Sailboat Access PropertiesSailboat access, sometimes called
“direct” Gulf of Mexico access, describes properties on canal systems or in marina communities where passage to the Gulf of Mexico is unrestricted.As the name implies (referring to a
bridges or electric lines spanning the waterway between the property and the Gulf of Mexico. Sailboat access property is a must for those who own
boats or convertibles, motoryachts, or
almost any type of boat, sailboat access properties are valued higher than other boating-oriented property types.
(Be mindful however that in some locations, canal depth may limit draft
vessel length due to turnaround space).Condominiums on Sailboat Access
waterways and marinas start at about $200,000 and go up to a million or more for a penthouse unit. Single-family sailboat access homes start around $375,000, with many wonderful choices in the $500,000 to $900,000 range. Luxury properties start in the low one millions. Vacant, unimproved sailboat access home sites are $250,000 to one million.
Gulf Access PropertiesGulf access canal properties are on
canal systems that lead to the Gulf of
bridges that limit the height of the boat that can travel on the waterway. Bridge clearance of 8 or 10 feet at mean high tide is typical and generally it is 30 minutes or more to the Gulf.

For boaters, the choices for short or extended cruising are dizzying. Our waterfront home is in Cape Coral, smack dab in the middle of some of the greatest boating Florida has to offer. From our home base where our 31’ Express Cruiser is docked, it’s a short trip to enjoy casual or fine dining at waterfront restaurants and resorts in Cape Coral, downtown Fort Myers, Fort Myers Beach, Sanibel, Captiva, Cabbage Key, and more.
A great day out is to anchor off Fort Myers Beach, Lovers Key Beach, North Captiva, or Cayo Costa. Naples, just two hours by boat, is one of our favorite southern route trips. We get a slip at Crayton’s Cove and stay a night or two so we have ample time to take in the renowned beaches, shopping, and dining. Traveling north there is much to explore in the beautiful beach towns of Venice, Sarasota, Tampa-St Pete, and Tarpon Springs. For those who want to enjoy the serenity of just being on the water, there are well-documented anchorages along the entire coast. Boaters have their choice of cruising styles, either on the protected channels of the Intercoastal Waterway (ICW) or on the wide open, calm waters of the Gulf of Mexico.
And if all of that is not enough, there is indeed more: the Florida Keys, the entire east coast of Florida, and the islands of the Bahamas are all popular cruising destinations for Southwest Florida boaters.
