You shouldn’t be afraid of a listed building. I am always surprised at the amount of buyers
who shy away from buying a listed property simplybecause it’s listed. In older parts of Liverpool thereare lots of listed properties. Gateacre village has themost listed buildings within its small square footage,of any small village in Britain. So if you buy one ofthese buildings what do you need to be aware of?
If a building is listed this usually means that youwill not be able to alter the exterior of the building inany way without going through a rigorous andexpensive planning process involving not only theusual planning office, but also a conservationspecialist and in some cases, English Heritage.Contact your local planning office and speak to theconservation officer and engage a property consultantand an architect who specialises in listed buildingrenovations, or who have had plenty of experience indealing with these types of projects.
Maintaining a listed building means matchingexisting finishes and materials and this can add toyour maintenance bills, so this would need to befactored into your running costs budget. Internalalterations may also need permission. Most listingsare Grade II and do place certain restrictions on theowners and therefore owners need to have somesympathy with the building’s history, but owning alisted building need not be any more onerous thanowing a non listed building.

Whichever service you decide to use youragent should advertise the property and conduct
viewings. They should also reference any applicantsto ensure they find a suitable tenant. The agentshould then prepare a full inventory and tenancyagreement.
If you decide to use a tenant find only service it isusually just a one off fee that is paid to the agent,however when the tenant moves in to the propertyyou are then responsible for everything and you willnot have any assistance from the agent. This may bedifficult, especially if you are moving out of the areaand you haven’t let out a property previously.
If you decide to use a fully managed service theagent would usually deduct a percentage of the rentcollected each month and a set up fee for each newtenant placed in the property. By using a fullymanaged service the agent will be fully up to datewith all current legislation and ensure that correctprocedures are followed. They will then collect therent for you and chase arrears on your behalf, ifnecessary. They will also know the correct legalprocedure if a tenant does need to be served aneviction notice or even worse, legal action is required.
It may seem like a good idea initially to use the thatyour property is in good hands whilst you are away.

Following a four year “sabbatical” in Paris, Garry Christian reunited with the band thatbears his name in 1999 and, to the delight of fans, has been performing with one ofLiverpool’s most critically acclaimed groups ever since. The band which produced chartsuccesses such as “Harvest for the World” will return to the Philharmonic in September.Ahead of the gig lead singer Garry discussed The Christians’ musical journey.
You play a real cross-section of venues.How much consideration goes into theparticular arena?We just like playing. In a way it could bedetrimental to our profile but I just believe inplaying. If somebody wants us to play thenwe’re going to play, whether it’s a little pub inthe middle of nowhere or someone like thePhilharmonic Hall.Do you always look forward to playing inLiverpool?Well Liverpool’s my home town so it’s a greatplace to play. Ever since we started people herehave been coming to see us. We’re very relaxedabout it all now. Twenty years ago it was allabout the pressure of doing great performances,so that got in the way of the show and got in theway of us enjoying ourselves on stage. It’s greatnow because we don’t have people at the backwith their little black books. We don’t reallycare. We just do our thing and peopleunderstand that.Considering the impact of The Beatles,do Liverpool bands have to work thatlittle bit harder than other acts?I don’t know. I always refer to The Beatles. Myolder sister Pam had all The Beatles’ stuff. Sheeven went out with John Lennon for a fewweeks in the early ‘60s. It’s kind of like they’vebeen with us all my life. Thank God that theycame from Liverpool because I don’t think theywould have been The Beatles if they hadn’tbeen from Liverpool. I’m very proud that theywere from Liverpool.How old were you when you andyour brothers were becoming interestedin music?I started singing when I was 12. There was somuch music in the house all the time andyou just find yourself singing along. It was agood upbringing musically. Even though Iwasn’t classically trained it was just great to
listen to various types of music from an earlyage. I wanted to sing and that was that.Nothing was going to stop me.What’s the situation with the next album?I always say “it’ll be in a few months”. Thatstarted about three years ago! Time justseems to get in the way and other thingscome up. We’ve got the tracks but we’re notsigned to a label and we’re kind of gladabout that. Things have changed so muchover the years. I don’t even know what recordcompanies do anymore. It used to be a threealbum plan where they develop the music,get you into the studio and pay foreverything. These days it’s like a kind ofconveyor belt. I don’t like the way it worksthese days. I just see a record company aslike a bank. That’s why we’re doing a lot oflive work.You lived in Paris for four years. What wasthat experience like?That came about in the summer of ’95. Wewere getting together to work on our fourthalbum and I had this thing in my head that Ididn’t want to do it with these guys anymore -not for a while anyway. I just wanted to go offand do my own thing for a bit. I left for Parisand the others carried on with their thing.That went on for four and a half years. A guycalled Pete Murray asked me to come out andrecord an album which I was really excitedabout. I had a lot of songs that I didn’t wantto give up as Christians’songs and went outthere and just had a great time really. I cameback at the end of ’99 and we decided to put atour together. It was 32-date tour and it soldout, so we thought there’s life in the old dogyet! Basically I haven’t stopped since.Are you happy with the way thingsprogressed?It could have been a much bigger careermaybe if I’d lived in London and been at the
centre of everything and all that kind of stuffbut it’s not my thing really. I’ve just beenhappy doing what I’ve been doing. I’ve gotkids and there’s been a nice balance in mylife. My eldest son is playing saxophone anditching to have a little spot with the bandwhich is really great. My daughter Pippaplays piano and she’s just been taken on by amodelling agency. Things are panning outreally well for the kids and I’m really happyand relaxed and just carrying on doing what I do.Could you pinpoint the proudest momentin your music career?Probably meeting Paul McCartney! Thecircumstances were tinged with sadness but itwas great to meet Paul and for him to bearound the microphone in the same booth.For me he’s one of the greatest eversongwriters. He was just there being anordinary guy.Even The Beatles have their detractorsbut The Christians seem to beuniversally liked and respected.Do you get a sense of that?I think it’s because we’ve stayed out of thelimelight. We never got into that. We have aheart that beats in the Christians. We do carereally, without being soppy about it. I feelthere is a lot of respect for us and I love that.We didn’t play the game of the recordcompanies. We stayed ourselves and westayed in Liverpool. We didn’t go and do allthe partying because I just find that totallyboring really. Probably that’s why we weren’tbigger than we should have been.

Firstly I would suggestthat you lay a wooden floor in the conservatory. Then tocompletely extend your living indoor space outside, I wouldsuggest if possible, having your deck built as the same levelas the floor indoors. Visually and physically this will join thetwo areas perfectly enhancing your living space inside andout!
� We are expecting our first baby later in the year, we don’t know if we arehaving a boy or girl as yet, but would like to turn one of the bedrooms into anursery. We would like to decorate one wall with a wallpaper, and would like adesign that is quite unusual which the baby can appreciate as they get older.Could you point us in the right direction?
� A couple of years ago we invested in a contemporary L-shapedItalian orange sofa, for our city centre apartment. We are now inthe process of redecorating the apartment and would like to buysome cushions for the sofa. Could you give us some suggestions onwhat kind of cushions you would consider would look best onsuch a contemporary sofa?

f Nick Stott had wastedvaluable student hourswatching Neighbours or
Bargain Hunt instead of Homesunder the Hammer then hisfuture may have been somewhatdifferent. But rather thanemigrating to Australia andbecoming a famous antiquesdealer Nick learnt wisely fromhis choice of daytime TV andowned four houses in Wavertreeby the time he had finisheduniversity.Nick, from HOMEsure Ltd,suggested Neighbourhood forlunch as he is already a fan andbased just around the corner.He said: “The atmosphere atlunch time is great, it’s alwaysbusy and buzzing with peoplemeeting to catch up - and thepizzas are fantastic.” In agreement about how goodthe pizzas are at Neighbourhoodwe both decided to go forsomething we hadn’t triedbefore. Nick chose ManhattanEggs and I had salmon and redpepper potato cakes. Both arrived with toastedciabatta and a drizzled salad.My potato cakes managed to bequite light in texture but alsofilling; flakes of poached salmonwhipped with summer herbs,peppers and finely gratedpotato. They were browned justenough to have a slight crunch.
Nick was pleasantly surprisedthat there is now somethingmore than pizza to be temptedby at Neighbourhood. HisManhattan - scrambled eggswith cream cheese and smokedsalmon - was lifted frombreakfast to lunch with theaddition of tiny pan-fried newpotatoes. “Gorgeous!” heconfirmed.Managing Director ofHOMEsure, which covers sales,lettings and propertymanagement, Nick has relocatedto Woolton Road after five yearsin Wavertree. He said: “Thegrowth has been organic. We’vereally benefited from word ofmouth recommendations sinceI started the business.” Nicksaved up a deposit for his firsthouse when he was in his secondyear at university. “It justsnowballed from there,” he said.The business is now made up ofa team of four with the additionof in-house solicitor andmortgage adviser. “We haverecently introduced aninvestment partnership too,”said Nick, “so that people whodon’t have any direct experiencein property management orrenovation work can getinvolved and learn more.” Nick’s experience in recentmonths is of an optimistic andbuoyant market. He said: “There
is no problem with supply anddemand, only mortgage lenderswho are still being too strict.People have the necessarydeposits and a good credithistory and are still finding itdifficult to secure a mortgage.”In an effort to free up cash forclients at the point of a saleHOMEsure is currently halvingits fee to 0.5%. ‘Rather thancompromise on the price toomuch we are helping them bysaving on estate agency feesinstead’ said Nick.And even when he’s not in workNick’s time is taken up withproperty. He said: “I loverenovating houses and my
weekends for the next fewmonths will be taken up withmy latest purchase.”Surely he must sometimes wantto escape from bricks andmortar? “Well, I do play bluesguitar when I get the chance” hesaid. A rugby league fan (histeam is Wigan Warriors –despite coming fromWarrington) Nick also enjoysafternoons with his dadwatching them play. “That, andspending the rare free weekend Iget with my fiancée at ourholiday home in Cumbria, aretwo ways of getting me out ofthe house and away from work”he said.
