PRESIDENT’S MESSAGE

Greetings Fellow Homeowners:

It was nice to see so many of you at our Board Candidate Forum

and at our January Homeowners’ meeting. It was the last meet-

ing for this board comprised of Roberta Uhland, Pat Rugg, Sam

Kantos, Doug Doty, Jane Holston, Tom Neilon and me. Three

Board members, Pat, Jane and Tom, will remain on the Board to

continue their terms through February 2018. Roberta and I chose

to run for the Board to continue the work we began in 2016.

There are four open positions on the Board and seven homeown-

ers running for those positions. Many of you have submitted your

ballots; thank you for participating in this process. I respect the

current members of the Board and appreciate the time they have given to helping

make Woodhaven both a harmonious place to live, as well as a profitable business.

The HOA ended the year with a positive position relative to our expenses by $5,121.

The Country Club made a profit of $159,123 before depreciation, a non-cash expense,

and year-end tax adjustments. The $280,000 loaned to the Club last January was

fully paid back within the one year as planned. We ended the year with $1,287,000 in

Reserve funds after spending $488,500 to maintain our assets. The largest expendi-

tures were on our 30-year-old roofs for a total of $194,000 and on our four HOA

pools—$91,500. Our 2017 budget calls for Reserve contributions of $588,000 with

anticipated spending of around $450,000. The loan balance owed to Mutual of Oma-

ha for the purchase of the Club (originally $3,000,000) is paid down to $259,000.

Approximately 70 homeowners are making monthly payments on the CC purchase

assessment. Overall, our financial picture improved in 2016.

Chief Financial Officer, Gary Kopp, successfully transitioned the HOA Accounting in-

house with the strong support of Carl McCullough and Maureen Owusu, HOA

Accounting Specialist. Thank you to all the homeowners for your cooperation in

making the necessary modifications to the payment method of the HOA dues. This is

an operational change that we wanted to make for a very long time. I am very pleased

that we have finally overcome our hurdles and made it happen. Those hurdles looked

like mountains, but Gary, Carl and Maureen scaled them like they were mole hills.

A new Club calendar is attached and will be at the Concierge’s desk. Since publishing

the calendar in October, there are changes reflected in this monthly calendar; it will

be included in the monthly newsletter. Please join us for all the wonderful

Woodhaven events and happenings.

As Board President, there have been many challenges to overcome. I am pleased with

the progress made through working harmoniously and diligently to preserve our in-

vestments. I have appreciated the opportunity to serve the Woodhaven community.

Since the “Tiger Woods Era” (2000-2009), participation in golf has been on the de-

cline. While the PGA of America has taken significant steps to grow the game

through initiatives such as “Get Golf Ready”, “Drive, Chip, and Putt”, as well as “PGA

Junior League Golf,” golf course owners/operators have been challenged to function

in an industry where tee time supply exceeds that of demand. Given the lack of ex-

pansion, the only way to create year over year growth is to increase market share.

At Woodhaven Country Club, we recently implemented a new online tee time plat-

form that allows us to dynamically change prices based on tee sheet demand through

multiple distribution channels. We can optimize price and increase market share

within our competitive set. With third party distribution channels such as GolfNow,

TeeOff.com, and Standby Golf, becoming more popular, consumers have more tools

to help them compare rates and shop multiple courses within a competitive set. The

task at hand is clear – we need to use online channels to drive revenue and improve

market share without devaluing our golf course.

Movable Obstruction (Rule 24-1) A player may take relief, without penalty, from a movable obstruction as follows:

If the ball does not lie in or on the obstruction, the obstruction may be removed. If the ball moves, it must be replaced, and there is no penalty, provided that the movement of the ball is directly attributable to the removal of the obstruction. Otherwise Role 18-2 ap-plies

If the ball lies in or on the obstruction, the ball may be lifted and the obstruction removed. The ball must through the green or in a hazard be dropped, or on the putting green be placed, as near as possible to the spot directly under the place where the ball lay in or on the obstruction, but not nearer to the hole.

The ball may be cleaned when lifted under this Rule. When a ball is in motion, an obstruction that might influence the movement of the ball, other than equipment of any player or the flagstick when attended, removed or held up, must not be moved. Note: When in a hazard, “Movable Obstructions” may be moved whereas “Loose Impediments” may not Examples of Loose Impediment (Natural): Stones, Leaves, Branches and Twigs, Pine Cones, Dung and Droppings, Insects, Worms and Their Casts, Spiders and Their Webs, Half-Eaten Fruit, Fruit Skins, Ant Hills, Dead Birds and Animals, Aeration Plugs, Gravel, Crushed Shells, Wood Chips. Examples of Movable Obstructions (Artificial): Bunker Rakes, Other Players’ Golf Clubs, Stakes (except Out of Bounds), Signage and Ropes, Bottles and Cans, Score Cards, Pens and Pen-cils, Paper and Tissues, Plastic Bags, Boxes, Toys, Abandoned Balls, Loose Stones from a Wall, Wood Manufactured into Planks, Cables, Doors and Windows.

MEN’S GOLF

The Woodhaven Men's Golf Club has just completed our first two major tournaments of the year. The Washington Flight of the President's Cup was won by Jim Bantley. Second place went to Erick Kunst. The Lincoln Flight was won by Sam Kantos and John Kitching took second place. The Member/Member Tournament was a great success thanks to Chaiman George Saab and his committee. John Pappas did his usual excellent job as team auctioneer. The Nicholas Flight was won by Frank Frongillo and his partner, Erick Kunst. Chuck McConnell and Jerry Vincent were the winners of the Palmer Flight. Congratulations go to not only the winners but also a big thank you to all the members

who participated. You made these events a success.

WOMEN’S GOLF 9

Our nine hole group is increasing in size. We are up to thirty ladies and having a great time

In January Charlotte Rogers joined us after golf and helped us under-stand the proper rules of golf. She did an excellent job and answered many of our questions. Carol Bills also attended and explained tournament play and how we can get involved in tournaments and games with the 18 hole group. Both were very informative and offered their help at any time.

January 31st, nine of us had the opportunity to play at Chapar-ral. Thirteen clubs were invited and they served a lovely breakfast and a fabulous lunch. Seven of our members were on winning teams: Jeani Lee. Patty Parden, Terri Nordlof, Jane Kanwischer, Kathy Gerke Janet Sorby and Ruthanne Ward. Jane and Kathy also won raffle prizes. Carol Huerth and I were not on a winning team, but all nine of us had a fabulous day.

The Woodhaven Women’s Golf Club concluded the President’s Cup Tournament recently and congratulations are in order to the participants, winners, runner-ups, and Cheryl Bullington-Mathis, Tournament Chairperson. 32 women participated over 4 days of Match play.

The fountain noise on #18 is under review

and an estimate for repair/replacement

PORTABLE DEFIBRILLATORS

Funds have been approved to obtain two

portable cardiac defibrillators (one each,

Lobby and in the Pro Shop). Arrange-

ments are being made to have key staff

members trained in CPR. If homeowners

are interested in CPR training, we can in-

clude them at a cost of $70/person. More

information will follow.

CONSTRUCTION

We have many construction projects

planned. Sometimes the schedule for

these must be altered due to weather or

other issues—Pool #1 as an example.

Please understand that we are attempting

to finish projects as quickly as possible

with as little inconvenience to homeown-

ers as possible.

LIBRARY

The library is accepting paperbacks and

hard covered fiction books. Please place

inside of cabinet.

PET WASTE STATIONS

Pet waste should never be deposited in

trash cans. We are installing pet waste sta-

tions at each corner of the property for

sanitary disposal.
