Construction Cost Estimation:- Drawing verification Receive all
the drawings from client Crosscheck all the drawing for any
discrepancy. Quantity workout Calculate the quantity of all the
civil works. Workout the raw material required for the same. Amount
finalization Summarize the material detail calculated with material
and labor rate for the same. With some contingency we have the
amount of the project. The payment with the Material/Service
received is also very important factor in the project. One has to
perform the check that there is no double payment for single entry
of material / service has made. By this one can protect the company
from possible loss and sometime it is found that this kind of
mistake has been done intentionally and in that case fraud

Project Audit reports:- The Audit reports can be generated at
regular interval to measure the health of the project. The regular
interval varies from weekly, Monthly, yearly or all of them,
depends on the client requirement. Since marketing of the project
is not within the domain of project audit, the managements
co-operation in sharing the details of cash flow pattern is also an
essential requirement. The Audit can be of various type:- -
Contract Audit (at the starting of the project), - Financial Audit
The payment to the subcontractor can be controlled with help of
this audit. The total expense track can be monitored with regular
audit of this kind. (at intermediate and at the end of the project)
- Material consumption Audit The quality of the work, Theft of the
material and fraud of the supplier can be tracked. (at the
intermediate and at the end of the project). - Quantity of work
done Audit To monitor the project status with respect to the total
project and to support the expense level it is required (it
requires at regular interval and at the end of the project) etc..

Example:- If the remaining material(Brick) brought on site is
found to be more after audit. The conclusion drawn are as mentioned
below, The contract is with material and company does not have to
pay for material separately The contract is without material and
company have to pay for the material separately The material
consumption is Low. The wastage of material is Low The contractor
falsely claim more material bill so the chances over payment to
him. The quantum of work done is not as per drawing. The different
situation analysis is heavily dependent on which type of contract
you are in with contractor or which condition is mentioned in the
contract. The detail study of the contract and provide the
loopholes in it is the main purpose of this audit. The problem
analysis is heavily dependent on the contractual conditions. One
example is as shown below, The Monetary control over the contractor
is weak in this case. The work done is of inferior quality.

contractor. By keeping the record one can provide a balance
situation between the contractor and the client as none of the

Material Audit: The basic purpose to perform Material audit is
to synchronize between the material Received on site, Material
consumed in work and Remaining material available on site.

Quantity Audit: This Audit is performed to cross check the
actual quantum of work performed on the project and the status of
the project with respect to the total quantum of work. If only this
audit is performed the purpose of the same would be to know the
remaining quantum of work and on that basis the remaining expense
and time required to complete the balance work can be ascertained.

S-Curve Analysis In any project one must have an idea about the
final product. One can finalize the practical duration with keeping
in the mind the economy of the same. The S-curve is the diagram
representation of the cumulative cost vs. time relationship for any
project which serves as the base line to track the health of the

Critical Path analysis Def.:- It is the longest logical
sequence in the network analysis method and any delay in this
activities can delay the project by the same time or more. By
knowing CP one can minimize the possibility of delay of the project
by active controlling of the critical activity. 16

Bills Generation and cross check: This would require the
working drawings of the work, taking the actual measurement on site
and match with the drawings, study of mutual agreement between the
owner and the contracting agency regarding rates periodicity and
mode of payment. Quality Assesment: This would require the working

to site. Project Management Consultancy (P.M.C.): Project is a
common goal for which different agencies work in a concerted way.
The main and most difficult task of a project manager is to
identify different tasks in terms of area of expertise, time of

different agencies suitable in terms of expertise; resource and

Maintenance Consultancy: Since behavior of a structure is just
like human body, it requires periodic maintenance. Timely
maintenance of a structure would not only enhance the comfort of
end users it would ensure longer life of the structure also.
Periodic maintenance is required because the components of the
building fail earlier than the designed life of a building. The
designed life of a composite structure building is @ 70 years,
whereas the plumbing fails within 12 to 15 years, electric wiring
fails within 20 years, paint fails every three years, water
proofing fails every 5 years, so on and so forth. Unfortunately
there are no gadgets available in India for detecting the faults in
civil structures. It is done by means of close observation,
educated guess work and years of experience to advise the customer
in such matters. In fact it is more difficult than new work. 18

Management Information System (MIS): Information System:- A set
of interrelated components which collect, process, store and
distribute information to support quality decision making and
control in an organization. This exercise involves a periodic
glance at fundamentals of the project regularly. It involves
visiting site, taking stock of quantity of works, material on site,
projection of balance work and resource requirement. This exercise
differs from the project audit in that it does not contain any
recommendation. It is left to the discretion of the management to
decide future course of action. The MIS is specially useful in
Planning, Controlling and Monitoring of the progress of the work
and to take preventive measures in time. 19
