    How we assess your applicationTo help us understand your financial position, we will need information on your employment, general assets, project and bank details together with documents to substantiate these. We will also need a copy of the signed “compromis de vente” for the property you are purchasing*.

    If you are self-employed, please let us know as additional documents will be requested to complete the analysis of your application.

    Completing your assessmentOnce our team has assessed your application, checked the additional documents and are confident you’ll be able to meet the repayments, a decision in principle (DIP) will be made based on the type of mortgage and repayment term.

    It is important to include a “clause suspensive” when signing your “comprimis de vente”. This enables you, if the mortgage application is unsuccessful, to withdraw from the sale within a given timeframe and with no penalty.

    Typically you will have a choice between a flxed rate or a variable rate (several options for this).ln France, a flxed rate is just that-fixed for the whole of the term of the loan. You have a legal right to a cooling off period before signature.

    Changing your offer before completionWe make our offer based on the details you provided in your original application, such as property purchase price, loan amount and the type of mortgage product.     4 COMPLETION

    • Upon receipt of all documents and a positive response on the life insurance, the Notaire receives a copy of the mortgage offer and sets up the guarantee.• The Notaire will send a funds request to the credit unit for your mortgage to be unblocked

    What are the additional costs of buying a French property?Life assurance is subject to age and medical history. French house prices normally include agent’s fees. If you see a property quoted with FAI after the price, it means ‘Frais d’ Agence Inclus’ (Agent Fee Included). The buyer in France usually (but not always) pays the agency fee. The price of the property, excluding the agent’s fee is called the ‘net vendeur‘ price. In addition, the buyer has to pay the notaires fees. It is also worth knowing that if you are borrowing in France to buy the house, the Notaires fees are increased by a further 1%/1.5% to pay the ‘frais de garantie’ – mortgage registration tax, resulting in Notaire fees of approximately 8%. If you choose to use a mortgage broker, there may be additional broker fees.

    Will I need a French bank account?You will need a French bank account to service the mortgage but you will need it anyway if you have a French property. It is recommended that you begin the process of opening an account at the early stage of your project. Visit www.britline.com

  • Terms & Conditions:(1) A loan is a commitment and must be repaid. Check your ability to repay the loan before making the commitment. Under the condition that your mortgage file is accepted by your Caisse Regionale de Credit Agricole, lender, subject to acceptance of your mortgage application, you have a cooling off period of 10 days to accept the mortgage offer. The completion of the sale is subject to obtaining the loan. If this is not achieved, the seller must refund your payments.

    (2) Local costs apply when phoning within France from a fixed line. Check with your service provider when calling from abroad. Free access by Internet (excluding fees charged by your service provider)

    (3) Access and download the My Britline app free of charge. Use of the application requires a communication device compatible with Internet access and subscription to the service Crédit Agricole Online. The services may vary depending upon your Caisse Regionale.
