The Durham Regional Associationof Realtors and The Triangle Mul-tiple Listing Service (TMLS) reportsthe following information pertainingto the Durham housing market inMarch 2015. The data shown reflectsinformation on properties located inCentral, East, North and SouthernDurham. The percentage changes arecomparisons with the prior year un-less otherwise noted.New listings in the Durham areadeclined 9.8% by 589 homes for sale.Inventory levels fell 24.3 percent to1,294. Closed sales increased 26.5%to 358.Prices continued to gain traction.TheMedian Sales Price increased 10.7percent to $191,500. Days on Marketincreased by 13.8% to 66. Sellerswere encouraged as Month’s Supplyof Inventory was down 27.1 percent to3.8 months.The Year to Date Housing Afford-ability Index in the Triangle was at150, which is 2.6 percent lower thanMarch 2014. This index measureshousing affordability for the region.An index of 120 means the medianhousehold income was 120% of whatis necessary to qualify for the median-priced home under prevailing interestrates. A higher number means greateraffordability.Jon Fletcher, president of the Dur-ham Regional Association of Realtorsstates that “We are fortunate that, herein Durham, we have a hot market.
