HISTORIC DISTRICT AND MATERIALSThe project site is located at the convergence of the historic Uptown Arts District and the Elston Historic District. Any new building should complement the district. Designing a building within the historic district requires consideration and sensitivity to the place and proposals should:
• Respect the design character of the nearby historic properties.
• Not attempt to make a new building look older than it is. The copying or exact replication of architectural styles or specific historic buildings is discouraged. A contemporary interpretation of local architectural styles seen historically can be very successful.
• Maintain the setbacks and alignments of buildings in the surrounding context. A new building should align with the block setbacks of nearby historic buildings.
• Utilize horizontal alignments, such as cornice heights, storefront heights and the relative alignment of windows and moldings to create a complementary scale and visual compatibility, even if the new building is larger than nearby buildings.
• Take special care to ensure the new building relates at the street level to the general context of the district.
• Strive to relate with the existing context through compatible materials, colors, textures and design features.
• Reuse the historic station façade on south side of the building as illustrated in the massing studies. The façade of the previous train station on this site is considered a historic resource that must be incorporated into south façade of the new building and be accessible to the raised platform level.
Incorporating the Historic Station Façade• The original Michigan City Train station building had a historic terracotta
façade that will be dismantled and stored for future use and installation along the south side of the new NICTD garage. The construction of the new station façade will need to comply with the standards and guides for the installation, and repair of terracotta façade.
• Details of the approval process by the Historic Review Board are provided in the RFP.
