Phase2 to start at StoneRiverValley
The construction of Phase 2 of the Stone
River Valley development in Paarl East is
due to start on 4 March and is scheduled
for completion in December 2013.
According to Imvusa Homes, developers of
the Stone River Valley development, Phase 1
of the development has already been sold out.
Sales in phase 2 are also progressing well.
Anewfeatureof thedevelopmentwill be the
creation of visitor parking facilities to allevi-
ate traffic congestionwithin thedevelopment.
Access to the development is controlled by
booms which are operated by residents cell-
phones as well as security guards stationed
at the guard house for non-residents. The
front entrance will be completed by the end
of April 2013 and the perimeter wall and elec-
trical fence have been installed.
A wireless intercom system has been in-
stalled and is operated using the residents ex-
isting Telkom landlines or cellular phones.
Although the developer is still in the proc-
ess of finalising all the security features, the
crime ratewithin in thedevelopment is virtu-
ally zero.
Acommitteerepresentingthehomeowners
hasbeenelectedbycurrentresidentsandthey
areresponsible for theday-to-dayaffairswith-
in the development. At present Phase 1 of the
development has 94% occupation, with the fi-
nal few residents due tomove in by the begin-
ning of April 2013. A number of existing resi-
dentshavealreadymadehomeimprovements
and most of the homeowners are improving
and maintaining their gardens well.
There are three types of houses to choose
from at present, each catering for different
needs. Selling prices range from R549 000
(three bedrooms and a garage) to R659 900,
which include all transfer and bond registra-
tion costs. The units are brick-built, have
laminated flooring, ceramic tiles as well as
aluminium windows and gutters.
The developer envisages a further price in-
crease later in the year and units at the cur-
rent prices are becoming very limited.
The developer has thus far built up a good
track record with all the major banks, the lo-
cal municipality as well as the National
Homebuilders Registration Council (NH-
BRC)whicharethemaininstitutionsthatreg-
ulateandmonitor theentirebuildingprocess.
The concept of security, lifestyle and great
value formoney that the developer has incor-
porated into the Stone River Valley develop-
ment, has successfully been achieved. Land-
scaping of common areas which include two
playparksandawalkingpathwillbecomplet-
ed during the course of this year.
The developer believes it will be very diffi-
cult for prospective home buyers to find any
comparison in the current market place. Pre-
vious projects completed by Imvusa Homes
of a similar nature to this development have
already shown phenomenal growth in the re-
sale value of those properties.

Welgevonden bucks trend, shows upward sales and price growth
Sales volumes and the average price of homes
inWelgevondenEstate, situated on thenorth-
ern fringes of Stellenbosch, continues to im-
proveyear-on-yearas theestatematures, says
agent Droeks Malan.
Last year about 81 homes sold here to the
total value of almost R130million 42%more
than the 57 units sold in 2011. The average
price is also up by about 4,8% to R1,6 million
fromR1,53million in 2011. This is also higher
than the national average nominal house
pricegrowthof3,9%asreportedbybondorigi-
nator, ooba, says the agent. The average gap
between the asking and selling price has also
narrowed to 3,7%.
Youngerbuyers, especially first timers con-
tinue to flock to the estate that offers a mix
of homes in amodernCape vernacular design
with trendy interiors, says the agent. Regard-
ed as one of the most secure neighbourhoods
in the country, residents enjoy stunning
viewsofthesurroundingmountainsandvine-
yards.Communal facilities includeparksand
play areas, walking trails and dams and new
shopping facilities within walking distance.
An affordable and secure lifestyle has been
the key driver of demand, says the agent.
Within Stellenbosch itself there is little on of-
fer at theR1million toR3millionmark.With-
in the estate, however, buyers have found ex-
cellent valueover thepast year.The strongest
demand remains at the entry level belowR1,5
million with the buyer profile comprising a
mix of first time home buyers and parents in-
vesting in accommodation for their student
children.Therehavealsobeenafewbuy-to-let
investors says Malan.
A mild improvement in mortgage finance
approval rates has also helped sales in the es-
tate according to the agent, but securing fi-
nance remainsachallenge formanywould-be
buyers. While a few full bonds have been
granted, the agent says that a deposit of at
least 10% is a prerequisite. Working with a
bondoriginator such as ooba, has also greatly
benefitedtheirbuyersthisyearastheirmulti-
bank application approach has improved ac-
cess to finance and has often secured a better
interest rate, especially for first time buyers.
The diverse range of property options on of-
fermeansthat there issomethingtosuitevery
buyer need and budget, says Malan.
Mid-market buyers can expect to pay
around R1,45 million for a three bedroomed
lock-up-and go, sold by the agent recently. At
the top end, a three bedroomed home with
modern finishesandextras suchasawinecel-
lar and storeroom, an outdoor entertainment
terrace with braai facilities and a garage, is
onoffer forR1,87million.Thehomeissituated
