The Following Report is based on a visual inspection of Two-story House build approximately in the 1900.
The Report identifies areas in poor condition and details the defects and the associated estimated cost of repairs. We may also include comments on other matters which we believe
may be useful although not considered a defect.
The Report is for the sole use of the named Client and the Company accepts no
responsibility whatsoever to any other third party, person or body. The Report is subject to the Terms and Conditions of Business of Damp Prevention and control Ltd.
The Report provides information on the visible condition of the property and the defects which are observed during the Survey. Areas are examined for defects that are accessible and visible at the time of the Survey. The Survey does not involve disturbing the fabric of the building, lifting or moving furniture, floor coverings etc. Parts or areas that are not visible are not examined but may be reported if a problem is suspected.

Moss acts like a sponge, absorbing large amounts of moisture and resulting in your roof being constantly wet. If this moisture travels underneath the tiles, it could rot the wooden components of
the roof, threatening structural integrity and leading to costly repairs.
Moss can break off and fall into gutters or downpipes, blocking your drainage system. If this issue is
not spotted, it could potentially lead to parts of your drainage system requiring replacement.

Chimneys

Cowls are the most basic requirement for any chimney to prevent rain and bird entry as birds can cause serious damage to the chimney becoming totally blocked and birds can stop the free flow of gases and even cause danger by stopping the safe evacuation of deadly carbon monoxide gas . A damp chimney in itself will cause problems from getting dirtier as the fumes will stick to the lining of the pots creating Tar and Creosote.

Guttering & Rainwater Pipes

The gutters contained leaves, moss and debris. The gutters will need to be cleared and left free
flowing. One of the gutters is badly damaged causing a leak, the defective parts will need to be
repaired or replaced. The connection between the rainwater pipe and the ground is blocked meaning
that water, when discharged from the rainwater pipe will leak around the foundations of the building and there is potential for damage. The connection will need to be repaired and made good.

Damp Proof course
The damp proof course (DPC) to a property is a material such as; felt, plastic, bitumen, slate or
rubber which is built into the walls of a building at low level to offer protection against moisture rising from the ground. In older buildings this material may have broken down or in some cases not ever have been installed.
Due to the age of the property most likely there was no DPC installed, therefor damp-proof
treatment in form of chemical injection and Electro-osmosis is recommended.

Moisture Readings
Moisture readings are measured, where accessible, throughout the property with the use
of moisture meters.
These meters will detect where moisture is present, but this is only an indication that a problem
may exist.
In this case high moisture levels have been detected indicating protentional leaks and
capillary rising.
T610 measures the volume moisture values to a depth of 30 cm.
T660 The device penetrates materials up to a depth of 4 cm and provides the user with precise information regarding moisture content and distribution.

Thermal Imaging
We have pioneered the use of thermal mapping to highlight areas of thermal differences which encourage condensation, this sort of imagery is demonstrating differences in
temperature which are contributing to dampness in buildings. Cold walls are often damp, and conduct heat much more readily than dry walls. Imaging can show how badly installed insulation causes cold bridges, which encourage mould and mildew. We often find cold bridges in walls that indicate leaking pipes from radiators, water supplies and
such. Thermal imaging is very useful to map timber frames - we have found hidden timber frames where none were thought to exist. Our thermal imaging cameras can also help show that 'rising damp' diagnosis is wrongly and fraudulently peddled to clients, by showing that these areas of walls are actually quite warm, and not wet - but contain salts, which show as dark spots on walls.
We also use thermo hygrometers, and other equipment which together can give a complete picture of the reasons for, and quantity of damp that may or may not exist.
Thermal bridge
Also called a cold bridge is an area or component of an object which has higher thermal conductivity than the surrounding materials, creating a path of least resistance for heat transfer.

Thermal Mass
- Is ideally suited for internal and external insulation walls and floors in building industry, particularly in blocks of large panel, walls through which the frost can get, thermal bridges and in every place where due to condensation of water vapour mould is formed. In all poorly insulated buildings, it increases the efficiency of the heating system and produces significant energy savings. It is particularly effective in periodically heated buildings, when during the absence of people or interruptions in use, temperature of the air can be significantly lowered. The insulating Mass is a unique solution where the insulation is needed but not possible (e.g. historic buildings, with antique or unusual facades where it is not possible to use the outer layer of insulation material, etc.)It exhibits excellent insulation properties, even in thin layers to 2mm. It owes its insulating capacity to the glass spheres filled with air, which is the best insulator. The product is vapour-permeable; it prevents condensation and formation of mould.
Thermo-intelligent paint
– Is high quality with thermal insulation properties.
Thanks to the new microspheres system, oCIQ paint has very high heat radiation reflection capability - it retains heat in winter and reduces heating in the summer. Due its thermal and reflective properties, it is perfect for painting walls and ceilings in poorly
insulated, humid and cold rooms. oCIQ THERMOINTELGENT perfectly covers surface and creates extremely durable coatings with extended life, resistant to repeated washing, as well as to fungi and mould on the walls and ceilings. It spreads very easily on the wall, and the surface painted with it is pleasant and warm to the touch. Thanks to the fact that the paint is also very flexible it reduces the formation of scratches and cracks.
Thermal façade paint
- Pre-prepared paint intended for decorative and protective coating of almost any surface outside the building. The special formula of the paint improves the energy efficiency of the building. Its environmentally friendly, excellent coverage, coating highly resistant to aggressive outdoor condition including water. Its weather and UV resistant.
Electro-osmosis
- Osmosis device generates electromagnetic waves of the appropriate shape and intensity to cause a diversion of poles. Thanks to electro osmosis the base of the wall is now charged negatively, and its upper part is charged positively. Water moves in the opposite direction (downwards), The walls dry up. Electro-osmosis device continues to work, continuously preventing water from re-entering the wall. The electro osmosis device functions as an extremely effective horizontal and vertical damp proofing course.
Chemical Injection Treatment
- Capillary obstruction is achieved by pressure injection of
solvent-free, low-viscosity, 2C PU injection resin. This material is suitable for almost any type of masonry and can also be used for water-saturated structural elements. PU injection resin spreads in gaps, cavities, cracks and pores, fills these completely and adheres very well to the mineral building materials. Moreover, the functionality of the material is not impaired by existing salts. PU injection resins do not bring any additional water into the masonry but, upon contact with water, form small pores which are incorporated in the resin matrix. This way PU injection resins have a positive effect on the heat balance of the masonry and reduce the formation of thermal bridges.
Ozonation
- it is one of the most effective methods for removing allergens, mould, and the unwanted odours that linger after pets, fires, flooding, and renovation. Using high-performance, professional air ozonators we remove odours and disinfect rooms, air vents and air conditioning both in building and vehicles.
ABSORPTION DRYING
- In this method humidity is drawn out of the walls using dry air. The process is effective when doors and windows are closed. This method also allows the drying of inner walls when humidity in the dried room is below 30%. It is a cyclical process. On contact with the walls, the dry air removes the humidity from them. Wet air is dried using an absorbent, is heated and then redirected back to the room. Moisture is removed outside the building.
Promural Silicon
– Is an excellent water repellent primer. It accelerates the drying of damp walls because it does not block the damp being given off as water vapour and at the same time prevents water from infiltrating to the substrate from the outside, preventing the growth of micro-organisms such as fungi and moss which usually thrive on damp substrates. Great experience working with the team last year after buying an extremely damp Victorian house in Limerick. The initial assessment was very thorough and we went on to remove all old plaster, dry out the walls, re-plaster the whole house internally, repair external cracks and install vents where needed. A few delays along the way but I realized they were very busy at the time. Would recommend and use the services of DPC again.
