  • 2 Woodlands

  • Canford Cliffs is a place where the elements meet. Dorset pines grow amid the dappled light, their roots deep in sandy soil while their trunks are weathered by salt spray and spring rains. The scenery is woven with chines, the dense green valleys carved by ancient streams and rivulets, which lead down to golden beaches and the expanse of the English Channel.

To those in the know, this coastal town is one of Dorset's best-kept secrets. Locals and astute holidaymakers alike have always loved the area, but it is those who live here all year round who benefit most from the changeable and varied landscape. From pine trees dusted in snow, to the flowering woodland floor, to the summer sun glistening over the waves, nature offers something new to delight in every day. Along

the beachfront, wooden beach huts look out over the surf. Where the line of huts ends, the sand meets a parting in the trees that reveals Flaghead Chine Road. This half-hidden path meanders under the branches towards the town. At the end of the path, the leaves part again to reveal Woodlands, a unique place to experience all the area has to offer.

Emerging from the extraordinary landscape, its front gate is on the latch and swings open onto a path that winds through a lush garden of maritime wildflowers and mature trees. Innovative architecture rises from the flourishing greenery and large windows overlook the gardens. The result is a space that truly represents the blend of elements found in this part of Dorset.

The garden setting is integral throughout the development, from the pleasing walkway at the front entrance, to the north-facing woodland floor garden. This outdoor space is linked to the development's light and spacious lounge that has large windows affording attractive views of the outdoors.

Through the front door, the lobby leads into the open-plan lounge, with the social kitchen and honesty bar at one end and a roaring fire and comfortable sofas at the other. With its view over the gardens, this is a space that regularly brings people together for a cup of tea, a bite to eat and a chat with neighbours. In warmer months, the double doors open out into the gardens so social occasions can spill outdoors. Entertaining friends and relatives is easy and convenient, with a guest suite available for bookings whenever visitors wish to stay over.

Designed as an outdoor living room in the warmer months, the woodland floor garden is a large north-facing area that provides a sheltered, peaceful place to relax. Surrounded by trees and a boundary wall with climbing vines, one can

sit and enjoy the spring bulbs, ferns and evergreen plants. Large windows provide visual continuity between the woodland floor garden and the naturally lit indoor areas, so the greenery is often in sight.

  • Introducing PegasusLife

PegasusLife is a business on a mission to fundamentally re-think and re-invent the places and ways in which we live as we get older. The company already has thirty developments in locations across the U.K. and Ireland, with many more in the pipeline.

    82 Woodlands

John Nordon, Design DirectorOur work is about making imaginative places that foster natural interactions between neighbours.

Our approach does not follow a cookie cutter style, no two PegasusLife developments are the same. Each one carefully conceptualises the history, architectural character, culture and personality of its location and, most critically, embodies the spirit of the people we believe will want to live in it.

We make use of the highest quality materials and craftsmanship not just to create beautiful places for people to live, but to protect the future of our customers homes and investment.

Howard Phillips, Chief Executive OfficerOur central idea is that everyone, irrespective of age, shares an aspiration to live independently within an intelligently designed, socially inclusive environment, supported by an intuitive service offer, and an efficient and ethical approach to property management.

Lorena Brown, Sales & Marketing DirectorOur core value is transparency. Many of our customers are moving from more traditional freehold family homes, and wont have lived in modern apartments set within communal developments before. There are significant advantages to this way of living, however it is different, and we see it as our responsibility not just to make sure that weve communicated what its about, but that our audience has understood it too.

One of the major hallmarks of our approach is the way weve considered property management which we run on behalf of our residents on a not-for-profit basis. Furthermore, when customers purchase a property with PegasusLife, they become shareholders of the developments management company, guaranteeing them voting rights and a say in how their development is managed.

Clare Bacchus, Customer Experience DirectorOur starting point in everything we do is the people who choose to live in our developments. What will they want to do here? What type and style of service is appropriate? What kind of living environment do we need to create to generate the right atmosphere and give people the experience theyre looking for? This philosophy goes right down to the level of detail of considering which brand of coffee to serve in the caf and what types of treatments to offer in the spa, and extends through to the type of attitude we look for in the team we recruit to deliver the personal, informal and efficient approach to service were looking for.

  • A unique approach to property management

    84 Woodlands

  • When we talk about maintenance, we mean much more than a lick of paint or changing a light bulb (although we will of course take care of that too). Woodlands has many green areas that reflect its landscape, including a planted roof garden, mature trees and extensive gardens. Being situated so close to the coast, it comes with a set of individual requirements for maintenance. This specific care ensures that your investment is secure and you can enjoy living in an environment that improves rather than deteriorates with age. From protecting the building from salt erosion to making sure the roof garden is safely drained the approach is tailor-made and detail oriented.

The management company for Woodlands is run on a strict not-for-profit basis. This ensures that work is carried out solely for the purposes of caring for the building and maintaining the quality of the offer and experience of living here for the residents.

On purchasing a property at Woodlands, homeowners automatically become shareholders of the management company, together with PegasusLife, giving you voting rights and a say in how the company is managed and run.

When it comes to the operation of the management company, we believe passionately that true transparency is fundamental to maintaining residents' peace of mind and the management company's integrity. For this reason, we have invested in creating our own digital tool for property management an online members-only system, designed to provide you with a detailed understanding of how your money is spent on servicing Woodlands, and to enable you to keep track of expenditure and investment in the building over time.
