The government is investing more than£400 million into a housing scheme whichwill mean up to 2,200 first time buyers inthe north-west can access affordablehome ownership.

Homebuy Direct is an equity loan, freeof charge for an initial five-year period andcan be used as a deposit. The loan cancover up to 30 per cent of the purchaseprice and will be part-funded by thegovernment and the developer.

Thirty-five developers have agreed tooffer the scheme, which will also supportthe house building industry by identifyingbuyers for their new homes.

First-time buyers whose householdincome is under £60,000 will be eligibleto apply for the Homebuy Direct schemefrom early 2009.

Plus Housing is the Homebuy agent forthe north-west and the first port of call forbuyers wishing to apply for an equity loan.

Ben Clay, head of home ownership atPlus Dane Group, said: “HomeBuy Directprovides choice across a range oflocations and property types and isavailable to a broad range of customers.The product is not restricted to first timebuyers or key workers and other groupssuch as previous home owners who haveexperienced a relationship breakdownmay also be eligible.

“We’d always advise anyone interestedin any of the HomeBuy initiatives to checkwith us to see if they’re eligible, as peoplesometimes assume they would not bewhen, in fact, they are.”

John Kerr’s firm of chartered accountants hasbeen pleasantly surprised at the success ofits recent two day VAT clinic initiative.

Following the Chancellor’s surprisereduction in the rate of VAT to 15 per cent,the West Derby firm knew that its clientswould need help with overcoming thepracticalities and problems this posed.

Within two days of the change beingannounced, the firm was proactivelycontacting clients and interested parties withan open invitation to come along anddiscuss the issues face to face at the officeson Eaton Road. Salt gets a bad press these days for itsimpact on our health, but in earlier,happier times, salt was used as apreservative for meat and foodstuffs and,as the precursor to the fridge freezer, wascertainly less polluting in the pantry.

Nowadays, it also has some handy usesin the home, as an alternative to thenumerous and costly items on sale thatpromise household cleanliness at theexpense of the earth.

A versatile mineral, salt provides ananswer to many domestic dilemmaswithout creating an enormous carbonfootprint. Sourced from mines or fromwater, it arrives in basic packaging in ourshops and emits very few greenhouse gasesin its production, as compared with otherdomestic cleaning agents.

Try these ways to clean with salt...

Cleaning chopping boards – Sprinkle saltonto board, scrub vigorously then rinsewith hot water for a germ free finish.

Stain removal – clean coffee and tea stainsfrom china by rubbing with salt.

Cleaning oven spills – sprinkle salt on spillson oven floor to prevent smoke and odourand make it easier to brush away spillwhen oven is cooled.

Getting rid of brown spots from bottom ofthe iron – put some salt on waxed paperand rub the iron across, then polish lightlywith silver polish.

Cleaning dishes – if you run out ofwashing up liquid, add a tablespoon ofsalt to the water and rinse well afterwards.

The highlights of Liverpool’s new architecture are to beshowcased in a specially-commissioned film on the city’sbig screen.

The buildings featured include the FACT centre, LiverpoolArena and Convention Centre and the Unity tower, as well asthe rebuilt Bluecoat and the eco-friendly St Francis of AssisiAcademy in Newsham Park.

The film has been put together by students at LiverpoolScreen School, part of John Moores University, andhighlights the buildings with images and conversations withthe people who use and admire them.

The daily screenings coincide with the exhibitiondedicated to Le Corbusier, one of the pioneers of modernarchitecture, which is currently on display at the MetropolitanCathedral until 18 January.

The young film-makers were supported in the project bycity-based architects Austin Smith Lord. Partner AlistairSunderland commented: “Liverpool is renowned for its greatarchitectural heritage. It is only right that in this year asEuropean Capital of Culture, we should celebratecontemporary Liverpool architecture in this way.”

The auction managerAnnette Shelley could be said to have begun her careerin property quite by chance. Her current role is auctionmanager at Smith and Sons, a company of propertyconsultants providing regular property auctions. Annetteorganises auctions, liaises with vendors and purchasers,prepares the auction catalogue and oversees the new“introducer network”. This is targeted at estate agents,solicitors and lenders, aiming to introduce auction as analternative method of sale. The next auction will be heldon 27 January 2009 at The Village Hotel in Bromborough.

How did you get into property?I moved to London from Liverpool and was temping whenby chance I saw a P.A job advertised at John D. Wood, theproperty consultants, and got the job. My employer wasfrom Liverpool so I think that gave me the edge! I movedback to Liverpool to work on the Daily Post and Echo andwas responsible for property advertising, having contactwith estate agents and the property sales team. One ofthe team was setting an advert for Smith and Sons, whichI thought would be a good career move.

I didn't get where I am today without knowing...…Sometimes you need to take risks and extend yourcomfort zone by accepting challenges.

Best piece of advice anyone’s ever given you?The hardest thing about any job is starting it.

What’s on the walls?The carpets are cream and so I’mgoing to putting together a canvasusing my own photography of theocean in Bermuda, where I havesome relatives, and from my travels.

Tell us about the bedrooms…The master bedroom is decoratedin similar colours to the maintheme and it’s really luxurious, withgold curtains and gold and brownsilk on the bed and for the scattercushions. The second bedroom isdecorated in teal and turquoiseand it has a lovely ocean theme.

And the kitchen…I have a grey slate floor, and all theappliances are integrated which isjust brilliant. It’s really well designedand there’s loads of storage. Mynan was fantastic and helped mechoose the apartment, and treatedme to all new appliances inchrome and black as a gift formoving in, as well as somefabulous diamante-encrusted ovengloves!

What’s your bathroom like?It’s all tiled in mosaic style tiles, inblack, white and grey, and I have ablack candelabra in there so it’s abit glamorous! My dad is reallygood at D.I.Y and he made me agorgeous mirror feature with tinymirrored tiles in the bathroom; he’sbeen such a fantastic help.

Are there gardens for theproperty?Yes, there are some secludedcommunal gardens outside and setback from the road. There’s alsoyour own parking space, and room

for visitors to park which isexcellent.

The location is perfectactually for frequentbuses into the citycentre, and it’s not farfrom Allerton Road orCalderstones Park orSefton Park, and soyou do have the best

of both worlds here.

What’s in your living area?I have a two-seater and a three-seater cream leathersofas, and I’ll be getting some cut glass lamps I’veseen in Laura Ashley which are beautiful. I don’t have a dining table and chairs yet so that’s my next job;I’m thinking of getting a glass-topped table or a tablewith a glass panel in it which I’ll put right under oneof the windows.

How is it laid out?It’s all on the ground floor of thebuilding and the hall is a quirky,unusual shape, enclosed withdoors leading off from it.

What’s your theme?It’s really light and airy as it’s allbeen freshly decorated in neutralcolours, and I wanted to make themost of that. I’ve got lots of mirrorseverywhere and crystals and glass,with small chandeliers for lightingand crystals on the curtain poles. It’s really gorgeous, and it’s all inshades of gold, cream and brownwith silk and satin scatter cushionsand lots of sequins.

I am ready tomake my purchase but am afraid that it may be too big for the room.Could you explain to me how to draw a scale plan of the room so I canbe sure that I am making the right decision?Drawing to scale is just a matter of careful measurement. First measure everywall in the room, making note of all doorways, fireplaces etc. Next simplytransfer the measurements onto graph paper. You may find it easier and moreaccurate to do this using a scale rule. When you have drawn your floor plan, ona separate piece of paper you can repeat the same process. Measuring all theexisting furniture in the room and plot the dimensions of your new sofa. I would then carefully cut out the various shapes of the furniture and playaround with different layouts on your floor plan. This is a really good process tomake sure that your sofa will fit the room perfectly, and will avoid you makingany costly mistakes in the sales.

Q. I own a small property company and haverecently finished building a couple of new housesfor sale. I’m finding it hard to sell the houses on, soI’m considering renting them out for a short time. I am registered for VAT and I reclaimed the VAT onthe materials etc used in building the houses. I’veread somewhere that renting the houses out couldcause VAT problems have you anything to suggest?

A. This is becoming more and more of a problem with thecredit crunch. Many developers are considering letting outrecently built properties while they wait for buyers to re-enter the market and prices to stabilise.

Unfortunately the VAT recovered by you while you builtthe houses could be put at risk of having to be repaidbecause of the VAT exempt rent received from the shortterm let. H M Revenue & Customs are aware of theproblem and appear to be actively policing the buildingsector in the hope of recovering large amounts of VAT.

Q. Is there anything that can be done to minimisethe potential VAT loss, I have reclaimed manythousands of pounds on materials etc?

A. As with all of these problems it is important to takeprofessional advice from an accountant experienced inVAT matters and certainly before you begin to rent out theproperty.

We have assisted several businesses to find a way aroundthe problem. With suitable advice and a properlystructured reorganisation it is possible to avoid yourcompany having to repay the VAT it reclaimed on thebuild whilst the property is let in the short term.

Breaking into the catering world is a tough job for any aspiring chef but making a name foryourself at just 22 by gaining a Michelin star was unheard of until Aiden Byrne arrived on thescene. Learning his craft alongside some of Britain's finest chefs in top notch establishments such as The Dorchester, the Liverpudlian has gone on to achieve acclaim for his innovative andtechnical approach to cooking and modern take on some classic combinations. This month heleaves his post as head chef at The Dorchester’s Grill restaurant to concentrate on his ownventure closer to his roots at The Church Green pub in Lymm.

Do you feel coming from a councilestate in Kirkby made it harder for you to succeed in your career?It actually made me more determined to succeed. It probably affected myconfidence a little because mycontemporaries came from middle classbackgrounds and had the financialopportunities I didn’t have access to, but that just added an element offrustration and made me push myselfharder. And when I get in the kitchen myconfidence comes back because I’m inmy own little domain and that’s where I do what I do best.Where did you learn to cook?After I left school I did a City and Guildsqualification at Knowsley Central TertiaryCollege in Roby. Back then catering was a subject kids did if they weren’t doing well at school but I was there because I had fallen madly in love with cooking.While I was studying I spent weekends and holidays working in Stanneylands Hotelin Wilmslow for free. That experience wasfantastic for my development because I practised what I learnt at the hotel back at college. We were being taught how toturn potatoes once and because I hadlearnt how to do it at the hotel all my classmates asked me to do theirs for them –which I did charging 5p per potato.What did you take from your time at The Dorchester?The Dorchester propelled me into an area I didn’t think I would be for a long timebecause it helped to raise my profileenormously and generated a lot of mediainterest in me. There was scaffolding up forabout eight months while I was there andthey attached a 20ft promotional poster ofme to it, which obviously gave me a lot ofexposure. I don’t think the publishingcompany who approached me to write abook would have done that if I hadn’t beenat The Dorchester, so it definitely gave memore opportunities. What’s your signature dish? It’s difficult to create a completely new dishbecause most things have already been

done. Food is married in recipes becausethe ingredients complement each other so it makes sense to stick with tried and testedcombinations. What I do is create my owninterpretation of a dish and there’s plentyI’ve done already. One of my favourites isBeetroot Gazpacho with Vodka Jelly, whichis a chilled beetroot soup that I serve withavocado and lime sorbet.You’re becoming a bit of a celebrity, doyou think the media focus on celebritychefs helps people understand moreabout food and gets them involved in cooking?My book is basically a story of how farBritish catering has evolved in the lastseventeen years, which is the time I’ve beenin the industry and I believe that has a lot todo with television. People watch celebritychefs and they begin to feel more confidentwith their own cooking which in turn makesthem more willing to experiment. There is somuch more information out there for peoplewho are interested in cooking and televisionis a much more accessible way to learn. What did winning the Michelin star mean to you?It means a hell of a lot to me personally but at the same time you're being publiclyrecognised for your talent, which is a greatfeeling. When I got my first one at 22 Ireceived it at a ceremony at The Savoy,which was amazing. I was surrounded by all my heroes, chefs whose books I'dbought in the past. Brian Turner presentedmy award and said that I'd achievedsomething that he and most of the otherchefs in the room would never have dreamtof at my age. That was so overwhelming forme; I had tears running down my facewhen I went up to collect the award.What do you hope people get from your book, Made in Great Britain?Maybe to gain a sense of pride in Britishproduce by becoming more aware of whatwe have here and sourcing it and using itmore. In a way, to do what I've done withthis book, for them to get out there and findthe people who are offering this amazingproduce. We have some of the most

fantastic, beef and pork available to us buta lot of it is what's now referred to as rarebreeds and it shouldn't be. Before the warswe were far better eaters but after rationingbrought about the need for increased meatimportation we've come to rely on sourcingproduce from abroad when we should bemaking use of the offering we have here. What would you cook for someone you really wanted to impress?Roasted loin of veal with lobster tail, redapples and potatoes because it's acombination that works really well and themain ingredients are both very luxuriousfoods. It's just a combination that I reallylove and I know would work to impress.What are your plans for The ChurchGreen pub and are you intending to open a restaurant in Liverpool in the near future?I want to separate the bar and therestaurant here in the pub and utilise therooms upstairs to turn it into a bit of aboutique hotel. I really want to make sure I do it well and I'd imagine that'll take mearound two years, by which time I'd like toopen up two or three more restaurants inthe area. When I find a suitable site I'll opena restaurant in Liverpool because I'd love to be the first restaurateur to get a Michelinstar in the city, as it's never had one. So that would be a bit of a dream come truefor me.

When did you get into shooting?I first went shooting about ten years agowith some friends for the day, and wedrove jeeps and mini-diggers as well. Iremember taking to it straight away, andsince then I’ve been a good few times. I’llgo with some mates I know through workand we’ll have a bit of a competition andsome lunch and a few drinks afterwards.

Why do you enjoy it?When I played football Iwas the goalkeeper so Iwas singled out, and Ithink I like that aspect ofit. It’s also somethingyou have to focus on to

get right, and I like thepressure.

Do you ever shoot live game?No, I’ve never done that and I wouldn’t do that really.

Does it get expensive?It would if you bought all the gear, but Idon’t have the time to go every weekendso I just hire what I need when I go. Sayingthat, I do have my own shooting jacket.

When do you go then?It’s nice at different times of year. Just atthe moment it’s quite chilly, but I like to bewrapped up and to go into the woods forthe day. I’d go once a month if I had a bitmore time.

What’s the secret to doing it well?I’ve always had good hand and eye co-ordination, and you need a steady grip.

What’s your favourite venue?Catton Hall is great, and I have been tosome other places as well, but Catton Hallserve a nice lunch.

What’s your favourite clay?There are so many, and some are a lot

easier than others, but the onesthat fly across really quickly arethe hardest to get, but the most fun.

What’s your best score?Just today, I’ve scored 21 out of25, which isn’t bad! Some ofthe shots were said to be hardto get too. I think I’m just a natural!

Is it a break from the office for you?It’s a bit like work in that you

need to be focused and determined andget your aim right, but it’s also a rest fromthe office, as you couldn’t do that in here.

There's an extensive range of versions tochoose from, petrol engines are thefamiliar 1.25 and 1.4 or an all-new 120bhp1.6 Ti-VCT, and the diesels 1.4 and 1.6TDCi units, including the specially-modified1.6 TDCi Econetic, which emits just98g/km of co2 and it’s road tax-exempt inthe UK.

Levels of trim range from entry-levelStudio through to sporty Zetec S.

The new Fiesta is 40kg lighter than theoutgoing model, despite extra sound-proofing and added safety features, andthis helps to make it much more fun todrive than the rather disappointingoutgoing model.

Though the Ford Fiesta shares itsbasic platform with the Mazda 2,the two cars feel quite differentdue to retuning and the Fiesta'seven better to drive. Ford may not yet have

confirmed an RS version, but inthe meantime, the Zetec S is a

performance drive. The 1.6 Ti-VCTengine offers 120bhp, 0-62mph in 9.9

seconds and a top speed of 120mph. Likewise the strong, refined 1.6 TDCi

(90bhp). It's quiet by any standards letalone those of diesels in this class, and it'lldo 0-62mph in 11.9 seconds and 109mph(the economy-modified Econetic will be alittle slower, but not by too much).

It's well-equipped, though: all versionshave front, side and new driver's knee-protecting airbags, with full-length head-protecting curtain airbags optional, plusthree-point seatbelts for all three rear seatsand Isofix child seat mounting points.

It won't get much cheaper than this;Ford servicing and maintenance isaffordable, insurance groupings are low,and the Fiesta's improved emissions putmost models in low tax bandings.

Your insurance bill will be low if you optfor a Fiesta: the entry level version 1.25 isin group 1E and even the 1.6 Zetec S willkeep your bank manager happy with itsgroup 6 rating.

All models include the easy fuel systemwhich means you won't have to shell outfor repairs for any misfuelling disasters.

There's a number of different interiorfinishes to choose from, depending onexterior paint colour.

Always easy to sell on, the popular FordFiesta is popular with used buyers andwhile it doesn't hold its value quite as wellas the VW Polo, it will give a good return attrade in, or if disposed of privately.

The diesels will be the most sought-after, but a petrol model with a sensiblespecification (don't go too mad on theoptions list) will sell for a respectableprice too.

In the luxurious surroundings ofBlakes, and with an eye-catchingphotographic display of Hollywood legendsin the background, it seems apt to profileCarolyne’s diverse career in Liverpool’sproperty market. For starters, she orders thegrilled Bury black pudding with creamedleeks and poached eggs, while I opt for thebaked goats cheese with sweet and sourpeppers and a wild rocket salad, both ofwhich arrive in hearty portions; the very bestway to serve contemporary food. Carolynedeserves a break after a hectic few monthsstarting up the business:

“We’ve been really busy. In the first twoweeks we had more than 40 properties onthe book, which was really unexpected andbrilliant.”

It’s surely, in part at least, her unassumingattitude that has seen her property career

find such success. Always a popular agent inthe firms where she’s worked, she’s coveredall aspects of the business and shown a realwork ethic: “I got into lettings when I was 21,and just got a real feel for it. Don Holmeswas my mentor and he was fantastic; hetaught me so much.”

Later, Carolyne found that her owninclinations were leading her to take adifferent approach: “I would not just offerclients the keys to their home, I think it’simportant to inform them about where they’regoing to be live. When people have come tome after living in another city, I’ve tried tointroduce them to the nightlife here, andgiven them what is practically a social eventscalendar! I think to get it right you need totailormake your services. I’m trying to marrytwo clients, the landlord and tenant, so Ineed to spend time with both to make surethat it’s going to be a perfect fit.”

Our main courses arrive and it’s certainly amarriage made in heaven. My braised oxtailarrives with mustard mash and carrots in ared wine jus, and Carolyne’s roast chickenbreast with fondant potato, red cabbage androsemary sauce is exceptionally tender andflavoursome. The diversity of flavour is alsocharacteristic of the properties at Zest, asCarolyne continues: “Although we’re based inBootle, lets aren’t parochial, and so we cover

Southport, Formby, Bootle, Crosby, the citycentre and south Liverpool as well; Gateacre,Allerton and Aigburth to name a few.
