walls of the original School (1965) are of veneer brick, no air space, 25 mm rigid insulation and concreteblock inner wythe. There is direct thermal cold bridging at the floor slab. The upper walls of the gymnasium appear tobe single wythe concrete block insulation core filled and a brick veneer. The roof consists of asphalt and gravelmembrane, 50 mm rigid insulation on nominal 100 mm cedar decking. In many locations the cedar deck is the onlyinsulation at the roof/wall junction. The building envelope is poor, but shows no signs of damage to finishes orstructure. The 1985 permanent addition used load bearing concrete block, 75 mm rigid insulation, on an adhered air vapourbarrier with 25 mm cavity and 100 mm standard brick veneer. Insulation fully protects the floor slab horizontally andvertically. The building vapour barrier and insulation is continuous at wall/roof assembly. Roof areas have asphalt andgravel membrane, on 19 mm fibreboard, 100 mm rigid insulation, on vapour barrier. The pre-cast portable addition is no longer portable and has a concrete sandwich panel at the wall, 100 mm concrete,vapour barrier, 75 mm rigid insulation, and 75 mm concrete facing. The wall/roof junction gives a continuousenvelope. The roof is asphalt and gravel membrane on 19 mm fibre board, on 100 mm rigid insulation, on vapourbarrier to precast concrete sections. The 1985 and pre-cast addition has a good building envelope.
Interior Summary:Floors: Floors in the 1965 section consist of vinyl asbestos tile and carpet. The carpet in classrooms requiresreplacement. The rubber base throughout the School needs replacement. Carpet to the office area and library isacceptable. The quarry tile at entry foyers is dated, but in good condition. Vinyl composite tile to the addition and

portables, and the 'Pulastic' floor to the gymnasium is in good condition. Carpet to classroom areas needsreplacement (1985). Ceramic tile to change and washroom floors is good (1985). Ceilings: In the 1965 original School cedar deck and adhered panels of 300 x 300 acoustic ceiling tiles are presentand in good condition, but are not to Code. The acoustic tile and wood deck to the entrances and corridors needscovering with a new suspended T-bar ceiling system. The gymnasium ceiling has exposed cedar deck and appliedacoustic tile and panels and is acceptable, but marginal and does not meet Code. The T-bar suspended ceilings,stippled concrete and gypsum wallboard in the 1985 building area are in good condition. Walls: All concrete block walls and pre-cast concrete walls and finished ceramic tile area in good condition. Theconcrete block walls to the gymnasium need acoustical treatment applied.
Mechanical Summary:Heating system for the school consists of two gas fired boilers complete with circulation pumps and piping distributionto heating coils and perimeter heating units. Boiler and pumps were replaced in 2009 and are in good condition. Pipingand valves are original and require replacement. Ventilation is provided by two indoor air handling units located in penthouse.Two roof top units provide heating andventilation to office area and link to portables. There are four portable classrooms that are heated and ventilated of themain school mechanical system. Domestic hot water is provided by one central gas fired tank heater located in mechanical room. Copper pipingdistribution to conventional plumbing fixtures. Controls are a mix of DDC & pneumatic. Municipal type water, sanitary, storm and gas services. Heating plant was installed in 2009 as a part of heating system upgrade including boilers, pumps, accessories and isin good condition. The remaining mechanical system components are in poor condition and require replacement in near future.Ventilation systems require replacement due to age and condition of air handling units. Ductwork distribution is limitedand some areas do not have proper ventilation. Heating distribution system (including piping and perimeter radiation)deteriorates, valves leak in many locations. Overall mechanical system is in poor condition.
Electrical Summary:The facility was originally built in 1965 and there has been no major upgrading since then. The main service is120/240V, 1 phase, 3 wire and rated 400A; The service is underground fed from pad mounted transformer. The fluorescent fixtures are T-8 lamp fluorescent with electronics ballasts. The T-5 fluorescent fixtures are used ingym. All fire alarm, intrusion, telephone and Public address and Music systems meet current facility requirements. The overall rating for the facility shall be "Acceptable"

Asbestos is in the floor tile (1965 original building) - it is in good condition and stable except for one crack in corridor.Colour is acceptable, but dark.
