Our large open-plan kitchen/diner is definitely my favourite part of the house,” says Kellie. “We can cook, eat, chat, watch a bit of TV and entertain in there, and when the sun is shining we can open up the bi-folds and extend the space out onto our huge patio terrace.”

absolutely loved it here,” says Kellie. “It’s so peaceful and so beautiful, and yet it’s not a place where we’ve ever felt isolated. There are a number of lovely little villages close by, and Tadcaster, which is a busy market town, is only minutes away by car, so I suppose it’s one of those places where you can enjoy the best of both worlds.”

“The house was terribly rundown when we first came here, so we knew we had a project on our hands when we bought it, but it had bags of potential and having all this land meant that my daughter, who’s a very keen rider, could keep her horses at home. We’ve done so much work to the whole property over the past couple of years so it’s almost unrecognisable from the one we bought, but it’s transformed a rather ramshackle house into an outstanding family home.”

“We added a large extension which gave us the fabulous open-plan kitchen/diner that everyone wants these days, and we’ve added bi-folding doors which create a superb feeling of connection with the garden. We’ve also taken out all of the dark wood that was making the whole house feel drab and replaced it with light oak, we’ve added a gorgeous oak staircase with glass balustrades and we’ve decorated throughout. Outside we’ve converted the old stables into two quite substantial self-contained annexes, one for my mother and the other for our daughters, we’ve built new stables as well as a tack room and feed room with a little kitchen and bathroom above, and we also have a home gym. We’ve not long finished the work, so it’s all fresh and new and ready for the new owners to enjoy, and I’ve no doubt that they will.”
