Dear Acts Supporter,Acts Housing’s 2019 calendar year was record breaking. With and because of your support, we were able to help more families than ever before (183 in all) to become homeowners. These families typically save at least $100 monthly transitioning from renting to owning.
Helping families purchase and repair homes is only part of our job. The key to our work is making sure that Acts families thrive as homeowners, building stable homes for their families and becoming sources of strength on their blocks and in their neighborhoods. We are proud to report that at the end of 2019 less than half of 1% of our Acts Lending mortgage loan portfolio was delinquent. This is a testament to the strength of the families we serve and an indication of how much our alumni families value their homes.
Making 2019 all the more historic, late in the year we opened our first office outside of Milwaukee, in Beloit, WI. This five-year initiative in Beloit, which was years in the making, is fully supported by restricted funds from generous partners in the Beloit market, two commitments from long-time partner foundations, and earned income from our Beloit work. Our goal for that project is to help 150 families over five-years transition into homeownership in Beloit, improve conditions in two challenged neighborhoods, and coordinate the investment of more than $7.5 million into the purchase and rehab of homes. Early results have been promising, with our first family closing on their home even before our offices officially opened!
This is all to say, we are on an incredible roll. Because of your support, we have been able to assemble an incredible team that is ready, willing, and able to help significantly more families transition from renters to owners in Milwaukee, Beloit, and beyond.
We firmly believe homeownership should be available for all who are willing to work for it. Thank you for your support in turning that belief into reality.

Hector Rodriguez 2019 HOMEOWNER OF THE YEAR

Hector Rodriguez, 46, says the key to completing an Acts rehab is vision.
“I think that’s why this home sat for so long,” he said of his home on North 32nd St. “They couldn’t see what you could do with it.”
The scope of his rehab project was over $30,000 and the repairs are many: mold abatement, installing a new porch, painting and more.
“It was pretty bad when I bought the place,” he said.
The rehab project is getting the attention of the neighborhood.
According to a neighbor who has lived in the area for more than 30 years, the home sat vacant for six of those. They were overjoyed when they learned that the home was purchased.
Hector admits that being a licensed contractor has made the rehab easier and cheaper for him, but he has had to balance it with raising small children.
After losing his wife to cancer in 2018, Hector relied heavily on his older children to assist as he worked full-time and poured hours into the rehab project so his family could move in. “It’s not the easiest thing to do,” he said. “I’ve got Jesus in my heart. He gives me strength.
Now that Hector’s family has settled in, the focus has shifted to the yard and landscaping. This homeowner’s pride is evident on his block and in the community.
Monica and Rayford Jackson, both Milwaukee natives, had a well-deserved celebration when they closed on their home in Milwaukee’s Harambee neighborhood.
The couple had worked with Acts’ Homebuyer Counselors for three years to get themselves ready to purchase. However, the home they closed on isn’t just any home: it’s a family heirloom. The home belonged to Rayford Jackson’s grandparents.
When the home went into foreclosure with the city, the couple was able to occupy it through the City of Milwaukee’s lease-to-own program. Working with Acts gave Monica and Rayford an opportunity to bring it back to the family.
“Now no one can take it from under us,” Monica said.
The couple worked hard to receive pre-approval for an Acts rehab loan of $40,000 to help with the cost of purchasing the house outright, and the rehab project ahead of them.
“The roof was always a major issue,” Rayford said. He said he wasn’t surprised about anything listed in the scope of work, the list of necessary repairs, for the home. “We’re ready to take on the projects without any hindrance,” Rayford said.
The decision to purchase the home was spurred by their children, who at the time were 7 and 8 years old. “They’ve been in the house all their lives,” Monica said.
“We want to leave a legacy. It’s nice to keep it in the family.”
The Jacksons successfully finished their rehab project in fall of 2019.

Our second homeAcross the United States, rental costs continue to rise, but incomes have not kept pace. The weight of high rental costs falls heaviest on the shoulders of individuals and families with low incomes. A 2017 Harvard University study demonstrated that the median renter in the bottom income quartile spent 60% of their monthly income on rent, and was left with less than $500 per month after paying rent.
By contrast, Acts families spent only 23% of their income on housing in 2018. Acts’ proven model of affordable homeownership for low income families is more important now than ever before, in Milwaukee, and across the nation. That is why, after much deliberation and due diligence, Acts was proud to announce the launch of a five-year initiative in the City of Beloit, Wisconsin in 2019. We received a warm welcome from Beloit residents and community supporters as we celebrated the opening of our office on September 21 with a picnic at Riverside Park.
Thanks to generous support from the Hendricks Family Foundation, Stand Together, Beloit 200, and The Lynde and Harry Bradley Foundation as well as other foundations, corporations and individuals, the five-year Beloit initiative is fully funded, which allows Acts to focus on program implementation and impact.
By the end of 2019, three Beloit families had reclaimed city tax foreclosures in the Hackett and Merrill neighborhoods, and were diving into home rehab projects. Our goal over the next five years is to help 150 families transition from renters to homeowners. With strong partnership from the city, community organizations, and residents, we believe this is an achievable goal with a long-term positive impact on Beloit.
