There are big advantages to selling in a hot market
It’s not possible to pick the peak me to sell a home, something known as “ ming the market.” However there are be er mes to sell than others. The rule is “buy low and sell high,” and to do so it’s important to understand the differ‐ences between hot and cold real estate markets.
In a “cold” real estate market you are more likely to have to sell low. This occurs because there are more homes for sale on the market than there are interested buyers. Not all houses sell because there is too much supply for the current demand. House prices tend to fall, and sellers need to drop their price ahead of the trend if they hope to sell at all.
In a “hot” market, as we are seeing now, there are too many buyers for the in‐ventory on the market. With fewer homes than buyers, nearly every home in the area will sell, and quickly at that. This is what we are seeing now, with homes selling in about 32 days, compared to around 60 days in late 2009. A hot market is a seller’s market, and so condi ons are excellent for vendors. Here are a few of the advantages of selling now:
Higher house prices: There are lots of buyers, but not many houses to choose from. Compe on is high and buyers bid up prices.
You can refuse discounts and concessions: Hot markets mean you will not be paying for any buyer’s se lement costs or inspec ons.
Buyers stop reques ng maintenance: They take the home as it is, and if some‐thing needs fixing, it falls on them to do so.
Fewer con ngent offers: In today’s market there are many cash buyers meaning less risk and delays associated with con ngent offers.
