Property matters
S everal predictable aspects of a property typically impress a buyer. Awell-presented, quiet area, good repair, being neat and tidy, pleasantsounds and smells, good neighbours, light and airy atmosphere,
spacious rooms, well-balanced accommodation, good flow, a well-plantedgarden, a convenient location, privacy, etc. These preferences are not unique,as people tend to like the same things.
However, there is an increasing trend for people to seek other ways ofassessing the desirability of their future home, such as feng-shui, the Chineseart of harmoniously arranging a property to promote a healthy balance of vitalenergies. Now well-accepted in major businesses such as British Airways andDisney, feng-shui consultants are increasingly being asked to assessresidential properties. Indeed, there was a case of a £4.5m chain of four linkedtransactions being held up, pending the results of a feng-shui report conductedon behalf of a wealthy purchaser. Fortunately, the results were favourable.
Feng-shui seeks to optimise the emotional reaction a person has whenentering a home. Much of it is common sense, such as avoiding a propertybuilt under a road (!), clutter, dark corners, gloomy colours and low ceilings –although few of us would regard the feng-shui definition of ‘sharp objects’such as telegraph poles and road signs pointing towards the property asconspicuous cause for concern. Other aspects might also appear strange,such as ensuring your property is ‘supported’ by a large object such as abuilding, clump of trees, or large fence to the rear and front-right, with asmaller object front-left (looking towards the house).
Ideally there should be something circular to the front of the property, such as open ground or a circular flower-bed. Apparently even a roundabout is good, but this is where balance comes in– the balance between an alternativeapproach, and old-fashioned common sense! The much-loved SecretGarden in Kemp Townhas just been awarded
Grade II listed status for itsspecial architectural andhistoric interest, followingthe submission of a detailedstatement to EnglishHeritage by local historianNick Tyson.
The Secret Garden islocated on the corner ofBristol Gardens and BristolPlace, just east of SussexSquare. In fact, it was once part of agarden of around three times the sizethat served 32 Sussex Square, a largetownhouse in the north-east corner ofBrighton’s most famous Regencycomposition. The house was owned byLaurence Peel (brother of Sir RobertPeel) who commissioned the gardenin around 1830. A tunnel beneathBristol Place once connected the houseto the garden. Part of the tunnel is stillvisible on the garden side, and the restmay well still exist beneath the road.
I first came across the Secret Gardenat a Regency Society summer gardenparty. The annual event was, and stillis, legendary – but no longer takesplace. At the time, it was owned by a lovely elderly lady called Yvonne Dale whosehusband, Antony Dale, founded the Regency Society back in 1945. A plaque on 46Sussex Square notes that Antony Dale lived in the building from 1914-1962.
During my own years on the Regency Society’s committee, discussions weretaking place between Yvonne Dale and the Society about what should happen tothe garden in the event of her passing away. I do recall that the Secret Gardenwas turned down by the Regency Society. The Antony Dale Trust was formed in2008 by several of my fellow committee members as an alternativearrangement, in order to effect the garden’s preservation.
The Secret Garden is a magical place, yet, as a sunken garden, access issomewhat tricky. Its rickety steps certainly caused problems at the RegencySociety garden parties. A large gated opening has just been made at the pointwhere garden is closest to pavement, to improve access.
There are many reasons to preserve such a space but Nick is particularlykeen to emphasise the importance of the building material of the north, southand west walls – Ranger’s artificial stone.
As a well-known Sussex builder, William Ranger pioneered the use of hisartificial stone during the 1820s and patented it soon afterwards. The SecretGarden is thought to be its first use in a major construction project.www.buildingopinions.com [email protected]

B righton tenants living in private rentedaccommodation are being targeted as partof a campaign in July by the Illegal Money
Lending Team. These tenants might not be awareof support that is available to them if they arestruggling to make ends meet. Quite often, thecouncil, charities and local Credit Unions canprovide bonds or deposits, but few people realisethis and get into debt to move home and starttheir new tenancy on a back-foot. The team is
advising never to use a loan shark for rent or adeposit, and fear that this is currently a hiddenand unreported problem.
Loan sharks will typically appear friendly atfirst, but their behaviour can quickly change. Some resort to threats, violence and intimidationto enforce their debts. They operate illegally,without the correct permissions from the Financial Conduct Authority and rarely givepaperwork, keeping borrowers in the dark as tohow much they are paying back. Some will eventake items such as passports as security, or evenbank cards with the PIN in order to withdrawdirectly from borrowers’ accounts.
Research shows that loan sharks will oftentarget people who are on low incomes, as well asthose who may struggle to obtain credit fromlegitimate sources. The campaign is aimed atreaching out to those who are most at risk, andshowing them that there is support available.
Tony Quigley, Head of the England Illegal MoneyLending Team, said: “During the month, our aim asa national team is to make a difference locally. Weunderstand that loan sharks lend to those inprivate, social and council tenancies and indeed tohome owners also. Our aim is to tackle any currentillegal money lending issues whilst sending apreventative message to all – loan sharks are nota safe or cheap way to borrow money, even ifyou’re doing so to move home.
