1. Does it flood in the vicinity? How will flooding be addressed?
Based on interviews, the property was submerged during Typhoon Ondoy and August 2012
Habagat. The property being currently lower than adjacent roads, serves as a detention
pond, with runoff coming from EDSA and Old Samson Road during heavy rains.
The property will be elevated by an average of 1.8m. The Cloverleaf will also provide a
detention tank to hold storm water and help mitigate flooding in the area.
2. What is the development’s impact on traffic and how will it be addressed?
Traffic in the area is expected to increase as any development comes in. However, the
potential traffic generated will be manageable due to the mixed land-use which have
different trip generation patterns and peak hours, which spread out generated vehicle trips.
The mixed-use development can limit personal trips within the development to minimize
effect to traffic outside.
Road networks within the area will be sufficient to accommodate traffic. Loading and
unloading areas will be designated. Pedestrian facilities and transport terminals will be
provided to promote walking and use of public transport.
4. Will the development be secure?
We will have the standard security measures of any Ayala Land development: Security
guards both roving and at our entrances, CCTVs, coordination with LGU and the Police on
matters of security in the area. Additional security measures that are not standard will still
be determined by Ayala Property Management Corp. and Ayala Security Force.
