1. EIFS is crushed by surface mounted ledger and railing
support.
2. Improper flat top parapet walls.
3. Deck flashings are improper including missing end
dams.
4. Some water table flashings appear proper and others
appear to block drainage from MD-EIFS.
5. Some windows are sealed properly others are not
flashed and sealed both in the MD-EIFS and stone.
6. The bottom of the MD-EIFS is missing proper drainage.
7. OSB is visible between dissimilar materials.
8. The bottom of Manmade stone is improper in places.

(Cont.)We recommend that a full stucco inspection be
performed on this MD-EIFS house by an EDI
Certified Independent Third Party Inspector. All
issues relating to the MD-EIFS should be
properly corrected and that the repairs be
inspected by an EDI Certified Independent
Third Party Inspector. As with all homes,
ongoing periodic maintenance will be up to the
homeowner.

2. Deck flashings are improper including missing end
dams. Joints between deck framing and EIFS need to
be sealed.
3. All penetrations in EIFS need to be sealed.
4. Improper flat tops of accents are present.
5. The EIFS is not properly held above the roof covering.
6. Some windows are sealed properly others are not
flashed and sealed both in the EIFS and stone.
7. The bottom of EIFS does not properly lap foundation.
8. OSB is visible between dissimilar materials.
9. The bottom of Manmade stone is improper in places.

insulation with no isolation joints at windows.
2. Improper flat topped sills are present.
3. The windows are not flashed and sealed to the HCS.
4. Window weep holes appear to be blocked.
5. The bottom of HCS does not properly lap foundation.
6. OSB is visible between dissimilar materials.
7. The bottom of Manmade stone is improper in places.

1. System appears to be an improper EIFS at upper right
corner; a substrate is required.
2. The lower left section is a DA system with no substrate
or Moisture Resistive Barrier; does not meet current
standards.
3. The next section over is the next evolution of DA with a
Moisture Resistive Barrier behind the cement board.
4. The center section under the window is a Hard-Coat
Stucco system over a Moisture Resistive Barrier on
open framing; this is approved by most manufacturers.
5. The far right lower corner is an atypical stucco system
installed over non-approved wires rather than lath.

3. The horizontal splices in the moisture
resistive barrier appear to be splice with
the appropriate minimum lap of 2 inches.
4. The vertical splices are not lapped the
required 6 inches.
