2012 The Staff is training every Friday for
the next few weeks, so bear with us as the time is needed to better serve you. RAMCO will be implemented by sometime in July.
After that, by August-September you will be seeing a new and improved (how many times do we hear that?) web site by Sitefinity that will streamline payment, election and registering for
educational and other activities.
Finally May 24th is a big day. It is our annual Broker (but everyone is invited) workshop to go over what your leadership team learned at
California Association of REALTORS® Sacramento meeting. We have confirmed that President-Elect of CAR, Don Faught, will be here as keynote speaker. So there will be some time to meet and talk with him.
I hope that you read this in time to participate in Legislative Day, May 2. Those who donate the additional $148 or above to the RPAC funds are invited to a special reception of state legislators in their honor that evening.

We are almost approaching the half year mark – so a quick update.
We have almost completed the key exchange for our 725 Realtors Delta Force. So far we have started our monthly Technology classes and heard from “Gov” Hutchison regarding new legal and forms updates. We have a broker panel planned in May in conjunction with Women’s Council Delta Chapter as well as GET TO KNOW GREIVANCE and a mock Professional Standards Panel.
By the way, in case you did not know, all Grievance and Professional Standards Committee members take a one-day class at least every two years to keep up on what is happening, go over new case studies and review the Code of Ethics.
Internally, we are also making changes. We have contracted with RAMCO, sponsored by NAR, for an improved internal system for keep track of you and what is happening. This is an association management system that interfaces with Quickbooks. Many of you have asked for a billing system per quarter or monthly. With our previous system this was not possible and now we may be able to actually do that.

ns This diagram indicates all of the components including the TPR valve and extension pipe. TPR stands for Temperature Pressure Relief valve, which is a safety device that is installed on all water heaters whether they are gas fired or electric. Below is a detailed drawing with a brief explanation of how they work.
The whole purpose of a TPR valve is to not allow excessive temperature and pressure build up. Without this safety device, a water heater could explode causing serious damage or bodily injury. Notice also in this drawing is a measurement depicting 6-12 inches of height clearance for the extension pipe to the ground. We recommend a maximum of 6 inches between the bottom of the extension pipe to the floor. The reason being that in the event that a TPR
valve should engage, and a person happens to be standing by, at a 6 inch distance, the water that is escaping from the extension has less distance to splash causing serious burns. Note too that this application only applies to certain jurisdictions. Some states such as areas of Texas or California require that the extension pipe off a TPR valve extend to and through an outside wall.
