Reports this week from our Property Management teams are suggesting
that vacancy rates have been even tighter than usual. This time of the
year normally sees a slight hike in vacancy rates with the University mid
year break, however, this year it remains below 1%.
Another interesting trend coming out of the commercial leasing market
is the lifestyle attraction to the Illawarra area. Larger companies and
organisations are investigating the area for commercial and industrial
opportunities using the Illawarras physical attributes and proximity to
Sydney to attract staff.
The Illawarra is far from the little steel city it used to be. More and more
people are choosing to reside here its no great surprise that more
companies are also choosing to use it as a base for their business.
The lifestyle that the Illawarra offers not only benefits those that live in the
area, but is also attractive to investors who want to attract tenants and
keep them.

Investors start to take advantage of tight rental market.With the tightening rental market, increases in weekly rental prices and increasing yields; now is a great time to look at purchasing an investment property. IRIS reports the average weekly number of rental listings decreased by 30.6% for houses to 25 and by 28.8% for units to 52 in the March 2011 quarter.
The investor market appears to be sharpening its pencils to do the sums on residential property. With property prices stabilising and demand strong for rental properties weve seen an increase in investor activity.
With the stock market still healing from the GFC investors are now looking to property for quality long-term growth. The uncertainty of the stock market is driving investors back to safety of bricks and mortar.
The decision on Tueday by the RBA to leave interest rates on hold will instill more confidence in buyers and investors will continue to creep back into the market.
