Why EIR?

5
► The importance of the EIR?
Our Experience over 6 Years on over 60 BIM Projects?
BIM has at some stage “Broken Down” (used for limited short-term goal)
WHY?
There was NO REQUIREMENT to participate, so some opted out There was some initial enthusiasm to get started Some parties did reap some benefits for themselves for particular stages But there was little overall benefit to the project and the client (employer) No Requirement = Little Overall Benefit
FAIL!Missed Opportunity

Why EIR?

6
► Do Clients really have to state their Requirements?
Shouldn’t the paid “professionals” know what to do? Don’t they already use “best practice” in producing information? Don’t they already collaborate and share information in such a way to
avoid unnecessary additional costs to the employer?
What’s the Problem?− Industry is predominantly “paper-based” (outdated practices in a digital age)− Industry is highly fragmented (different people involved at different stages)− Which one person is looking out for the clients interests from start to finish?
As a Client (the Employer) you need to be aware (BEWARE)− Don’t assume everybody knows what you want, or what they should do.− Ask for what you want (or you probably won’t get it).− Be specific. State the obvious.− Keep checking that people are giving you what you want.

► So What Can Employers Do?
Remember the GOLDEN RULE?He who has the GOLD – makes the RULES!
Employers are paying project teams for “Information” and a “Process” Ask for Better Information, a Better Process, to achieve Better Outcomes Employers may not be that interested in BIM itself,
but they should be very interested in what BIM can help deliver:
− Better Communication & Understanding− Better Analysis (structure / energy / cost / programme)− Better Information Workflows (reduced duplication of effort)− Improved Design Coordination (reduced waste & construction costs)− Improved Building Performance (reduced operation costs)− Improved Certainty (reduced Risk)− Better Information at All Project Stages

► What Do Clients Want? A building that suits their Needs (Scope) A building that suits their Budget (Cost) A building that suits their Programme (Time)
Quality Good Design (Business Image / People Welfare) Good Materials / Products / Systems (that will last) Good Performance (not expensive to Operate or Maintain)
Value No compromise of Scope, Time or Cost to achieve Quality No compromise of Quality to achieve Scope, Cost or Time
Certainty Cost, Time & Scope Effective Risk Management

► Achieving Quality & Value? Accept Traditional Processes with Reduced Scope or Increased Cost/Time Demand Improved Processes to Reduce Waste (Increased Value / Lean)
Waste (no value) occurs in all stages of Design, Construction & Operations Duplication of Effort Disconnected Workflows Uncoordinated Information Poor Communication Misunderstandings Abortive Work Re-Work Wasted Materials Labour Inefficiencies Delays Cost Overruns Disputes

What is the Problem?► Inefficiencies of current “Devices” of Building Information
Analogue (Paper-based) Outdated Practice Multiple Documents Manually Produced Manually Coordinated Duplication of Effect Abortive Work Excessive Checking Prone to Human Error Labour Intensive Costly & Time Consuming

What Do You Need to Know About BIM?► BIM is about Information - Information is An Asset
Reliable Building Information is Required for: Daily Operational Tasks Preventative, Reactive & Emergency Response Transactions (lease/sale & service charge) Building Analysis (performance improvements) Business Decision Making
Quality of Information Affects Performance & Outcomes
Information Should Be: Digital Searchable Accessible (easy to get to) Accurate (current and up-to-date)

What Do Employers Need to Know About BIM?►Build your Building Twice
1. Analyse, Test, Check and Make Mistakes “Virtually” in BIM (prototype)2. Then Build on Site, having resolved as many issues as possible (less waste)
Shift the Design Effort Invest more Time/Money in the early stages to get More Value later.

BIM Capability Assessments Do your team have the Skills? Do they have the Resources? Do they have the Technology? Can they get the required
Skills/Resources/Technology?
ARCDOX Enabling & Supporting BIM | Consultancy | Production | Support | Training
EIR | Employers Information Requirement
BIM Requirements► Beginning with the End in Mind What information (Data) do you want?
What are you going to do with all this data? How will you use it? Are you going to update/maintain the data? Or get others to do that? What format are you (or others) going to use to update/maintain data?
Native BIM Files (Archicad, Bentley, Revit, Tekla, Vectorworks etc) Federated Models (Navisworks, Syncro, Vico, etc) IFC Models (Industry Foundation Classes - open BIM format ) COBie (Construction Operations Building Information Exchange – Excel) Output Drawings (DWG, PDF, DWF, etc) Output Schedules (Excel, PDF) Output Specifications (Word, PDF) Output Reports (Word, PDF) Product Information Brochures (PDF) Commissioning Certificates (PDF) ETC

BIM Requirements► The Common Data Environment (CDE) Where are you going to store all your data? What is the format, structure & process workflows? (BS1192) Who will host the CDE? (Design, Construction, Operations Stage) Who will manage this data store? Who will have access to the CDE? How will data transfer from stage-to-stage, system-to-system? If you are procuring a CDE at any stage, do you have a specification?
(do you know what you are going to get?)

EIR | Employers Information Requirement
BIM Requirements► EIR - Driving BIM Objectives & “Good Behaviours”
Be clear in all communication that BIM Level 2 to PAS1192 is being used. Any appointments must allow time for model development before
executing work on site. All drawings/documents should, as far as possible, be derived from model Avoid duplication of effort – parties must share models (BIM Protocol) A pre-contract BEP (BIM Execution Plan) & BIM Capability Assessments
should be submitted with any tender (provide templates for consistency) IT Infrastructure to facilitate use of BIM on site, to be included in Prelims
(wireless connection, meeting room projection, etc) Submittals for approval, proposed alternatives, “shop drawings” to include
BIM. Drawings to be derived from BIM. Any changes made on site to be incorporated into model (to be defined) Project Documentation (commissioning certs, product sheets, etc) should
be cross-referenced to element ID in BIM

In Summary► EIR – Employers Information Requirements EIR is very important Set out requirements to drive “good behaviours” Be very specific about what you want (BIM Objectives & Use) Don’t assume BIM is common practice Make sure you get BIM as a “Process” as well as a “Deliverable” Its all about Information & how it is Produced, Managed, Exchanged
