Hello and welcome to my latest market report for Carindale.
With the year firmly on its way and with most of us having
come to grips with our 2016 routines by now it is interesting to
see that in the last few weeks, particularly towards the middle
to end of March, we have started to see a decent spike in
activity levels.
While many will look at the past sales results and prices as
an indication of the future, I believe one of the truest and
best indicators of how the property market is actually buyer
activity. What I mean is, how many buyers are enquiring about
properties and then inspecting them, how many buyers are
making offers, bidding at auction and, very tellingly, how many
buyers are going to contract.
Right now activity is stronger than expected and some agents
coming back from their holidays have been caught off-guard.
The fact that inspections, bidders and the number of offers
being made are all up increases confidence in the market.
At our open homes we are seeing more buyers, increased
competition and the data being collected indicates that there
has been a 12.7% increase in inspection numbers during the
last 60 days.
