DIRECTIONS From junction 3 of the M40 follow the A40 into High Wycombe. From the large roundabout on the A40 at the foot of Marlow Hill follow the A404 towards Beaconsfield. Follow the road past High Wycombe Railway Station and turn right into Terry Road approaching half a mile after the station. Please be aware of hazards within the woodland when viewing. DESCRIPTION Lucas Wood is an unexpected find in a residential setting close to the centre of High Wycombe. The town has close links to timber with its reputation being as a chair making centre. It is thought the wood produced beech for the local market. As such the beech was planted in rows at Lucas Wood some of which are still seen amongst the widely spaced mature beech. The woodland generally slopes to the east and has an interesting mix of gradients. The mix of species is attractively varied with ash, sycamore, cherry, lime, yew, hazel, Wych elm and hawthorn also present. The vendor acquired the wood around four years ago with the intention of improving it as a woodland and wildlife habitat. The purchaser will be required to keep the property as woodland and not allow construction to take place there. A ten year management plan was agreed with the Forestry Commission in 2014. Some thinning has taken place together with restocking with field maple, hazel, wild cherry, yew, small leaved lime both in tubes and with stakes without guards. The wood is covered by a Tree Preservation Order (TPO). A TPO protects the woodland from being cleared but normal forest operations as stipulated in the management plan are approved and regulated by the Forestry Commission. The majority of the woodland is classified as Ancient and Semi-Natural Woodland. This designation indicates the land has been under continuous tree cover since at least 1600 AD. Access to Lucas Wood is from the end of Terry Road in the north western corner. The vendor has accessed most sections of the wood with a four wheel drive vehicle from this entrance.
TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute. BOUNDARIES The woodland owner is responsible for the maintenance of the fence shown with an inward facing ‘T’ on the sale plan. The approximate line of the southern and eastern boundaries are marked with stakes with white tops.
