Orchard 88 Business Park, a 30-acremixed-use corporate environmentbeing developed and marketed byPodolsky Northstar CORFACInternational in west-suburbanAurora, continues to take shape.

Fronting Interstate 88 at the south-west corner of I-88 and DeerpathRoad, the park offers easy access tothe four-way interchange at near-by Orchard Road, visibilityfrom the highly traveledinterstate, and the flexi-bility of land sites rang-ing from 1.5 to morethan 6 acres.

Orchard 88 Business Parkis zoned ORI (office, researchand industrial) and is ideal foroffice, medical, corporate headquar-ters, research, light manufacturing,assisted living facilities, day care cen-ters, lifestyle facilities and flex spaces.

The infrastructure of Phase II wascompleted this summer, creating pad-ready sites. The work, totaling $1 mil-lion, included site-work, mass grad-ing, installation of underground utili-ties, construction of Dancer Driveand trenching of the off-site detentionpond for all Phase II lots, allowing fullutilization of all sites.

Mercy Medical CenterHealth and Wellness Club, a

popular attraction for nearbyresidents and workers who fre-

quent the facility for both medicalconsultations and as a health club.

HSA buys in WisconsinHSA Commercial Real Estate has pur-chased a fully leased 192,500-sq-ftindustrial building at 10277 VeniceDrive, Sturtevant, Wis., off Interstate94 near Racine.

This property was constructed in2002, with an addition in 2005. It islocated on 16.4 acres withinRenaissance Business Park, has 39-ftclear ceiling heights, 29 exteriordocks, six drive-in doors and trailerstorage. The building is 100 percentleased to two tenants, AllstatesTrucking Inc., and BwayManufacturing.

Eric Ogden, HSA senior vice presi-dent of acquisitions, negotiated thepurchase with the seller, a privateinvestment group, who were repre-sented by Todd Torok of Lee &Associates.

HSA’s Wisconsin investment portfo-lio now consists of 2.2 million sq ft ofcommercial properties, along with180 acres of vacant land in MountPleasant where ground was just bro-ken on two industrial facilities total-ing 565,200 sq ft. Other phases of thisdevelopment, Park 94 at Mt. Pleasant,are planned for the future.

Algonquin property purchasedBaltimore-based Alex. Brown RealtyInc. and Chicago-based SydneyPartners LLC have acquired 545 E.Algonquin Road in Arlington Heights,a 111,355-sq-ft industrial building for$7 million. ABR Chesapeake Fund III,a value-added real estate investmentfund sponsored by ABR, provided anequity commitment of $2.9 million tothe venture. Matthew Schoenfeldt, ofthe Chicago offices of HollidayFenoglio Fowler, arranged the debtand equity capital.

This is the third in a series of trans-actions between ABR and Sydney,which are assembling a portfolio ofsmall- to mid-sized industrial proper-ties located throughout the Midwest.With leverage of approximately 65%,the two firms expect the portfoliowould have a total investment capaci-ty of approximately $70 million. Priorto acquiring Algonquin, the joint ven-ture acquired Kitley Industrial Park, a365,750-sq-ft industrial park inIndianapolis, and MerchantsDistribution Plaza, a 260,000-sq-ftindustrial park in Des Moines, Iowa.

545 Algonquin Industrial Park lieswithin the Northwest Cook submar-ket, which is approximately ninemiles northwest of the ChicagoO’Hare International Airport.Occupancy at the single-storyflex/industrial property is 80%.

ABR is a privately owned real estateinvestment man-ager organized in1972 and head-quartered inB a l t i m o r e ,Maryland. ABRco-invests withjoint venturepartners in abroad spectrumof property typeslocated through-out the UnitedStates.

Sydney is aChicago-basedprivate realestate investmentfirm focused onv a l u e - a d d e dindustrial real

estate investments throughout theUnited States. The firm was foundedby Anthony J. Burns and Jeffery M.Josephs in 2007.

Art Burrows, senior vice president,and John Bullen, associate, with NAIHiffman’s Investment ServicesGroup, represented the seller, ACGManagement, in the transaction. Thebuyer was represented in-house.

CenterPoint buys Chicago buildingCenterPoint Properties bought a99,316-sq-ft industrial building locat-ed at 6460 W. Cortland St., Chicago,for $2.38 million, from LundInternational. The supplier of truckaccessories will be vacating the prop-erty by November 1, 2008.

Richard G. Daly, principal, SIORand Victor F. DeBoer of Darwin Realty& Development Corp. representedthe both buyer, CenterPointProperties, and the seller, LundInternational in this transaction.

The building features 28,000 sq ftof office, 89-car parking (expand-able), six docks, and is less than oneblock from the CTA and Metra Stop.

CenterPoint Properties has retainedDaly and DeBoer as marketing agentsfor this rare Northwest Side offering.

DP Partners buys on city’sSouthwest SideDP Partners acquired a 96,000-sq-ftindustrial building at 4000 W. 40th St.in Chicago, immediately south of theintersection of I-55 and South PulaskiRoad.

The facility, located within theCrawford Industrial Park, is a single-story, masonry and precast building,built in 1955 and expanded in 1995.It includes 12,000 sq ft of cooler andfreezer space, 11 loading docks andparking for 35 cars.

Although the building was vacantwhen DP purchased it, it is currently100 percent leased to M&JDistribution Systems Inc., for its cor-porate headquarters.

Michael P. Phillips, vice presidentwith Chicago-based Mid-America RealEstate Group, represented DP in boththe acquisition and lease of the prop-erty. Ken Szady, executive director in

Gemstone buys Elk GroveVillage buildingGemstone Real Estate Partners, a realestate investment and asset manage-ment firm, has acquired a 72,000-sq-ftindustrial building in suburban ElkGrove Village.

The Northfield-based firm wasfounded in late 2007 by Mark Katzand Michael Burns, both former sen-ior vice presidents at Colliers,Bennett & Kahnweiler.

The property acquired byGemstone is comprised of two inter-connected buildings at 1225-1331Greenleaf Ave. in Elk Grove Villageand includes warehouse, light indus-trial and office space. The corner-stone of Gemstone’s plan is dividingthe building into two separate36,000-sq-ft units. The plan also callsfor a new exterior, new office build-out, additional docks and a resur-faced parking lot. The work shouldbe completed by the end of the year.

Darwin announces industrial salesCenterPoint Properties has bought a62,000-sq-ft manufacturing/ware-house building at 11533 FranklinAve., Franklin Park. The facility fea-tures 7,285 sq ft of office, 21-ft ceil-ings and heavy power. Richard G.Daly, principal of Darwin Realty &Development Corp., representedboth parties in the deal.

In another transaction, Daly repre-sented the seller of an industrialbuilding at 1133 Bryn Mawr inBensenville. Design Plastics pur-chased the building for the expansionof their manufacturing operation.This building features 19,800 sq ftwith 1,634 sq ft of office, 16-ft ceilingsand heavy power. Brian Carroll ofGrubb & Ellis represented DesignPlastics.

LEASES

3PL takes space in WisconsinCB Richard Ellis representedPanattoni in its 205,235 sq. ft., six-year lease at 11200 88th Avenue,Pleasant Prairie, Wis., to All Solutions

LLC. The full-service provider oftransportation and warehousing serv-ices will take occupancy in October2008. The building is a 273,213-sq-ftindustrial warehouse, built in 1998.

CBRE’s Keith Puritz, Brett Kroner,Ryan Bain and Zach Graham repre-sented both Panattoni and AllSolutions in the transaction.

Lee & Associates announces leasesLee & Associates of Illinois LLCrecently announced several leases.

Homax Products Inc. has extendedits lease of 205,839 sq ft of industrialspace located at 3300 CorporateDrive in Joliet. Walter Murphy, princi-pal, represented building ownership,Ohio Teachers Retirement System,and the tenant in the transaction.

Inserts USA Inc. has leased a101,463-sq-ft industrial buildinglocated at 990 E. 107th St. inWoodridge. Jim Planey, SIOR, and JeffJanda, SIOR, both principals, repre-sented building ownership,

Manufacturer relocates to Carol StreamBrighton-Best Socket ScrewManufacturing, a distributor of sock-ets and screws, is relocating its salesand distribution center from 1800Lunt Ave. in Elk Grove Village to theKehoe Business Center at 250 KehoeBoulevard in Carol Stream. The112,110-sq-ft facility, located on a 6.2-

acre land site, is a newly construct-ed warehouse featuring 18 docks,two drive-in doors, 30-ft clear ceil-ings, and ESFR sprinklers through-out. Gregory R. Wright, senior vicepresident and Adam S. Naparsteck,associate of Paine/Wetzel · ONCORInternational represented the land-lord, Seefried Properties Inc. JohnSuerth of CB Richard Ellis worked onbehalf of the tenant.

Waukegan leases announcedPaine/Wetzel ONCOR Internationalhas completed four industrial leasesin Waukegan totaling more than350,000 sq ft. Visual Pak signed alease totaling 111,182 sq ft at 1817Waukegan Road in Waukegan. Thepackaging solutions provider chosethe location within the AmhurstIndustrial Center because it is adja-cent to its existing warehouse facilityat 3505 Birchwood Drive. The287,000-sq-ft property features 28-ftclear ceilings and ample loading dockcapabilities. Visual Pak will use theexpanded space as additional ware-house distribution space. Whit R.Heitman, principal and Samuel C.Badger, Jr., senior vice president ofPaine/Wetzel · ONCOR Internationalrepresented both the landlord,

Prudential Insurance Co., and thetenant.

Weiman Products, a floor and furni-ture polish manufacturer and distrib-utor, has relocated to 64,148 sq ftatAmhurst Industrial Center IV fromits former location at 3737Hawthorne Court in Waukegan. The187,500-sq-ft factory and warehousebuilding is located at the intersectionof Route 41 and Amhurst Parkway.The building offers access to I-94 aswell as frontage to Waukegan Road.The lease includes 1,600 sq ft of officespace, five exterior loading docks, 28-ft clear ceilings, ESFR sprinklers, andparking. This facility will be used asadditional warehouse

space to their 108,000-sq-ft head-quarters building in Gurnee.Heitman, Badger, Jr., and Chris J.

Schubel, associate, representedboth the landlord, PrudentialInsurance Co., and the tenant.

Specialty furniture manufacturerLuxor signed a lease for 23,230 sq ftat 3725 Hawthorne Court inWaukegan. Luxor chose space withinthe 96,529-sq-ft building due to itsproximity to its

other location at 2245 Delany Roadand will use the space as additionalwarehouse space. The building alsofeatures 26-ft clear ceilings and ampleloading dock capabilities. Jason S.Weinhaus, associate, representedLuxor. Ryan Bain of CB Richard Ellisrepresented landlord CenterPointProperties.

U-Line Corp. has also renewed itslease for 167,719 sq ft at 3540-3630Burwood Drive in Waukegan. Thepackaging company has occupied thisspace within the Amhurst LakeBusiness Park since 1998. Heitmanrepresented both the landlord,Prudential Insurance Co., and thetenant.

Screw manufacturer relocatesK & K Screw Co. signed a long-termlease for Towne Industrial I, an82,242-sq-ft speculative warehousingfacility located in Lakeview CorporatePark, 10790 Green Bay Road inPleasant Prairie, Wis. The screw man-ufacturing company will relocate andexpand its Bristol, Wis., operations

with an anticipated move in date ofyear-end 2008.

Towne Industrial I features 28-ftclear, eight expandable docks, twodrive-in doors and an ESFR sprinklersystem. It provides easy access to I-94via State Highway 165.

Cushman & Wakefield’s Britt Caseyand Mike Hawryluk represented K&KScrew Co. in the transaction. SergioChapa and Mike Prost with Lee &Associates represented the landlord,Towne Investments.

Fromm International relocatesCB Richard Ellis’ Keith Puritz, BrettKroner, Ryan Bain and Zach Grahamrepresented Fromm International inits recent relocation to 72,381 sq. ft.at 603 Dempster St., Mount Prospect.The deal is a 7-year lease. The firmwill relocate from its location inNorthbrook in November 2008.

The building is a 228,097-sq-ftindustrial warehouse, built in 2007.

Maytec leases DC spaceMaytec Inc. signed a long-term leasefor approximately one-third ofOakview Building I in the OakviewCorporate Park in West Dundee.Maytec, headquartered in Germany,leased 50,123 sq ft for the distribu-tion of a wide variety of aluminumproducts. The facility will serve asMaytec’s distribution hub in theUnited States. Noel S. Liston, princi-pal of Darwin Realty, representedMaytec. Oakview Corporate Park is a75-acre master planned business parkdeveloped by Opus North Corp. Thepark is one-half mile west of the inter-section of IL Route 72 and RandallRoad. Mike Yungerman, senior realestate director for Opus North Corp.,oversees the development and leas-ing of Oakview Corporate Park.

platform, the Chicago office is work-ing closely with DP’s President, ParTolles, and Chief Operating Officer,John Atwell, to develop 2,000,000 SFannually in the Chicago metro marketand to increase our presence.Currently, our local portfolioincludes:

•LogistiCenter® at Sauk Village – Atthis 325-acre park in Sauk Village, 20miles south of Chicago, we have avail-able a new 496,260 SF rail-served,spec distribution center that can beexpanded to 1,200,000 SF. On adja-cent ground, we have the capacity todevelop an additional 3,500,000 SF ofindustrial space with facilities rangingfrom 50,000 SF to 1,000,000 SF. Wewill also sell improved lots to usersand other developers.

•4000 West 40th Street, Chicago, IL– This 96,000 SF industrial buildingwas built in 1955 and expanded in1995. This property, which contains12,000 SF of cooler and freezer space,was vacant when purchased in July ofthis year. Since then DP has leasedthe entire building to a food distribu-tion company.

Our primary focus in the Chicagomarket is to create value by acquiringexisting income-producing assets andundervalued or transitional proper-ties; developing speculative andbuild-to-suit projects; and redevelop-ing commercial properties. We willconsider office, flex, industrial, retailand mixed-use acquisition orsale/leaseback opportunities withgood-credit tenants. Propertiesaround O’Hare International Airportin southern Lake and northern CookCounties, all in the southwest sub-urbs, are just a few of the markets weare interested in pursuing. We willalso consider distressed facilitiesother locations on a deal-by-dealbasis.

As far as land is concerned, ourimmediate focus is on controllinginfill land sites with sufficient marketdemand for corporate build-to-suitspace within the next 24 months.When the economy rebounds, wewill once again position ourselves forfuture park development by consider-

ing the long-term ownership ofindustrial land.

So far, DP Partners has made muchprogress achieving the goals of its newoperating platform including the fol-lowing acquisitions in other markets:

•7917 Derry Street, Harrisburg, PA– In July of this year, DP acquired anexisting 100,000 SF office/warehouseand is in the process of renovatingand leasing the facility.

•420 Amity Road, Harrisburg, PA –In June of this year, DP acquired anexisting 32,000 SF retail building thatis 90 percent vacant. DP is renovatingthat building and building a new,stand-alone, three-story, 42,000 SFself-storage building on 3.412 acres ofvacant land that was part of the prop-erty. The new facility is calledStorHouse @ Paxton St.

•885 Trademark Boulevard, Reno,NV – A 78,000 SF two-story officebuilding in the South Meadows com-mercial area, purchased in asale/leaseback transaction with Inter-Tel Incorporated in February of thisyear. The property includes 8.5 acresof developable land that can accom-modate two office buildings compris-ing approximately 170,000 SF.

•445 North Virginia Street, Reno,NV – A 17,000 SF office building on a1.15-acre site in downtown Reno wasacquired by DP Partners in July of thisyear. The company is currently nego-tiating a lease for the available 6,000SF.Within the last year, DP hasacquired land for the following newparks and is actively seeking addition-al land for commercial and industrialdevelopment in the Northwest region

and in Chicago, Las Vegas, LosAngeles and Harrisburg, PA:

•LogistiCourt at Lincoln, North LasVegas, NV – In July of this year, DPacquired 19.89 acres of improvedland in the heart of the North LasVegas industrial corridor to develop anew industrial park, calledLogistiCourt™ at Lincoln. The sitewill accommodate 408,750 SF ofindustrial space, comprised of threefacilities that DP will build on a spec-ulative basis simultaneously. They arescheduled for completion during thefourth quarter of 2009.

•Tahoe-Reno Industrial Center,McCarran, NV – In July of 2007, DPacquired a 50-acre site within the TRICenter, located 10 miles east ofReno/Sparks, just south of the new I-80/USA Parkway interchange. Thecompany will develop new industrial,manufacturing and distribution facili-ties on a build-to-suit basis.

As one of the top 10 privatelyowned commercial developmentfirms in the country, DP Partners willcontinue to build approximately3,000,000 SF per year and will alsobuild an investment portfolio, diversi-fy our product types and expand ourpresence in multiple market-drivenlocations.
