Access to Flour Mill is provided from 7:00 a.m. to 6:30 p.m., Monday through Friday (excluding holidays). Access to the building other than normal business hours is restricted and monitored by Datawatch Systems and contracted security personnel. Please see the “Security” section of this handbook for more information on security and after hour access.

The Management Office is open during normal business hours, 8:00 a.m. to 5:00 p.m., Monday through Friday.

The Flour Mill will be closed on the following holidays:

New Year’s Day Martin Luther King’s Birthday President’s Day Memorial Day Christmas Day

Labor Day Veteran’s Day Thanksgiving Day Independence Day

The Management and Engineering offices will be closed on all the above holidays, except President’s Day and Veteran’s Day. The Management and Engineering staff also observes the Friday after Thanksgiving and either the day before or the day after Christmas Day and New Years day as holidays; the Management Office will be closed on these days. If a holiday falls on a weekend, the building will be closed on the government holiday.

Pre-Arranged Services

The building operates on a limited service basis for the holidays listed in Tenants’ leases. On a holiday, limited services include:

● Scheduled and prearranged HVAC on an overtime basis;● Twenty-four hour access controlled by Datawatch Systems● Prearranged janitorial services for an additional charge.

Should you require any of these services, please contact the management office not less than 48 hours in advance. There is a charge for some building services. We will be happy to provide an estimate in advance of the services.

Billing Address Each tenant’s initial billing address is stated in the “Notices” section of the lease agreement. If the address changes, please send notice to this effect in writing to the Management Office. Address changes may not be made over the telephone; however, facsimile transmissions on tenant letterhead or e-mailed requests are acceptable.

Those tenants having supplemental utilities (i.e. overtime HVAC, submetered electricity, and water) will be billed on a monthly basis. Rental statements will detail the total quantity consumed, the cost per unit, and the total amount due.

During after hours, Datawatch Systems secures all perimeter access to the building as well as the elevators. VENDOR AND CONTRACTOR ACCESS There may be special instances where vendors or contractors need to perform work in your suite(s) outside of normal business hours. In such instances, please provide written notification to the Management Office stating: name(s) of the individual(s) and company, date and time of the work, and the nature of the work. The tenant must also designate an employee contact with regard to issues that might arise during the performance of the work.

It is necessary that the building staff has access to all areas in the event of an emergency. For this reason, when tenant locks are changed or additional locks/bolts are added, a copy should be provided to the Management Office. Locksmith companies should be directed to coordinate with the engineering staff to ensure that locks are keyed to the building standard system.

If additional keys to any of the locks in a tenant suite are required, copies may be obtained by submitting a tenant service request. Additional keys are currently priced at $ 5.00 each.

In response to a tenant’s internal security needs, the Management Office can provide assistance with obtaining additional services, which include:

● Separately keying individual offices● Rekeying the entire suite● Coordinating the installation of a private security system

It is likely that an employee will lock himself or herself out of a tenant suite at sometime during the lease term. Please be advised that for security reasons tenant suites will not be opened for any employee without prior authorization. If a management staff member is in the building, he or she will endeavor to assist the locked out employee. The employee must present an ID and an active Datawatch key card to a member of the management staff. The Datawatch key card will be verified through Datawatch Systems. If authorization is granted, a member of the management staff will open the suite for the employee. On weekends and after-hours, access into the building is limited to individuals who have DATAWATCH AND SUITE KEYS. If an employee is locked out of their suite during this time access can not be provided by Security Personnel.

GENERAL INFORMATION

Security plays an extremely important role in the overall operation of the Building. Good security protects the Building against carelessness, negligence, malicious mischief, theft, and safety hazards.

The Flour Mill is staffed by a security guard from 7:00 AM until 10:00 PM, Monday thru Friday (excluding building holidays). The security staff can be easily recognized by their uniform. The building staff acts as a deterrent to the would-be criminal by enforcing building regulations and watching for any unusual activities within the Building.

In special cases where you have vendors or contractors (carpet cleaning, installation of computer equipment, etc.) coming in after hours or on the weekends, please submit to the Management Office a letter stating who (name of the company and individual, if possible) will be coming and the approximate time. Also give a brief description of the purpose of the visit. Please ensure that the individual(s) has some form of identification to present to the guard on duty.

On occasion, the Building Management may be required to escort an unwanted visitor from the Building or to investigate a theft. The inconvenience caused by these situations can be minimized if the procedures above and on the following pages are observed.

TENANT SECURITY RESPONSIBILITIES

Remember that the best way to improve security is for each tenant in the Building to take an active role - just as you would in the neighborhood where you live.

Make sure all doors to your offices are locked and secured at the close of your business day. This is extremely important on the weekends.

If there is no one in your suite’s receptionist area during business hours the door should be locked.

Do not hesitate to report any suspicious or disorderly individuals to the Management Office at (202) 333-2843. A member of the building staff will escort them from the property.

Solicitation is not permitted on the property, and any individual who enters your offices for this purpose should be reported to the Management Office. A member of the Building Staff will escort them from the property.

Inform the Management Office of any building keys, or access cards, which are lost. This includes keys to your suite.

Any suspected theft, no matter how small, should be reported to the Security personnel immediately. If the theft involves a break in or stolen high value item, the Metropolitan Police Department should also be contacted. A representative from the Security personnel will complete an incident report. The Management Staff and Security personnel will coordinate with the MPD. Please note, however, that the insurance policy for The Flour Mill does not cover the personal belongings of tenants. Tenants are required by the terms of their lease to provide insurance covering the personal property contained within their space.

Solicitors are not permitted within the building. If a solicitor enters your tenant space or if you notice a suspicious individual in the building, immediately call the Management Office. During standard business hours of 8:00 am to 5:00 p.m., you may reach the Management Office at (202) 333-2843. After business hours you may reach the Security desk directly at (202) 965-2138. Security personnel will escort the individual from the building.

The security and safety of our tenants is a primary concern for the Management Team at The Flour Mill. By informing you of our Building's emergency procedures, we hope to reduce the risk of emergencies, and to coordinate quick, effective responses to critical situations.

This handbook provides information to ensure maximum protection for you and your employees. It should be read carefully by key managers and by the designated Safety Warden(s) in your office. It is essential that these procedures are fully understood and that they are followed if an emergency situation arises.

Your Safety Warden plays an important role in maintaining the safety of the building and responding effectively to emergency situations. Each office should select one Safety Warden (with an alternate) for every floor or portion of a floor you occupy. The Management Office should be notified of the names and phone numbers of these individuals, as they will be contacted regarding building safety procedures.

A Safety Warden should be someone who is reliable, respected by the other employees within your firm, and capable of providing guidance in the event of a fire or other emergency. This individual should rarely travel and should be familiar with the names and faces of all employees in your office. Your Office Manager or Personnel Manager, or both depending on the size of your firm, would probably be good candidates for Safety Warden. You should select an Alternate for every Safety Warden.

SAFETY WARDEN RESPONSIBILITIES

One Safety Warden should be responsible for the development and implementation of the tenant's fire safety program. This program should include:

● Development of evacuation plans.● Familiarize employees with the location of all exit stairwells and fire pull stations.● Familiarize employees with the location and proper use of fire extinguishing equipment

within the building and your suite.● Ensure employees understand who is responsible for the order to evacuate.● Inform the Management Office of all disabled individuals who might require assistance

during evacuation.

● Train employees in emergency response procedures.● Practice emergency procedures to assure familiarity with individual responsibilities.● In the event of an actual fire or emergency, make sure the alarm is activated.● Responsible for ordering the evacuation of your space depending on the severity of the

situation and the availability of the other safety personnel.● Safety Warden will also be a key contact for the Management Office in case of power

failures, medical emergencies, or other emergency situations.

In cases of building emergencies, the Fire or Police Departments take complete control of the building and environment upon their arrival. According to the Fire Department, on the average they will arrive at the building within 3 minutes of receiving an emergency call. Typically, a company officer and four firemen arrive with one truck.

In case of a fire, bomb, or power outage, the City and/or the Property Manager at this property have the authority to decide if an evacuation (partial or full) is needed.

GENERAL INFORMATION

There are several reasons that a caller may report that a bomb is to go off at a particular location:

● The caller knows that an explosive or incendiary device has been or will be placed in the Building and wants to minimize bodily injury.

● The caller may be the person who planted the device or someone who has specific information.

● The caller wants to create an atmosphere that spreads panic and disrupts normal business activity.

BOMB THREAT RECEIVED BY A TENANT

If you receive a bomb threat by telephone, please adhere to the following guidelines:

● Attract the attention of a co-worker discreetly and have him or her listen in. Advise the caller, if you can, that the bomb may injure innocent people

● Get as much information as possible from the caller about the location and type of bomb, its detonation time, method of detonation and the reason for its placement. Ask about the bomb’s appearance and who placed it.

● Complete the attached checklist (during the call, if possible). Ask the caller to repeat parts of the message and make notes of any clues that might help police.

● Call the management office at (202) 333-2843. We will notify the police and take other action when necessary. If you are unable to reach the management office, please dial 911.

● Be alert for any unfamiliar people and/or objects to point out to the police or Building staff upon their arrival. DO NOT touch or handle any suspected object.

● After consultation with the Metropolitan Police Department, the management staff will provide appropriate information to tenant contacts.

● Unless ordered by the police department, each tenant will be responsible for deciding whether or not to evacuate.

● The police and Building staff, accompanied by the Safety Warden will make a complete search of the suspected areas. The Safety Warden will help to identify any suspicious objects or items that do not belong in the space.

BOMB THREAT RECEIVED BY THE MANAGEMENT OFFICE

In the event that the Management Office receives a bomb threat, the following guidelines will be observed:

● The Police Department will be notified immediately.● If a bomb threat is received against a specific floor, Management staff will proceed

immediately to the scene. ● Unless ordered by the police department, each tenant will be responsible for deciding

whether or not to evacuate.● Tenants should be alert for any unfamiliar people or objects to point out to the police or

Building staff upon their arrival. DO NOT touch or handle any suspected objects.● The police and Building staff, accompanied by the Safety Warden will make a complete

search of the suspected areas. It will be the responsibility of the Safety Warden to identify any suspicious objects or items that do not belong in the space.

● If a bomb threat is received against the Building, and not a specific floor, all public access areas, beginning with the most accessible, should be searched.

BOMB THREAT / TENANT ORDERED TO EVACUATE

The Metropolitan Police Department will decide whether a tenant space should be evacuated. If an evacuation is ordered, the following steps should be taken:

● The Safety Warden will notify all employees of the evacuation.● Everyone should proceed quickly, but calmly, to the nearest stairway exit. DO NOT RUN!● The Safety Warden or Alternate should walk the suite to assist employees and make sure

everyone is aware of the evacuation order.● Evacuation will always be outside the building to the McPherson Square area. Once the

evacuation has begun, no one should attempt to re-enter the evacuated area until it has been declared safe by the Police Department.

● The Safety Warden or Alternate should proceed to take a head count. If someone is missing, this information should be relayed to the Building Management, Fire Department or Police.

Should a riot or civil disturbance start outside the Building, the security guards will immediately lock all entrances to the building. The police will be notified. We will keep you informed.

If a disturbance should occur in the main lobby, all elevators will be turned off at the first floor and the police will be summoned.

Earthquakes are highly unusual in the Metropolitan Washington Area. In the unlikely event of an earthquake, please follow the procedures listed below:

● Try to remain calm and to reassure others.● If you are indoors, move immediately to a safe place. Get under a desk, table, or work

bench if possible. Watch out for falling debris or tall furniture. Stay away from windows and heavy objects (such as refrigerators and machinery) that may topple or slide across the floor.

● Do not dash for exits since stairways may be broken and jammed with people. Power for elevators may fail and stop operating. Seek safety where you are at the time of the incident and then leave calmly if evacuation is necessary.

● Do not be surprised if the electricity goes out, if fire alarms start ringing, or if sprinkler systems go on. Expect to hear noise from breaking glass, cracks in walls, and falling objects.

● If you are outdoors, try to get into an open area away from Buildings and power lines.● Do not be surprised if you feel more than one shock. After the first motion is felt, there may

be a temporary decrease in motion followed by another shock. (This phenomenon is merely the arrival of different seismic waves from the same earthquake).

In the event that an elevator stops with passengers in it, remember to remain calm. Pressing any emergency button within the cab will alert Building Management that the cab is malfunctioning, what cab number it is, and what floor it is stuck on. The Guard will continue two-way communication with passengers until help arrives.

In the event of a power outage, elevators will continue to operate using our emergency power generator. Should an outage occur, elevator lights will remain on, but the car will temporarily stop. Each elevator will automatically return to the lobby where the doors will open and they will then be out of service.

IF YOU DISCOVER A FIRE/OR SMELL SMOKE:

smoke form penetrating the area.● If a phone is accessible, dial 911 and give them your precise location.

WHEN TO EVACUATE

● When you hear the alarm.● Follow the evacuation instructions precisely. Go to the nearest safe stairwell and exit

directly outside to Potomac Street, or 33rd Street, or the upper plaza by the canal, whichever is closest.

● DO NOT use the elevators unless otherwise instructed. Use stairwells only.

BUILDING FIRE SAFETY FEATURES

THERE ARE FIRE ALARM PULL BOXES NEXT TO ALL STAIRWELL DOORS.

The fire alarm system consists of smoke detectors, duct detectors, heat detectors, pull stations, flow switches, strobe lights and voice annunciated speakers.

Pull Stations are located near each stairwell door throughout the Building. When any of the above devices are activated, the fire alarm (on the Floor in Alarm and the floors above and below) will sound; an automatic fire signal is sent to a fire alarm monitoring company and they immediately dispatch the Fire Department. All base-building mechanical air movement systems automatically shut down upon activation of any respective Duct Detector. This alarm system will remain activated until the Fire Department or Building Engineer resets it.

AUTOMATIC SPRINKLER SYSTEM

All of the common areas and the majority of the tenant spaces in the building are now fully equipped with an automatic sprinkler system and fire alarm system. Sprinkler heads are heat activated. Only the sprinkler head over the immediate fire area will flow water. When a sprinkler head is activated, the alarm system will activate on the floor flowing water and the floors above and below.

BUILDING FIRE SAFETY FEATURES (continued)

FIRE EXTINGUISHERS

● There is an extinguisher located adjacent to the common area restrooms on each floor.● The Building provides only one type of fire extinguisher - ABC Dry Chemical.● These extinguisher may be used on all types of fires - flammable liquid, electrical, paper,

wood, cloth, etc.

TYPES OF FIRES

● Class A - Fires in ordinary combustibles as paper, wood, cloth, rubber, and many plastics.● Class B - Fires in flammable liquids such as grease, oil, paint, and gasoline.● Class C - Fires involving energized electrical equipment where there is a risk of shock.

(When electrical equipment is de-energized, Class A fire extinguisher may be used safely.)

Multi-purpose "ABC" extinguishers can be used to handle all classes of office fires. These chemical-based extinguishers can cause damage to electronic equipment. A fire in electronic equipment rooms will almost always require the use of an "ABC" rated fire extinguisher. "A" because there is likely to be paper nearby, "B" because there may be oils or grease involved, and "C" because it is electrical equipment.

Arrangements should be made with the Building Management to determine whether or not special areas such as computer rooms, mail rooms, and duplicating and storage areas require special protection with fire rated enclosures and extinguishers. Depending on the size and value of these areas, smoke detectors or automatic extinguishing systems may be recommended.

TENANT EVACUATION PROCEDURES

The following evacuation procedures should be observed:

● If possible, grab purses, wallets, valuables, etc. as soon as the order to evacuate is given. You will not be allowed back into the space until the Fire Department or Building Management says that it is safe to re-enter.

● Before opening any door to the corridor, check the door and doorknob for heat. If it is warm, stay in your office, call 911 and provide them your exact location.

● If both your door and doorknob are cool and you leave your office:● Check for smoke in the corridor.● When smoke is present, stay low by crawling since clean air is closest to the floor.● Everyone should proceed quickly, but calmly to the nearest stairwell. DO NOT RUN! All

the stairwells are constructed with fire-resistant materials to provide safe evacuation for Building occupants.

TENANT EVACUATION PROCEDURES (continued)

● DO NOT PANIC! Panic is the most harmful and most difficult element to control in an emergency. Panic will be avoided if tenants are prepared with the following information:

❍ Knowledge of procedures which must be followed.❍ Confidence in the responsible personnel's ability and guidance.❍ Calmness and self-confidence of responsible personnel.

● DO NOT USE THE ELEVATORS!● Check stairwells for smoke.● If the corridor and/or stairwells are smoke filled, RETURN TO YOUR OFFICE.● Once you are in the stairwell, should you encounter smoke on your descent, get out of the

stairwell into any clear corridor and proceed to a different stairwell. There are three (3) separate stairwells connected to each floor.

● Evacuate to the exact area designated by the Building Manager, Safety Warden, or Fire Department.

● Move to areas well away from the building to ensure you do not inhibit fire-fighting activities.● Should smoke prevent your descent in the stairwells, evacuation to the roof is acceptable,

but only as a last resort. The Fire Department has the ability to rescue people from the roof of the Building. However, the process can be dangerous and requires more time than exiting via the first floor.

● One person (possibly an Alternate) should be designated to walk the suite to assist employees and make sure everyone is aware of the evacuation order.

TENANT EVACUATION PROCEDURES (continued)

● The last person leaving any enclosed office area should close the office door, without locking it. This will help to confine any fire until the arrival of the Fire Department.

● Form a single-file line at the stairwell exit door and proceed calmly and carefully down the staircase to the floor designated in the evacuation instructions. Never open any door without first checking to see if it is hot. If the door is hot, there is potentially a fire on the other side. Proceed to another floor.

● Conversation should be kept to a minimum. Stay in a single-file line on the right side of the staircase. This will allow fire fighters and building personnel room to walk up the stairs if necessary.

● Once the evacuation has begun, do not re-enter the evacuated area until it has been declared safe by Fire Department officials or Building Management.

● During evacuation, mobility impaired persons should be helped into a "safe room". This safe room should be an outer perimeter office with a window and telephone. One person should remain with each mobility impaired individual. Either of these persons should contact emergency personnel 911 or (202) 727-1010) and notify them of the mobility impaired person's exact location (floor, suite, and room number). The non-emergency telephone number shown above should be posted on or near the telephone in the designated "safe room". Do not assist mobility-impaired individuals down the stairwell during the initial evacuation, as the entire evacuation effort will be slowed. Fire Department personnel will assist the evacuation of all mobility-impaired individuals after the initial evacuation is complete.

● Note: Remember that "mobility impaired individual" includes EVERYONE with ANY sort of impairment. Possible examples include pregnancy, recently sprained ankle, permanent disability or even a sore knee. Anyone who will be moving at a slower rate than general traffic is considered mobility impaired for the purposes of evacuation.

● The Safety Warden or Alternate should proceed to take a head count. If someone is missing, this information should be relayed to the Building Staff or Fire Department.

PROCEDURES TO FOLLOW IF ESCAPE ROUTES ARE BLOCKED

If evacuation of an area is not possible because fire or heavy smoke blocks all escape routes, the following procedures should be observed:

● Move as far away from the fire as possible. Close all doors as you go. Every closed door between you and the fire provides a barrier against smoke.

● If a phone is accessible, call the Fire Department (911) and then the Management Office - (202) 333-2843 - with your precise location.

● Stuff clothing or other material around ventilation ducts and cracks in the doors to prevent smoke-filled air from penetrating the area.

● DO NOT BREAK OR OPEN A WINDOW. A broken/open window will provide oxygen to the fire, which, in turn, will increase the intensity of the fire.

RECOMMENDED FIRE SAFETY FEATURES FOR TENANT SPACES

Tenants should make arrangements to protect areas such as computer rooms, mailrooms, and duplicating and storage areas with fire-rated enclosures and fire extinguishers. If the size or value density of these areas is large, smoke detectors or automatic extinguishing systems should be considered. Call the Management Office (202) 333-2843 if you need any assistance in arranging the purchase of any of the above equipment.

Tenants should take steps to safeguard their businesses from the effects of a fire by protecting vital documents and company records. This can be done by off-site storage of duplicate records or fire-resistant storage areas. The specific method of protection will depend on the size and nature of the material involved.

FIRE PREVENTION TIPS

● Unplug electrical appliances like coffeepots when not in use.● Arrange for proper use and storage of adhesives, cleaning fluids, and other flammable

liquids and, where possible, substitute with less flammable products.● NO EXTENSION CORDS OR MULTI-JACKS SHOULD BE UTILIZED. These items are not

permitted by the Fire Department or Electrical Codes. Eliminate extension cords by providing more power outlets or relocating some electrical equipment.

● Make sure the power is shut off on all office equipment such as typewriters, calculators, computers, etc., at the close of the business day.

● Provide adequate ventilation for office equipment like copying machines, printers or computers.

● Electrical closets within tenant spaces should be kept locked at all times. In order to minimize fire hazards nothing should be stored in these closets.

● Hallways on all floors should be kept clear at all times to provide access for emergency equipment. Tenant belongings, deliveries or trash may not be stored in hallways.

Flooding can cause significant damage to the building and its contents, as well as pose a threat to building occupants. This section focuses on flooding that can result from severe heavy rain, melting snow, or water main breaks.

For weather-related flooding, look for distant thunder runoff from a faraway thunderstorm headed in the direction of downtown and look out for water rising rapidly. The following terms are used by the National Weather Service to describe and predict various flood events:

● Flash flood or flood statement – This is follow-up information regarding a flash flood/flood event.

● Flash flood or flood watch – Flash flooding or flooding is possible within the designated WATCH area. Be alert. Heavy rains that may cause sudden flash flooding in specific areas even without visual warnings.

● Flash flood or flood warning – Flash flooding or flooding has been reported or is imminent. Immediate movement to high ground is imperative and evacuation of Flour Mill Georgetown LLC may be called.

If a flood is predicted, the Management and Engineering staff may evacuate the building. However, once the flood begins, occupants will be urged to stay in the building, as it is much safer than the streets.

The stairwells and a sufficient number of light fixtures in office spaces are equipped with emergency power. The Life Safety System, Elevator and Emergency Lights will operate via emergency generator.

In the event of an electrical failure, the following guidelines should be observed:

● Contact the Management Office at (202) 333-2138.● Open blinds/draperies to let outside light in.● Do not start an evacuation unless you are instructed to do so.● Do not congregate in the lobby areas or on the street.● If you are trapped in an elevator during a power failure, wait for assistance; the elevator will

not fall. DO NOT PANIC.● The Management Office will advise you regarding the cause and length of the outage as

soon as possible.

In general, there are two (2) types of unusual weather conditions which may occur and for which extraordinary precaution should be taken: severe thunderstorm activity and tornadoes.

SEVERE THUNDERSTORM ACTIVITY

The local weather service will issue advisories predicting areas of probable severe thunderstorm activity and the estimated duration of such activity. In the event of unusually severe weather, Building Staff will endeavor to notify tenants.

TORNADO WARNING

By definition, a tornado warning is an alert by the National Weather Service confirming a tornado sighting and location. The weather service will announce the approximate time of detection and direction of movement. Wind will be 75 mph or greater.

Public warning will come over the radio or television. Should a severe storm or tornado occur, the following guidelines should be observed:

● Move away from the exterior of the Building to a corridor or elevator lobby.● As you move, try to close the doors of rooms that have windows. Also, be sure the door to

your suite is closed tightly, but not locked.

● Go to the parking garage if possible. Otherwise seek shelter in the inner areas of the building, including stairwells, rest rooms, inner corridors, and conference rooms. Protect yourself by putting your head as close to your lap as possible or kneel protecting your head.

● If crowded, move down to the lower level for shelter. DO NOT USE THE ELEVATORS.● DO NOT go to the first floor lobby or outside the Building.● Keep your radio or television set turned to a local station for information.● Do not use the telephone to get information or advice. Telephones remain open for

emergency use.● KEEP CALM. If you are trapped in an outside office, seek protection under a desk.● Once the weather has subsided, report any damage or storm related leaks to the

Weather-related emergencies can include flooding, winter storms, tornadoes, and hurricanes. The first priority is ensuring the safety of building occupants and second priority is limiting the damage to the building and contents.

The following sections describe general advice and specific information from the National Weather Service, as well as tips on how to interpret this information as it relates to emergency response at Flour Mill Georgetown LLC. An understanding of these terms is helpful in ensuring the appropriate response from the tenants.

WINTER STORMS (HEAVY SNOW, COLD, ICE)

A winter storm can cause damage to Flour Mill Georgetown LLC. A blizzard would be the likely cause of a building emergency or potential emergency. The following terms are used by the National Weather Service to describe various snow events:

● Blizzard – Winds of 35 mph or more with snow and blowing snow-reducing visibility to less than ¼ mile for at least 3 hours.

● Blowing Snow – Wind-driven snow that reduces visibility. Falling snow and/or snow on the ground picked up by the wind may cause this.

● Snow Squalls – Brief, intense snow showers accompanied by strong, gusty winds. Accumulation may be significant.

● Snow Showers – Snow falling at varying intensities for brief periods of time. Some accumulation is possible.

● Snow Flurries – Light snow falling for short duration with little or no accumulations.

TORNADOES AND LIGHTNING

Tornado winds can be 75 mph or greater. The National Weather Service will announce the approximate time and direction of the movement. If any of these conditions occur or is imminent in the area and may threaten the building, the Management Office will issue information and direction.

In the event of a weather-related emergency such as flooding, tornado, or windstorm, the tenant should be prepared to take one or all of the following general actions, as appropriate, for the particular weather-related emergency:

1. Remain calm.2. After hearing warning sound on radio, listen for details. Gather your personal belongings

should an evacuation order be given.3. The Management and Engineering staff will also attempt to contact all tenant Safety

Wardens and alert them of the severe approaching weather. The (Assistant) Fire Wardens will be asked to alert other tenants on their floor and follow these guidelines:

❍ Close all windows, blinds, and curtains.❍ Move loose items away from windows to reduce flying debris if window should break.❍ Move away from the exterior of the building to a corridor, elevator lobby, or

stairwells. DO NOT USE THE ELEVATORS.❍ Doors between outer offices and inner spaces should be closed.❍ Disconnect all computer, telecommunications equipment, office equipment, and

appliances to protect them from possible power surges.❍ Move valuable equipment or documents from outer offices to interior room and to

floors above the possible affected floors (in the instance of a flood).4. Do not evacuate unless instructed by the Management Office or city.

Sheltering in place in the workplace is similar to sheltering in place at home, but there are some significant differences. The basic steps remain the same:

1. Shut and lock all windows and doors2. Go to a pre-determined sheltering room (or rooms)3. Seal any windows and/or vents with sheets of plastic and duct tape4. Seal the door(s) with duct tape around the top, bottom and sides5. Turn on a TV or radio and listen for further instructions.6. When the “all clear” is announced, open windows and doors, and go outside until the

building’s air has been exchanged with the now clean outdoor air.

Additional steps that offices need to consider:

1. Employees cannot be forced to shelter in place. Therefore, it is important to develop your shelter in place plan with employees to maximize the cooperation of employees with the shelter plan. Determine if all employees will shelter or if some will leave the building before shelter procedures are put in place.

2. Develop an accountability system. You should know who is in your building and where they are if an emergency develops. Visitors should be made aware of your office’s decision to shelter in place if advised by emergency management officials.

3. Duties should be assigned to specific employees. Those employees should have backups.4. Drills should be planned and executed on a regular basis. Afterwards, the drill should be

critiqued by employees. Lessons learned should be incorporated into your shelter in place plan.

Before an emergency occurs:

Discuss emergency procedures with all employees. Explain sheltering in place to your employees or invite the local emergency management personnel or local Fire Chief to explain the emergency warning system and sheltering in place. By having a discussion with all employees about sheltering in place and its use, the team approach can work to implement an effective sheltering plan.

Select a room or rooms to serve as shelter rooms during chemical emergencies. The rooms should be large enough to provide at least 10 square feet per person sheltered. A shelter room should have as few windows, vents and doors as possible. A windowless room is best. The local emergency planning personnel or Fire Chief can provide assistance in selecting the best room(s) for sheltering. Break rooms or conference rooms with few or no windows can be used for shelters. Hallways are sometimes used in institutional settings. In a closet or other storage area in the shelter room, supplies for sheltering should be stored.

Before a chemical accident occurs, outfit your shelter kit with the following:

● Plastic sheeting - Pre-cut plastic sheeting to fit over any windows or vents in the sheltering area.

● Duct tape - Rolls of duct tape to be used to secure the plastic over windows/vents and to seal doors.

● Battery operated radio with fresh batteries - In the event of a power outage, a battery operated radio is necessary to hear emergency announcements including the “all clear” when the emergency is over. Flashlight and fresh batteries.

● Bottled water for drinking.● First aid kit

● The shelter room should also have a telephone (either regular or cellular) for emergency use only.

● Stay off the phone during the shelter in place to keep lines free for emergency responders. If you have an emergency in your shelter room, use the phone to call 911 for help.

● Check your shelter kit on a regular basis. Duct tape and first aid supplies can sometimes disappear when all employees know where the shelter kit is stored.

● Batteries for the radio and flashlight should be kept fresh.● Develop an emergency plan and checklist with your employees. Volunteers or recruits

should be assigned specific duties during an emergency. Alternates should be assigned to each duty.

● Plan at least two shelters in place drills annually. The first drill can be announced, then later drills should be unannounced. It is useful to invite outside drill monitors to observe your drill and to participate in an after-drill critique. Critiques can provide you with valuable insights to improve protection for you and your employees during chemical emergencies.

● A model shelter in place for offices plan is provided. You can modify the plan to suit your particular situation.

HAZARDOUS CHEMICALS

● The introduction of a chemical threat into a building will likely be in a gaseous form to ensure rapid dispersion of the chemical. The HVAC system can be secured and if additional security is necessary, physical barriers or relocation of any readily accessible intakes. However, if the threat is realized at an HVAC intake or in the HVAC system itself, the system will be deactivated until the threat is removed and the affected structure has been treated.

● The engineering team at Flour Mill Georgetown LLC has identified the fresh air intakes that would be the quickest access for a terrorist to use to introduce an agent into the building’s ventilation system. An auto switch has been installed at the security desk which, when activated, will shut off all air valves prohibiting outside air into the building.

● The response to an outdoor chemical/ biological release will also include the closing of all doors and windows. Restroom, kitchen and utility room fans will be shut off. We will suggest people stay indoors unless DC emergency authorities give an evacuation order.

● Security will ensure no unauthorized access to any of the buildings’ mechanical, electrical or telephone rooms. All of these areas are secured 24-hrs, 365 days a week. The rooms are keyed and can be opened only by management staff members.

● Building and HVAC plans are secured within restricted areas. A terrorist can quickly maximize the casualties of a chemical / biological attack by having knowledge of the ventilation system; by knowing how many ventilation zones the building has and what air vents serve what rooms. The building plans are only available to personnel who need them. If provided to a contractor, they will be recovered after use.

INFECTIOUS MATERIALS

● Health threats can be presented in different forms – for example anthrax or smallpox which can be communicated as a small particles or aerosol. If we have reason to believe that an infectious matter has been introduced within the building, our response will be to isolate the area until the District of Columbia’s emergency response teams have completed their tasks. This may also include the shutdown of the HVAC system servicing the isolation area.

● We have suggested to our tenants via our annual safety warden meetings and periodic memo updates about the following preventive measures:

● Don’t open or shake suspicious mail. Isolate the package, vacate the area, and contact the DC Emergency authorities and the property’s Security team.

● Be alert to suspicious activity and report it to Security and the Property Management Team immediately.

● Review emergency plans to include continuity of operations ● When processing mail, use gloves and/or masks for protection.● The property management team functions also as the building’s Emergency Response

Team. We conduct several team drills during the year to (i) discuss who will make the decision to evacuate the building and turn off the HVAC system; (ii) decide who will be the liaison to the DC emergency authorities; (iii) pinpoint the person who will have the responsibility of providing instructions to the building occupants, and (iv) to choose the person who will coordinate any necessary assistance.

● When the Government raises the national threat level in the country to “High”, we must also raise the level of awareness that we, as a building community, have within our work environment. Please be advised of the following steps that are taken by Building Management to raise the level of awareness and preparedness at Flour Mill Georgetown LLC.

THE MAIN MESSAGE:

● Stay alert! Pay attention and know what is going on around you.● Focus on prevention and be proactive.● Know the threat of the event. Listen to the media via television or battery-operated radios

to obtain specific information and instructions during the event. Pass on all pertinent information to necessary personnel and the authorities.

● The first few minutes of an event and common sense decisions are the most critical.● REMEMBER, that in the event of an attack, Building Management will be receiving

information at the SAME TIME as you, our tenants and therefore will not have recommendations until the information is reviewed.

● WE MUST ALL LISTEN FIRST AND REACT ACCORDINGLY!● Security and building staff are on high alert for any unusual activity in or around the

building. Perimeter patrols have been increased.● Building personnel have thoroughly reviewed building emergency procedures to ensure

effective response in the event of any emergency. In addition, practice drills are conducted several times during the year to test reaction to a variety of scenarios.

● In the event of a biochemical attack, the building is equipped with an automatic shut off switch to immediately stop outside air from being circulated into and through the building.

● While there is no way of knowing what the future holds, we do know that preparation is a key factor in successfully handling any crisis situation.

Identify any personnel that have medical conditions that require immediate care.● Do you have some ready made food and water on hand so you can eat if you need to

during a power outage? Store at least three (3) days of food and water in an easily accessible location.

EVACUATION PLAN

1. Assign key personnel . Task certain responsible personnel (safety wardens and alternates) to give instructions and directions.

2. Review emergency procedures with your entire staff. Know all exit routes.3. Identify an assembly area within your suite so that information can be relayed in a

community forum. We recommend a reception area or conference room that is equipped with cable ready television. Be sure to give Building Management, the phone number to the designated area for quick and effective communicating.

4. Personnel Accountability: Make an updated personnel list for your office. Concurrently forward a copy to Building Management. These lists are invaluable sources of information to pass along in time of emergencies to Emergency Medical Services personnel. This list will also assist in helping your designated safety wardens take total, accurate count of all personnel upon muster at the emergency assembly area.

In the event of certain types of emergencies (hurricanes, tornadoes, etc.) it may become necessary for building occupants to temporarily relocate to safer areas. In the event of these types of emergencies, local emergency management personnel or building personnel will make an announcement advising of the need to evacuate and relocate to the designated area.

The type of emergency in progress will dictate the relocation area. For example, in the event of a tornado, building occupants may be advised to evacuate upper floors and temporarily relocate to lower floors, such as the basement or garage areas. Relocations sometimes require that the entire building be evacuated – this may necessitate the need to relocate to an adjacent building, or perhaps the nearest underground subway station. In any event, tenants will need to implement their own procedures to ensure that their employees are accounted for and advised of the company specific procedures to follow in the event of relocation.

Tenants should wait for an all clear signal to be given by emergency management or building personnel, prior to re-accessing the evacuated areas.

STANDARD SERVICES

Nightly janitorial services are provided Monday through Friday. The following standard services are provided by the night cleaning staff:

● Vacuum all carpeted areas.● Sweep and dust mop all uncarpeted floors.● Empty all waste and recycle containers.● Dust all horizontal surfaces where they are accessible.● Wipe clean brass and other bright work.● Sweep and damp mop lavatory floors.● Clean lavatory mirrors, bright work, piping, sinks, basins, bowls, and urinals.● Remove lavatory waste paper.

If boxes or large amounts of trash are to be discarded by the night cleaning staff, the Management Office can provide special tags to identify these items for removal. Large cardboard boxes to be taken out as trash should be broken down and placed near a trash receptacle. Any large boxes that need to be disposed of during the day can be handled by the day porter staff for a small additional charge. Under no circumstances should boxes or trash be placed in the hallway.

SPECIAL SERVICES

If you have special cleaning requirements, we will do our best to provide them. Additional costs for special requests will be handled on a case by case basis, depending on the nature of the request.

Day porters or night cleaning staffs will not remove materials before or after a move-in or move-out. Tenants requiring such services must hire additional staff to assist them with their move. The Management Office will be happy to put tenants in touch with contractors that provide such services.

WINDOW CLEANING

The Management Office has contracted to have the inside and outside of all exterior windows cleaned on a regular basis. Tenants will be advised in advance of interior window cleaning. Please note that interior cleanings are performed during business hours. To expedite the cleaning of interior windows, tenants are asked to remove all items from windowsills prior to the scheduled work. In the event that interior windows are not accessible, they will not be washed. Please make every effort to ensure all windows are as easily accessible as possible.

Retail tenants are responsible for cleaning their respective store front windows. The Management Office will be happy to put these tenants in touch with qualified contractors.

GENERAL SERVICE

HVAC services are identified in Tenants’ leases, and are provided during the following hours:

● Monday - Friday - 8:00 a.m. to 6:00 p.m.● Saturday - 9:00 a.m. to 2:00 p.m.

OVERVIEW

The building’s HVAC system is controlled by an energy management system (EMS). Its primary function is to control and monitor all functions of the building’s comfort control systems utilizing control sequences such as “optimal start.”

OVERVIEW (continued)

Perimeter offices are is provided heating and air conditioning from water source heat pumps located within each individual office. The controls, including the thermostat, for these heat pumps are console mounted on the equipment, beneath a hinged door. These controls are occupant adjustable and can be tailored to the desired temperature by adjusting the thermostat.

The core areas of the building are served by the main air handler, which provides conditioned air to a network of variable air distribution devices located in the interior. Space thermostats are located within these zones and can be found within the hallways and offices of the floors.

OVERTIME HVAC SERVICE

Overtime HVAC service can be arranged by contacting the Management Office not later than 12:00 p.m. the day of the service request. If overtime HVAC is required on a weekend, the request must be received not later than 12:00 p.m. on the preceding Friday. Overtime HVAC billing amount varies by floor and/or lease requirement. If an overtime HVAC service request is made and the system does not seem to be functioning properly, please leave a message at (202) 333-2843 and the on-call engineer will be contacted.

ENERGY MANAGEMENT

In an effort to reduce energy costs (one of the building’s largest expenses), Jones Lang LaSalle has developed and implemented an energy management plan. This plan is aimed at reducing the operating expenses at The Flour Mill. The plan includes cooling and heating the building only during normal business hours and when outside temperatures dictate, and placing exterior lights and other various mechanical systems on the energy management system. Under no circumstances will tenant comfort be sacrificed for energy savings.

This EMS enables the building to operate at maximum efficiency utilizing control strategies such as “optimal start.” The system will enable the after hours engineer to troubleshoot equipment problems from any remote location, reducing equipment downtime, labor and travel costs and increasing tenant satisfaction.

NORMAL BUILDING HOURS

All deliveries, with the exception of routine courier deliveries, must enter the building through the rear loading dock.

AFTER BUILDING HOURS

If you are aware that a delivery will be made outside of normal building hours, please notify the Management Office in writing in advance, as the delivery personnel will not be permitted access into the building without proper authorization. Exception to this policy include uniformed couriers i.e., FedEx, UPS, DHL, and couriers that routinely serve a tenant space. Non-uniformed couriers will not be permitted access unless we are notified in advance in writing.

Tenants must accept and sign for all deliveries and arrange for the immediate transport of those items to the appropriate suite. Under no circumstance can any member of the Management Team or Building Security personnel accept responsibility for a delivery.

SCHEDULED FURNITURE/EQUIPMENT DELIVERY

Weekday deliveries requiring use of the freight elevator will be accommodated on a first come, first served basis. The freight elevator cannot be reserved or used exclusively during weekdays without prior authorization from the Management Office. Only small deliveries, requiring less than half an hour, are permitted during normal business hours.

Tenants are responsible for any damage to the building caused by delivery personnel. The delivery company must provide a Certificate of Insurance reflecting the proper coverage and additional insureds prior to the delivery. This information must be provided to the Management Office upon request. Certificate of Insurance requirements may be found in the “Instructions to Moving Companies” section of the handbook.

Large deliveries requiring extended use of the loading dock and/or freight elevator must be scheduled in advance with the Management Office. . Normally, lengthy deliveries will be scheduled after hours or on weekends to expedite the effort and minimize inconvenience to other building tenants. The Management Office requires 48 hours advance notice for all extended deliveries. Please note that due to the limited space and shared alley, the Management Office cannot guarantee vehicle access to the loading dock.

The Flour Mill mail drop is located on the B level, across from restrooms. Outgoing mail may be deposited at any time by placing it in the outgoing post box. Pickup times for outgoing mail are as follows:

Monday through Friday: 3:00 PM

The nearest Post Office is located at 1215 31st Street NW.

EXPRESS MAIL

A Federal Express drop box is also located on the first floor at the rear of the freight elevator. For your convenience supplies are positioned within the drop box and the last pick up time is at 6:45p.m. Should you miss the pick up time, the closest Federal Express office is located at 3329 M St NW.

COURIERS AND DELIVERIES

Many tenants will receive deliveries/pickups from Federal Express, or a local courier service. We ask that all deliveries, other than letters and small packages, be brought through the rear loading dock. If deliveries or pickups are to be made after hours, please ensure a representative is present to meet them. Management Team or Building Security personnel cannot accept a delivery or a pickup for a tenant.

Occasionally, tenants with lunchrooms or food storage in their suites may have a problem with insects. The Flour Mill employs a pest control contractor which serves the public areas of the building. Upon discovering an insect problem, please place a service request by calling (202) 333-2843. Please be prepared to provide the exact nature and location of the problem. The pest control contractor will be contacted and service will be scheduled.

Completing a Service Request Form

After logging in, click on the "Electronic Maintenance Request Form" Link. Users will be taken to a service request form.

● Step One- Confirm or complete all contact information. ● Step Two- Choose the nature or type of request being submitted. ● Step Three- If applicable, provide details of the contractor to be used. ● Step Four - Review all information thoroughly. Click submit.

You will receive conformation via e-mail that your request was submitted to the management office.

Updating User Information

Personalized user information is used to auto-fill the Electronic Maintenance Request Form for quick and easy submission. In addition, accurate contact information will assist the management staff in expediting all maintenance requests. Each user should check regularly to ensure that accurate information is on file.

Jones Lang LaSalle Americas, Inc. is a strong supporter of environmental recycling efforts. A recycling program can only be effective, however, if each tenant understands and properly complies with the recycling procedures in place at The Flour Mill.

New tenants will be provided with their first set of recycling bins free of charge. This will include large centralized bins for paper and cans as well as smaller paper bins for placement under office desks. There is a charge for additional or replacement bins.

Materials that can be recycled at The Flour Mill include white paper, newspaper, and aluminum cans. Below is a list of acceptable and easily confused non-acceptable material under the high grade office paper category.

A list of acceptable and non-acceptable material under the can and bottle category is shown below. All cans must be thoroughly emptied of liquid before being placed in the recycling bins.

The cleaning staff will empty recycling containers nightly along with normal trash removal. All recycled material is deposited in the large recycling containers in the trash area in loading dock. The Flour Mill does participate in a commingled recycling program, which allows for recycled materials to be sorted off site, in the event that recyclables are inadvertently mixed. However, please do not place normal (food items, plastic food containers, etc.) trash in these containers as the entire bin will then be unable to be recycled.

The typical floor load capacity at the building is 80 pounds live load and 20 pounds of partition load per square foot. If a tenant finds it necessary to install any heavy equipment that might exceed this rating, prior written approval must be obtained from the Management Office. Written approval will be granted only after a licensed structural engineer has verified that excess floor load is allowable. This verification will be completed at the tenant’s expense.

Access to space occupied by other tenants is sometimes required for the installation of electrical outlets, telephone lines and equipment, and computer conduits. The Management Office will attempt to contact the appropriate tenant(s) in advance of this work to request access at a convenient time. In limited instances, however, the work may be required immediately. Every effort will be made to schedule this type of project outside of the tenant’s normal business hours in order to minimize possible disruptions or inconveniences.

A similar procedure is required for work requested by Tenants. If a tenant requires access to a phone room, mechanical room, or another tenant’s space, advance notice will be required except in emergencies. The Management Office should be contacted to ensure proper coordination and scheduling.

MOVE IN REQUIREMENTS

All moves must be coordinated with the Management Office in order to facilitate a smooth, efficient relocation. Specific procedures will be tailored for each move and sent to the appropriate tenant contact(s) well in advance of the actual move. Moves are only permitted between the hours of 6:00 p.m. and 7:00 a.m. Monday through Thursday. Weekend moves can commence at 6:00 p.m. on Friday and must be completed by 7:00 a.m. on Monday. Any arrangements for various tradework such as telephone installation, copier delivery/setup, etc. should also be coordinated and scheduled in advance through the Management Office.

At a minimum, the Management Office will require the following:

● The name of the tenant contact(s) who will have overall responsibility and authority for decision making and expenditure approval.

● The specific dates of the move, the time periods the freight elevator will be required, and any required overtime HVAC by date, floor, and time period.

● The primary phone numbers of your current and new offices.● The name of your moving company (ies) and the respective point(s) of contact. Note --

each moving company must provide a valid Certificate of Insurance to the Management Office prior to the actual move date. Insurance requirements are detailed in this section.

● Return of all suite, office, and Datawatch keys.

CLEAN UP

The tenant and its respective moving company are responsible for leaving the building and premises in the same condition they were when the move began. Clean up of the common areas is required on a daily basis, i.e.; all building common areas must be cleaned every morning after an overnight move. Building personnel do not ordinarily clean up after a move. If it is necessary to call in a clean up crew, we can make arrangements at the tenant’s expense.

CLEAN UP (continued) After a move out, the tenant is also responsible for leaving their suite(s) in a broom swept condition and for meeting any other applicable lease requirements. Again, if a clean up crew’s services are necessary, please contact the Management Office.

PROPERTY DAMAGE

Any and all damage to the building, elevators, doors, corridors, tenant spaces, or grounds caused by the tenant, its moving company, its employees, or its agents is the responsibility of the tenant. The Management Office and an authorized tenant representative will perform walkthroughs before and after each move to inspect for damage. The next sections define specific information that must be provided to your moving company (ies). A copy of these sections should be made available to each moving company, vendor, and contractor that will be bidding on the move.

INSPECTION OF PREMISES The moving company is responsible for inspecting the tenant space(s) prior to the move. Before the move commences, the moving company should be familiar with the conditions existing in the suite in order to furnish the proper equipment and labor necessary for the orderly, timely, and efficient movement of furnishings and equipment. The moving company should also be aware of the general building conditions and limitations, including safety precautions, under which the work must be accomplished.

INSURANCE

Any moving company, vendor, or contractor that will be working at The Flour Mill as part of tenant relocation must provide a Certificate of Insurance to the Management Office not later than 10 days prior to the start of the move. Under no circumstances will a move commence unless valid a certificate reflecting the requirements listed below has been received by the Management Office. The moving company, vendor, or service contractor will provide the following minimum insurance coverage: Limits

● Commercial General Liability Combined Single Limit: $1,000,000 per occurrence and $3,000,000 annual aggregate per location. Such insurance shall be broad form and include, but not be limited to, contractual liability, independent contractor's liability, products and completed operations liability, and personal injury liability. A combination of primary and excess policies may be utilized. Policies shall be primary and noncontributory.

● Worker's Compensation - Statutory Limits● Employer's Liability

With minimum liability limits of $1,000,000 bodily injury by accident each accident, $1,000,000 bodily injury by disease policy limit; $1,000,000 bodily injury each employee.

● Commercial Automobile Liability Combined Single Limit - $1,000,000 per accident. Such insurance shall cover injury (or death) and property damage arising out of the ownership, maintenance or use of any private passenger or commercial vehicles and of any other equipment required to be licensed for road use.

● Property Insurance All-risk, replacement cost property insurance to protect against loss of owned or rented equipment and tools brought onto and used on any Property by the Service Contractor.

● Excess/Umbrella Coverage - Minimum - $ 3,000,000

Policies described in Sections I.A. and I.D. above shall include the following as additional insured including their officers, directors and employees. A GL-2010 Endorsement shall be utilized for the policy(s) described in Section I.A. above. Please note that the spelling of these parties must be exactly correct or the Contract Duties will not be allowed to commence.

INSURANCE (continued)

All policies will be written by companies licensed to do business in the District of Columbia and which have a rating by Best's Key Rating Guide not less than “A-/XII”. Moving Contractor shall furnish to the Manager Certificate(s) of Insurance evidencing the above coverage. Original Certificate(s) of Insurance must be provided before tenant move will be allowed to Commence. Certificate(s) of Insurance shall contain the following words verbatim: "It is agreed that this insurance will not be canceled, not renewed or the limits of coverage in any way reduced without at least thirty (30) day's advance written notice [ten (10) days for non-payment of premium] sent by certified mail, return receipt requested to: 1000 Potomac Street Suite B-2, NW, Washington, D.C., 20006 Attn: Property Manager." In addition, the language set forth in this Paragraph VI shall also be added to each policy in the form of an endorsement.

ELEVATORS Only elevators properly configured for freight will be used for moving and deliveries. Normally, only one cab is configured for moves. Depending on the size of the move, additional cabs may be configured by the Management Office to serve as freight cars. Any damage done to the elevators is the responsibility of the tenant and moving company. SERVICES TO BE FURNISHED BY MOVING COMPANY The moving company shall furnish all supervision, labor, materials, supplies, and equipment necessary to perform all the services contemplated in an orderly, timely, and efficient manner. Such equipment shall include, but not be limited to, dollies, trucks, pads and masonite for the common areas. All material-handling vehicles used in the interior of the building must have rubber-tired wheels and must be maintained free from grease and dirt. FLOOR AND WALL PROTECTION The moving company should take every precaution by means of crating, padding, and laying masonite to safeguard the building from possible damage. All protective materials are to be removed from the property by the moving company. The moving company shall also furnish, install, and remove carpet, wall and glass protective material from the point of entry to the building to the tenant’s suite door to protect the building from damage. Specific guidelines for protection of building surfaces will be provided by the Management Office in advance of the move. The moving company must comply with all reasonable requests to enclose or specially protect property.

Page: 9 of 9 Back | PERMITS, FRANCHISES, LICENSES, OR OTHER LAWFUL AUTHORITY The moving company, at its own expense, must obtain and maintain any necessary permits, franchises, licenses, or other lawful authority required for affecting the movement, handling, and other services to be performed. Before the move is made, the moving company may be required to produce evidence of such documentation or authority to the Management Office.

Smoking is not permitted with the interior common areas of the building. This includes all corridors, lobbies, elevators, restrooms, stairwells, storage areas, and the garage. Smoking is also not allowed outside either the main entrance to the building or directly outside the loading dock doors at the rear of the building.

All alterations to Tenant suites must be completed in accordance with Tenant lease requirements. The Management Team at The Flour Mill will assist in the coordination of remodeling or redecorating of tenant suites through every phase of construction. During the initial phases, the tenant’s requirements will be documented. Depending on the scope of work, working drawings and/or written work specifications will be prepared.

When the specifications/drawings are complete, outside contractors will be invited to bid on the project. Once the bid submissions are received and analyzed, a formal proposal will be prepared and provided to the tenant for review.

Once the project actually begins, all work will be coordinated and monitored by the Management Team through to its completion.

Remodeling/redecorating services available through the building include the following:

Please note that all remodeling of tenant suites must be coordinated through the Management Office. Only approved contractors and vendors may perform services in the building. Any noisy or odor producing projects must be performed after normal business hours.

The Flour Mill Building is located in close proximity to the Rosslyn Metro Station and the Foggy Bottom Metro Station both which are served by the Orange and Blue Lines.

Foggy Bottom is served by Metrobus; 30, 32, 34, 35, 36 (on Pennsylvania Ave.), 38B (on Pennsylvania Ave. west of circle, on K St. east of circle), 80 (e/b on H St.), H1 (on 23rd St.), L1 (on 23rd St.) and N3 (on 23rd St.).
