WELCOME TO SPECTRAWelcome to one of the most exciting and fun steps in building your new dream home – the Spectra colour and product selection process.
With Carlisle, you don’t have to drive all over town hunting around for quality materials and finishes because we have all of Australia’s most well-known and loved brands under the one roof. You’ll also get your very own Interior Designer to guide you through the selection process.
At Spectra you’ll be able to explore our award winning showroom with full size display areas choosing from top brands such as Laminex, Colorbond and Caesarstone just to name a few. Browse through quality home products including the finest in European cooking appliances, paint colours, floor coverings, cabinetry options, glass splashbacks, ducted vacuum units, alarm systems and home entertainment systems – the list is endless.

It’s a good idea to visit as many display homes as possible so that you can check out options in a real home setting.
BROWSE APPOINTMENT
Before you attend your colour selection appointment, you will be invited to attend a browse appointment, which we highly recommend. This will help you prepare for your colour selection appointment and ensure you make your choices with confidence.
COLOUR AND ELECTRICAL SELECTION APPOINTMENT
You will be assigned an Interior Designer to guide you through the Spectra experience, assist with your selections, discuss colour palettes and review your lifestyle needs. We will also take you through your electrical plan and help you select your electrical options. There are many decisions that you will need to make but no need to feel overwhelmed, you are in expert hands.
During your appointments you won’t obtain detailed pricing on variations and upgrades, these will be costed and provided for review at your tender appointment. Any structural variations should be discussed with your Sales Consultant as they are not covered during your Spectra appointments.

HOW LONG WILL MY COLOUR AND ELECTRICAL APPOINTMENT TAKE?
Your colour and electrical selection appointment can take a full day to complete, so we recommend organising time away from work and co-ordinating the pick-up of children from school. If you have toddlers, don’t worry, at Spectra we have a dedicated kids’ room to keep them entertained.
SHOULD I BRING FOOD AND DRINKS?
We want you to be able to focus on making your selections so we have you covered, we will provide you with a fully catered lunch to enjoy. Your Client Liaison Executive will send you a list of lunch options prior to your appointment for you to choose from. We also offer tea, coffee and water throughout the day.
Please let your Client Liaison Executive know if you have any dietary requirements when booking your appointment.
WHERE SHOULD I PARK?
There is plenty of parking available for our customers at Spectra. Check out the recommended areas on the map to the left. There is also public transport access if you or any of your family aren’t able to drive to your appointments.
IS THERE INTERNET ACCESS?
Yes, free wi-fi is available at our Spectra Selection Centre for your leisure and use. Simply connect to the Carlisle Guest wi-fi network on your arrival.

SOLAR HOTWATER SYSTEMSSolar hot water systems use the power of the sun to heat your water. Australia is renowned for its hours of sunshine so it is logical to maximise this plentiful free energy source.
Solar water systems include collectors mounted on the roof of your home to absorb the sun’s energy. Cooler water from a storage tank is heated by being fed past these collectors and then returned to the tank and circulated via pipes around your home for you to use.
When there isn’t enough energy from the sun, your system reverts to a back-up gas system to ensure hot water is always available. Depending on the climate and your system configuration, solar water heating can provide up to 90% of your household’s hot water for free.
Many larger families upgrade to additional panels and larger tanks to further maximise on this natural energy source and reduce reliance on electricity and gas hot water.
To reduce water wastage and inconvenience, you may want to consider adding a second instantaneous water heater to key bathroom areas.

By collecting rainwater you can reduce household water costs, have a lush and healthy garden and play a significant role in water conservation for your community with less reliance on water storage dams and the reduction of stormwater runoff.
Within the Spectra Living Green Zone, you can review different tank shapes and capacities to suit your home and water usage requirements.
A well-designed rainwater harvesting system can save up to 40% of water over normal household mains water consumption, making it cost-effective and saves precious water. Rainwater can be used for toilet flushing, garden watering and washing machines – the possibilities are endless.

SOUND INSULATIONFor many new homeowners their choice of home design is based on a number of lifestyle and family considerations such as where the children will play, where the bulk of entertaining will take place or the location of the sleep zone.
With this in mind, there are materials that can offer improved sound attenuation within the home. Maybe you would like to isolate the theatre room or reduce noise to create a peaceful parent’s retreat.
Adding noise insulation features in your home during construction can considerably improve the re-sale appeal for the future. Choose from SoundStop® plasterboard and SoundScreen™ batts for improved noise attenuation.
For double storey homes, you can choose to add acoustic underlay to upstairs carpet for improved sound insulation.

HEATINGThe temperature of your home affects the comfort level of your family so it’s important to consider what heating solution will suit your family’s needs. There are also other important factors to consider such as running costs and energy efficiency.
Your new home comes with the Brivis 3 star ducted heating system but you have the option to upgrade to a 4, 5, or 6 star system. The higher the star rating, the more energy efficient the heater is - meaning bigger annual savings on your running costs. On average, an increase of one star means energy usage savings of approximately 10 percent.
Zoned climate control gives you the ability to heat only the rooms you desire, all from a single Brivis Networker Controller. Switching off unused zones not only helps reach your set temperature faster, but will also save you lots on your energy bill.

COOLINGYour cooling system is a long term investment so it is important to consider your current needs, as well as your future ones. Think about how many rooms you want to cool at any given time. A small upgrade now can significantly increase your future comfort and dramatically reduce your energy bills.
You have the option of evaporative cooling or refrigerated cooling, with both options having different configurations and budget options to suit varying lifestyle situations.
Ducted evaporative cooling comprises a central cooling unit, which is connected to a series of outlets. Positioned strategically throughout the house, these outlets, or ducts, are installed in the ceiling while the cooling unit is installed on top of the roof. Cool fresh air flows through these outlets into every room of your home that you want cooled.
Refrigerated cooling gives you total climate control in your home all year round using an air conditioning unit as well as Brivis ducted heater to give you both heating and cooling through the same ducts. By installing Brivis integrated climate equipment (ICE Series), both heating and cooling can operate via the Networker or Programmable wall control. And due to the Networker being completely programmable, you have the ability to set and forget.

ROOF TILESTERRACOTTATerracotta roof tiles are available as an upgrade option and alternative to concrete roof tiles. Terracotta roof tiles are made of natural clay and offer you the added advantage of long-lasting colours that will never fade. Not only will terracotta tiles create a unique look, they will also comply with some estate-specific covenants.
While concrete roof tiles are made from selected concrete, sand and pigments, terracotta roof tiles are made from a natural, kiln-fired clay product. Terracotta roof tiles therefore provide a high quality roofing material with long-lasting resistance to the elements.
You also have the option to add Bradford Thermoseal sarking to your terracotta roof. Sarking can be installed underneath the roof tiles, with a distinctive green outer surface and a reflective silver foil on the inward facing side. The reflective foil can help slow down heat flow, helping to make your home feel more comfortable.

GARAGEDOORSYour garage door is a large element to consider in the design of your new home facade. There are many styles and colours to choose from in the standard range or you may choose to upgrade to enhance your street presence even further.
Included as standard to your garage is a double sectional overhead door, opening up into the garage and across the ceiling. You can choose from a range of standard garage door styles and colours.

WINDOWGLAZINGExpanses of glass doors and windows create lovely light filled spaces and can be a real design feature for your home. However, they can also be major contributors to the cost of your energy use by allowing unwanted heat gain in summer, and heat loss in winter.
Up to 40% of a home’s heating energy can be lost and up to 87% of its heat gained through glass. Double glazed windows and doors (sometimes referred to as IGU’s, Insulated Glass Units) are sealed units made up of two pieces of glass, separated by a sealed air gap and filled with argon gas.
The air gap acts as a thermal break between the inner and outer pieces of glass, reducing the flow of hot or cold air between the inside and outside of the home. These units also help prevent condensation from occurring inside the house when it is cold outside and warm inside and can help reduce noise attenuation by reducing the ability of outside noises to pass through the glass.
Depending on characteristics of your chosen block and design, such as orientation, window location and neighbouring homes, you may be required to include some double glazing to achieve your required 6 star rating. You can also upgrade to more units, either select windows or complete elevations to achieve further efficiencies and noise reduction.

Tiles form a huge part of the overall style of your home. There are many different styles which can be used over a range of different areas. Porcelain is a fantastic, tough and very durable product that makes an ideal floor surface. It is easy to live with, easy to clean and maintain and will look brilliant for many, many years.
Normal porcelain tiles are used in very high traffic area or areas where anti-skid properties are important. They can be made in matt or textured. Glazed porcelain tiles are the most popular type of porcelain tiles and are made by using a decorative and super hard wearing glaze (which can be matt or gloss) over the porcelain base. Polished porcelain is simply normal porcelain which has been polished.
Ceramic tiles are one of the most practical building materials ever made. They are very durable; dent, scratch, and stain-resistant and very easy to clean. Ceramic tiles are always glazed as they are fired at a lower temperature than porcelain.
They can be either monocottura (single fired), where the glaze is applied before the initial firing; or bicottura (double firing), where the tile biscuit is fired, and possibly decorated, before the glaze is applied for a second firing.
