Achieving Compliance with Building Regulations and Regulatory Reform (Fire Safety) OrderIn the UK, Building Regulations set the minimum standards for design, construction and alterations to virtually every building. The Building Regulations 2010 cover the construction and extension of buildings and are supported by Approved Documents and British Standards which set out detailed practical guidance on compliance.

Global work closely with several hotel and healthcare clients, nominated contractors and their design teams to ensure a consistency of interpretation of Building Regulations across their hotels and buildings estate nationwide.

Fire Doors and Fire Containment - Global Compliance CheckThe Regulatory Reform Fire Safety Order puts the responsibility of Fire Safety on to the owner of the building or a nominated competent person who must ensure that all fire doors and Passive Fire Protection are installed correctly, properly maintained and regularly inspected by third party experts.

Global offers the facility of a full report comprising itemised schedule of the buildings passive fire protection provisions (including Fire Doors), including an area by area log with photographic evidence and an overview explanation of each provision with a conclusion.

Alternatively, a letter head report can be produced with just an overview of the passive fire protection provisions which have been inspected onsite. Passive Fire Protection (PFP)

Fire Safety Management System (FSM)

The difference between AFP and PFP is that AFP is there to put the fire out and PFP is there to control and contain the spread of fire and smoke.

AFP usually needs some form of action to get it working, this may be manual, a fire extinguisher for example or automatic, detectors (AD).

PFP is part of the structure of the building and its function is not only to restrict the fire’s progress, but also protect the integrity and stability of the building. Examples would be fire resistant walls, doors and floors.

FSM is a system of training and assessments put in place to ensure that there are a clear set of procedures to follow in the event of a fire.

Travelodge are delighted with the quality of work and our employees’ behaviour and on-site care and attention. Global have embraced our partnership with both Travelodge and the client’s agents Wakemans to achieve best value on every project.

We successfully completed works on time, in budget and with zero defects. All works completed under the 3rd Party FIRAS Scheme. Our decision to complete the works out of hours meant there was no delays or restrictions. The Hospital were delighted with the works and our teams conduct and behaviour on site towards staff and patients.

Nuffield HealthThe project involved review of existing fire strategy and specification design and remediation works to ensure compliance with Building Regulations, Fire Safety Order and HTM 05.

Global have completed fire engineering remediation works to several Nuffield Hospitals. Working closely with the client, our suppliers for both doors and passive fire materials, we were able to supply and install to a strict program and budget. We have many years’ experience of working within strict healthcare environments requiring strict adherence to top infection control procedures. To aid this, Global used only fully competent trained technicians and tools such as negative pressure enclosures and clean screen systems to reduce downtime and disruption to patients and staff.

TravelodgeGlobal Fire Systems design, install and maintain most Travelodge fire alarm systems. Travelodge appointed Global to review fire strategies across the estate. This involved a review of active and passive systems ensuring robust fire alarm detection and fire containment across 550 hotels.

Our strong team of 120 plus, directly employed technicians and supporting fire engineers enabled Global to work with the client to prioritise sites and deliver client focused fire remedial works. All hotels remained operational and we flex the number of technicians to match the hotels customers. Supporting the client’s team ensures strict budgets and timeframes are adhered to whilst working hours, site protection, use of clean screens and negative pressure enclosures reduce cleaning and downtime. Global Fire Engineers worked closely with our suppliers Hilti & Rockwool to develop a range of engineering judgements to ensure the hotels are fully compliant and safe.
