Thepropertyownerhasadutytomaintainyourresidencetouniformcodesofsafetyforlandlord/tenantlaw.Therefore,BRMIhasprovidedyouwithWorkOrderRequestswhentherearelegitimaterepairs.Wewantyoutoreportmaintenanceitems.However,thereareitemsthatarethetenant’sresponsibilityandwehavelistedthemagain(pleaserefertothe5-pagemaintenanceaddendumformoredetailsonthelistbelow):

withvendorstohavetheheatworkingassoonasispossible.• Anemergencyisnotair-conditioning,non-workingdishwasher,sprinklers,etc.
Non-emergencies:
• Filloutatenant“workorder”requestform.Fax,mail,orbringtherequesttotheBRMIoffice.• Workordersareavailableinthishandbook,ontheBRMIwebsite,andintheBRMIoffice.• ABRMIrepresentativewillassignavendortocontactyou.• BRMIdoesnotgivevendorskeystotheresidences.• Vendorsarerequiredtomakeappointmentswithtenants.• Remember,thisisaNON-EMERGENCYitemandinmostcases,thevendorwillnotbeableto
makeanappointmentimmediately.• Failuretoshowatanappointmentcanmeanachargetoyou.Therefore,becertaintocallthe
BRMIofficeassoonaspossibleifyouareunabletomaketheappointment.• Ifyoudonothearfromavendororrepairpersonwithin1–2businessdays,calltheBRMI
officeandinformyourmanagementteamorastaffpersonthatavendorhasnotcontactedyou.
• ABRMIstaffmemberwillcontactthevendortofindoutthecauseofthedelay,andtheninformyouwhentoexpectthevendortocall.
• Afterarepairhastakenplace,ifyouhavetrouble,callBRMIandstateyouhadarecentrepairbutthereisstillaproblem.
• Recentrepairmeanswithinthelast60daysandpestcontrolworkmeanswithin30days.• Ifyoufailtoreportanunsolvedrecentrepair,andthereisfurtherdamageorexpense,you
mayberesponsibleforthecost,peryourrentalagreement.
Preventativecleaningtips
Cleaningtipswereincludedinthemaintenanceaddendumwithyourrental/leaseagreement.Herearemoretips:Cleaningiseasierwhenyouusea“preventativeapproach.”
• Alwaysputawayfoodandwipeupfooddebris.• Cleanpetbowlsregularlytoavoidattractingantsandotherinsects.• Donotallowgreasetobuildupinkitchens;useaspongeandsoapywaterregularlyoncounter
tops,stovetops,andhoodfilters.• Avoidcookingwithveryhighheat.Thiswilladdtomoregreasebuild-upandcausedamageto
appliances.Itcanalsobedangerous.• Avoidmildewbyventingroomsandbathroomsproperly,particularlyafterbathsandshowers.• Cleanbathroomtileorothersurfacesregularlytopreventthebuildupofgrime.

• Cleantoiletsregularlytoavoidbuildupofgrime,rings,andmildew.• Moptile,wood,andlinoleumtoavoid“dustbunnies”andthebuildupofgrime.• Donotusewaxonlinoleumortile.• Donotuse“cleaningproducts”ontile• Vacuumallflooringregularly,particularlycarpets.Thiswillsaveincarpetcleaningbills.• Regularlypickupdebrisandpetfecesinoutsideareas.
Additionalcleaningtips
Itisnotalwaysnecessarytopurchaseexpensivecleaningproducts.Vinegar,bakingsoda,ammonia,andsaltaresomeinexpensivecleaningproductswithmanyuses.Theyalsoarehelpfulforpeoplewhohaveallergiestocleaningproducts.Theycanbebetterfortheenvironmentthancommercialproducts• Airfreshener:
o Placeabowlofvinegarinthekitchenorbathroomtoabsorbodors
• Drainso Foragreatonce-a-monthdraincleaner,pour1/2cupbakingsodaintothedrain,follow
with1/2cupwhitevinegar--itwillfoam.Coverandletsit30minutesandthenflushwithcoolwater.
o Forstubborn,slow-runningdrains,pour1-cupbakingsodaand1-cupsaltdownthedrain.Followthiswith2quartsboilingwater.Letsit30minutes,andthenflushwithcoolwater.
• Tilecountertops:o Tocleanceramictile,wheremoldandmildewaccumulate,useacombinationof1/4cupbakingsoda,
1/2cupwhitevinegar,1-gallonwarmwater,and1-cupammonia.o Alternatively,regularlycleankitchensurfacesbyusingaspraybottlemixedwith½-cupvinegaranda
quartofwater.
• Glasscleaner:o Whenglass-cleaningproductsleaveresidueonbathroommirrors,mix3tablespoonsof

Whenyouare ready tomove, if youhavequestionsonhow toprepare your residence, please call yourBRMImanagementteam,anddiscussyourconcernswiththem.Wewantyourmovetobeapleasantandsuccessfulone.Thefollowingarethestepstotakeforyourmove.
Cleaning
o Havethepropertycleanthroughouttheinteriorandtheexterior.o Thisincludesvinylortilefloors,windowsinsideandout,windowsillsanddoorcasings,
mini-blinds,wipingoutdrawersandshelves,allappliances,sinks,toilets,bathtubs,showers,vanities,lightfixtures,fireplaces,removalofcobwebsinsideandout,etc.
o Tenantcauseddirtisnotnormal“wearandtear.”o Pickupdebrisandanimalfecesontheexteriorofthepropertyandplacetheminthe
propertrashreceptacles.
CarpetCleaning
o Carpetcleaningdependsontimelivedinthepropertyfornormalwearandtear,whetheryouhavehadpets,andalsoifthecarpetcleaningexceedsnormalwearandtear.
o Youwillbecharged100%atalltimes,ifyouhavehadpetsand/oryouhavesoiledcarpetsexceedingnormalwearandtear.
o Uptooneyear:carpetswillrequirecleaning.Tenantsincurchargesiftenantdoesnothavecarpetsprofessionallycleaned.Onetotwoyearsintheproperty,youwillbecharged50%ofthecleaningofnormalwearandtear.
o Aftertwoyears,thereisnochargefornormalwearandtear.However,thereisachargeforcarpetdamageandstains.
o DoNOTrentcarpet-cleaningmachines,usehomecleaningmachines,oremploychemicalcleaningcompanies.Onlyprofessionaltruck-mountedsteamcleaningfromareputablecompanyisaccepted.

Planescaperoutesintheeventoffireandinformeveryresidentoftheroutes,includingchildren Teachchildrenhowtouse911orcallforotherservices Alwaysmaintainareserveofbottledwater/drinksandnon-perishablefoodsinyourresidence,alongwithamanualcanopener.
Haveaportableradiowithplentyofextrabatteriesandtherightkindfortheradio Havetwoormoreflashlightswiththeextrabatteriesandfortherightkindtheflashlight Havelargelong-burningcandlesandmatchesavailable Haveanadequatefirstaidkitandreplaceitemswhennecessary Keepyourcellularphonecharged
