This two storey school was originally constructed in 1985 with an area of 4273.8 sq.m.. In 1989 two portables and alink were added on the north side with an area of 218.2 sq.m.. In 1990 more portables were added and the link wasextended and in 1993 portables were again added and the link extended further east. Four of these portables havesubsequently been removed however the full length of the link remains. The remaining 1990 &1993 portables and linkhave an area of 313.2 sq. m. The total area of the school is now approximately 4805 sq.m.
General Summary:
Structural Summary:The school has reinforced concrete foundation walls with strip and spread footings throughout supporting load bearingconcrete block exterior and interior walls. There are some HSS columns and wide flange beams supporting the OWSJfloor and roof system at the mezzanine and large corridor openings. The main floor is a slab on grade. The second floor classrooms are constructed of composite concrete and steel deck construction. The mezzanines areconstructed of reinforced concrete slabs. Overall the structure is in acceptable condition. -- Investigate and repair wall cracks.
Envelope Summary:Exterior walls consist of brick clad cavity walls with aluminum windows and pressed steel metal doors and frames atexits and entrances. The roof has an SBS membrane. Re-caulking of replaced windows was poorly performed by thecontractor. Windows were replaced throughout the school in 2012 except those at the penthouse level. The envelopeis in acceptable condition.
Interior Summary:Flooring is mostly VCT with some classrooms having been upgraded to marmoleum. There is carpet in the musicroom, library and administration areas and a few small offices. The gymnasium has a maple wood sports floor. Interiorwalls are mostly painted concrete block with some painted drywall throughout the building. The administration officearea has vinyl wall covering. Ceilings are mostly suspended mineral fibre acoustic tiles in a 'T' bar grid system exceptfor the gymnasium which has an exposed acoustical deck and washrooms, storage rooms and locker rooms whichhave painted drywall ceilings. Some millwork countertops require repairs or replacement. The interior is in acceptablecondition.
Mechanical Summary:The building plumbing systems including domestic water distribution, natural gas, storm and sanitary water piping andplumbing fixtures are mostly original. Domestic hot water is produced by one commercial type gas-fired hot waterheater. Plumbing fixtures in the washrooms are mostly original with floor mounted vitreous china urinals with motionactivated flushing from ceiling sensor and floor mounted water closets with manual valves as well as, vanity mountedvitreous china lavatories. The is a 7 stall gang shower in the boys change room and individual stall showers with wallmounted shower heads in the girls. All showers have a single control temperature mixing valve. Janitor's enamel steelsinks are located in caretaker rooms. Multi-use sinks are located throughout the building in Staff, Arts, Food Sciencesand Science classrooms. Heating is provided by 9 staged natural gas-fired boilers which circulate through a heated glycol distribution system toair handling unit glycol coils and fan coils, fin tube radiation and radiant panels. Ventilation for the building is providedby three main air handling units (AHU's), provided in various locations in the building. The building is mostly airconditioned by split DX cooling systems. Ventilation is also provided by roof mounted exhaust fans servingwashrooms, Food Sciences, industrial arts, AND Science classrooms. A pneumatic system provides control of mechanical equipment throughout the building.The building is protected by astandpipe system with hose cabinets located throughout the building and by a wet sprinkler system which is installed inthe portable link hallway only, protecting a limited portion of the building. throughout the building. Based on the age and condition of the mechanical systems the following are recommended in the next five years: -repairs to the air handling system serving the building. Overall the mechanical systems in the building is in acceptable condition.
Electrical Summary:The building is fed from an underground utility pad-mounted transformer. The service entrance switchboard has a600Amp main breaker section and 600/347V distribution section which distributes power to three other 600/347V CDPpanels throughout the building. Three dry type transformers step down the voltage for 120/208V 3phase 4wire panelboards located throughout the building. There is one Motor Control Centre in the main mechanical room. The majorityof the branch circuit wiring is in EMT conduit systems. Fluorescent lighting throughout the facility has been upgraded to T8 lamps with electronic ballasts. Exit lighting unitsthroughout the building have L.E.D lamps. Emergency lighting is generally fed from a central inverter system withbattery backup. The building fire alarm system is an Edwards Custom 6500. The main fire alarm system is located in the mainelectrical room with an annuciator at the main entrance. The building has Cat5/5e structured data cabling system, withdata closets located in the library office and storage rooms. Overall the electrical components are in acceptable condition.

The ramp is constructed of cast-in place concrete at the north west corner of the site.
Exterior stairs and sidewalks located at the entrance comprise of cast-in place reinforced concrete.
Openings in floor and wall construction are sealed with an approved fire stopping material.
The roof structure was reported to be a metal roof deck supported on OWSJ's which bear on wide flange beams andconcrete block walls. The roof structure at the GYM was reported to be 76mm acoustical deck supported on steel rooftrusses.
The underside of the roof structural elements (trusses and decks) were covered with sprayed on fibrous coating.
