the existing brick warehouse on the site provides a natural datum, dividing the lot into two unveven halves
in accordance with the neighborhood’s past, 3 buildings are added to either side at the existing warehouse scale
a large rectangle is laid down on top of the new buildings, hovering over the brick warehouse
the sides of the rectangle are alternately pushed and pulled to create anundulating facade
the adapted rectangle is then peeled apart in the middle and pushed to the edges, creating a void
the halves are flipped and stacked on top of one another

2200 McKinney is a mixed-use development located off of a planned pedestrian promenade that stems from Houston’s brand new BBVA Compass Stadium, the home of the Dynamo. Located in a former warehouse district/Chinatown, the 2200 development repurposes an existing brick warehouse on site into a restaurant/bar to host both residents and Dynamo fans. A grocery store is also located on the ground level to provide further convenience for the burgeoning neighborhood. Residences are located in the 2 large bridges overlooking the courtyards, providing breathtaking views for most units. Within walking distance to bars, groceries, and the new light rail, 2200 McKinney truly is “pitch perfect” living for Houston.

for the promenade and the development to succeed, there must exist a symbiotic relationship between the two; one must feed the other and vice versa. This becomes particularly important when the Dynamo aren’t playing. It is therefore integral to actively involve residents in the circulation around the site and provide ample opportunity for them to engage in provided amentites. The courtyards then become a theater, where residents are encouraged to take to their balconies and take in the movement, activating the facades of the building. Offsite parking means forces people to walk the sidewalks, and potentially patronize local businesses.
SIGHT LINES, RUNNIN THROUGH MY MINDwindows provide straight views through the
grocery store and into the intimate courtyard on the western side of the building. the court is also visible from smaller windows in the booths of the
restaurant
THE AQUARIUMlarge skylights in the bar encourage residents to
step out on the balcony and take in the action. who knows? one may spy a good reason to make their
way down to the warehouse

pedestrians after hours, though it is still open to residents
