North Tawton topped at £560 for a sheep race, creep feeders

Another good days trade in here at Exeter Machinery Sale. Facilities

As 2019 comes and goes, we now enter a new decade with at least a bit of certainty in which direction the country is heading. As I write this rural reflection, we are into our second day back in the offices and although the markets didn’t shut for us up here at Exeter, the Christmas holidays seem long in the distance. It is always nice to get back into the formality and routine, that said the Christmas period is one of my favourites with catching up with friends, family, undertaking a bit of farming and going for a walk around with a gun under your arm. With regards to the livestock sector, we have seen a welcome lift in the sheep trade throughout Christmas with the finished product being a much wanted commodity, with store lambs following suit and in particular looking a good trade, both for store lambs and couples. With regards to the beef sector, unfortunately we haven’t seen much of a rise in the end product, that said our first January market here at Exeter can report a tremendous trade for both the stores and suckled calves forward. Hopefully this will prevail as we go through the final months of winter and into the spring. Further prices for the arable sector seem to be good and even today in the livestock market, I heard from one fellow client that straw is slowly creeping up. Both increases apparent due to the lack of drilling that has taken place throughout the autumn and winter. Having been around the countryside on many professional matters, those who braved the weather have benefited in places but the land that is of that heavy type and remains wet is perhaps looking somewhat it should be. Let’s hope for a dry period now which will enable those folks that haven’t been able to undertake the process of drilling, an opportunity to do so. I know at home the red soil has remained in situ since the beginning of October, with only the furrows levelling out weekly due to the harsh weather it has witnessed. As always, I hope that many of you have received your Basic Payment Scheme payment for the 2019 period, some confirmations have come through from clients and as always, there are those that have unfortunately not received such payments. In particular this is in relation to the moorland farms, whereby various checks are always undertaken on common rights. As always emphasised please do check your payments to ensure they are correct. Here at the Kivells office we are able to input the various hectares in which you are to claim upon and if you do have any moorland rights in which you claim, this will produce an estimated figure on the year. It is worth checking as you will be surprised on the amount of times missed payments have been forward. The Basic Payment Scheme payment process will soon be under way and again, it is imperative that you are as the claimant are set ready to go in undertaking that process, whether it is land parcels that need changing or the transferring of entitlements. Last autumn appeared to be a busy one with various land transactions and tenancy agreements being implemented and therefore we are now in the process of ensuring that these land parcels and entitlements are transferred across to the correct claimant ready to kick off the 2020 claim period. With regards to the Countryside Stewardship, this is again been of somewhat annoyance with the RPA getting back to us only on a few applications submitted back in 2019. Bearing in mind that those applications submitted have now started on January 1st 2020, there are still a number of applications on whereby we have not received the confirmation. On other matters it is pleasing to see that clients are interested in replacing the old ELS Entry Level Stewardship Scheme with the new Countryside Stewardship Scheme and other farmers that perhaps realise there is further beneficial income in relation to obtaining a Countryside Stewardship application for their holding together with the benefits of attaching various capital works. Kivells agents in the next couple of months will be out and about on farms, sitting around the kitchen table to discuss the potential creation of such Countryside Stewardship agreements and if you think this may be of benefit to your holding and in particular the way the business is managed, then please do get in touch. Over the past three or four years we have set up some tremendous schemes whereby farmers have been able to implement and roll out some schemes that not only benefit the farm income but also the wildlife as well. Having now completed the Christmas period, we phone has become busy in relation to a number of valuations. Here at Kivells we undertake valuations for a number of various matters whether it be for tax reasons, bank lending or personal requirements.
Rural Reflection January 2020
In the last couple of months, I have been involved in a number of compensation claims in relation to the firm Wales and West coming down and undertaking the renewal of various gas mains situated throughout the South West. These gas mains have been updated and consequently contractors for Wales and West have to come in and undertake the procedure of renewing such pipelines. It is often the case these contractors create reasonable damage to the land and whereby we are putting together claims to ensure that farmers and land owners are fairly reimbursed for the reinstatement that has to be undertaken to get that land back to its original state, together with any losses that are incurred, whether it be arable fields or pasture fields. It is often the case that land owners and farmers undertake such projects themselves but it is always a higher end value in relation to the reinstatement costs and compensation due if you sit down and put pen to paper. Our firm’s fees are always covered by the incoming utility company and we are able to advice and create the required claim, ensuring that all aspects are covered and you are fairly treated. If any utility company does enter your land, such as Wales and West, Western Power Distribution, National Grid or South West Water then please do get in touch.
Farm Tenancies in 2019 have been few and far between. 2020 has already proven to be a different story. Kivells have recently been instructed to let the Land and Buildings at Horridge Farm on a 5 year FBT from the 1st May 2020; a farm with a substantial sized building and approximately 45 acres of land surrounding. This will be an attractive opportunity for many. Kivells have also been instructed to let an agricultural property, land and buildings off market. For those that are currently looking for a farm to let, it is essential your interest is registered with the office. We believe 2020 could be a good year for farm lettings. Landlords are now considering their options for the short to medium term, in line with the news we have received from the RPA over the agricultural subsidies. If you wish to discuss the letting of your farm in 2020 or 2021 please get in touch.
Finally on a brief note, December saw our machinery sale here at Exeter Livestock Centre and it was pleasing to see such a crowd of people supporting the sale with a vast entry of machinery from JCB 13T Swing Shovel to a wonderful array of Massey Ferguson Tractors. It was pleasing to see that the Exeter Livestock Centre is following the success of the Holsworthy market in the forms of machinery sales. We hope to push forward with this bi-monthly fixture throughout 2020 and if you have any machinery which you are thinking to release and turn into cash, then please give myself a call. I would be delighted to come out on site and advise on values and list the benefits in bring such machinery to either the Holsworthy or Exeter Livestock Centre.
