What is the building process ? For the actual construction time of your new home please refer to the Time frame as per the building contract. 6. CONSTRUCTION TIME The builder will occupy the site within 10 days from receiving ALL building approvals 5. COMMENCEMENT OF WORKS After full working/engineered plans have been received, all required information is sent to the building certifier for the building approvals. NO work can commence until the building and plumbing approvals have been received by the builder. 3 to 4 weeks for a home (not a duplex) 4. BUILDING APPROVALS Your slab designs and working drawings will be ordered once we have received the soil test and site surveys. 2 weeks 3. DRAFTING AND ENGINEERED PLANS The soil test and site survey will be ordered only after you have received your unconditional finance approval OR have authorized k.d. Groom to proceed with the works. 2 to 3 weeks 2. SOIL TEST AND SITE SURVEY After you have signed the building contracts and associated documentation, They will be signed in acceptance by the builder. The original copy of the accepted contracts will then be returned to you with an electronic copy forwarded to your lender upon request. The contracts will be returned to you within 3 working days from you signing. 1. CONTRACT SIGNING AND ACCEPTANCE YOUR NEW HOME FINANCE: You will need to ensure the builder receives a copy of your finance approval as soon as possible as the builder will do NO works until a copy has been received NOTE: Please organize your colour selection as soon as you have finance approval. NO COLOURS = NO HOME START NOTE: Please make sure your lawyer gets a copy of the FORM 24 to the builder as soon as you settle your land, this is proof the land is now in your name and is needed to obtain the building approval. PLEASE NOTE: Your bank will ask for a copy of the builders approved plans and a copy of the builders insurance. This will be supplied to the bank by the builder once the approved plans come to hand. This will not hinder you obtaining your finance approval, it only means the bank will not make any progress draws as laid down in the building contracts until they have received these items.
