In the News Dec. 19, 2012 Views on Homeownership Improve Trulia, a home listing website, recently released the results of
its most recent iteration of their American Dream Survey. They describe the survey as follows: “Trulia’s semiannual American
Dream Survey tracks national consumer attitudes towards pursuing homeownership in light of current market conditions.”
Key findings of the November survey include: 3% year over year increase in asking prices for homes for sale
27% of those surveyed are more positive about homeownership than they were six months ago 31% of renters want to buy a home within two years, up from 28% six months ago, and 22% one year ago 72% of adults 18-34 state that homeownership is part of their
personal American Dream It is not surprising that American’s attitudes toward
homeownership have risen along with general economic conditions and in an environment of rising home prices and low
mortgage rates. Yet, what is particularly encouraging in this survey is the dramatic improvement of views toward homeownership by
so-called “Millennials”, those 18-24. While in previous surveys this group reported a desire for homeownership that was well-
below the rate of other adults in the US, the group’s opinions have rebounded to the same level as US adults as a whole.
Neighborhood Choice Factors Remain Constant The National Association of Realtors (NAR) recently released data on the factors that influence decisions to purchase a home. Largely, the results of the recent 2012 Profile of Home Buyers and Sellers was consistent
with previous surveys. Once again the top factor by far was the overall quality of the neighborhood which is not surprising since
it is a general evaluation as opposed to a specific one. When specific factors are examined it is clear that the convenience of
the neighborhood to work, shopping and schools rate high along with affordability and design. It seems that American’s take a very
practical view when it comes to selecting a neighborhood. Mortgage Rates Holding, But Are Poised to Move
US mortgage rates are holding near record lows but have shown some signs of preparing to move. As the negotiations have gone on in Washington relative to tax and spending policy, mortgage
rates have witnessed some day-to-day volatility that suggests that a move higher for rates may accompany a final deal. Analysts suggest that a deal on taxes and spending will be a positive for
the US economy and the stock market in particular. This in turn will cause investors to move away from bonds such as mortgage-
backed securities (MBS). When MBS become less popular investments, rates must go up to attract the investors back.
