Millennial-driven housing boom coming
The Millennials who for years have been holed-up in their childhood homes, won't be there forever. They really do want to move out, according to a study by Harvard's Joint Center for Housing Studies, and by 2025 could form 24 million new households. Some 11 million recent grads were living with a parent in 2012, according to Pew. The homeownership rate for those under age 35 was 36% in the first three months of 2014, down from a high of 43% in 2005, according to the Census.Three main factors have been holding them back, said the Harvard study: A weak job market for recent graduates. Student loans. And tight lending standards. But as the economy turns around, the obstacles have begun to fall."When the job market recovers and their income recovers, they are going make their mark on this housing market," said Christopher Herbert, research director at the Harvard division, in a panel discussion following the release of the Harvard report.Buying by Millenials should give a boost to the overall housing market."If somebody wants to move up from a starter house to a larger house, they need someone to sell the starter house to," said Mike Calhoun, the president of the Center for Responsible Lending, at the panel.

4 Ways to Nail Your Brand VoiceWhen my business partner Claire Mazur and I developed the idea for our company, Of a Kind in 2010, establishing our voice was a serious undertaking. We were creating a website to sell pieces from up-and-coming fashion designers and also to tell their stories, and we knew that figuring out how to speak
to our audience — not just what to say but also how to say it — would be key in shaping people’s perception of what we were doing and selling.Having come from the world of magazine editorial, cementing that tone was something I was excited to tackle. And though this project was especially crucial to our

Courtenay road plan goes with the flow Proposed changes to Courtenay Parkway next year could force motorists to alter their driving habits on one of the busiest roads on Merritt Island.Florida Department of Transportation plans to close several openings in the median north of State
Road 520 so it can extendleft-turn lanes to reduce the chances of accidents.Construction on the $1.3 million Courtenay Parkway project is expected to begin in the spring of 2015 and take a year to complete. FDOT plans to lengthen the left-turn lanes
on Courtenay at HurwoodAvenue and Needle Boulevard toaccommodate heavytraffic at that intersection."A lot of people use it and we need to have additional capacity on those left-turn lanes," said Steve Olson, FDOT district spokesman. "It just makes it flow better. It if flows better, it is safer."A daily average of nearly 35,000 vehicles traveled that section of Courtenay last year, according to Space Coast Transportation Planning Organization data. The median openings at Minna and Lura lanes also will be closed to make room for the extended left-turn lanes.

5 Tactful Ways to Pick a Busy Person’s BrainWhen you reach out to people you admire, asking them to chat about their careers, you probably think it’s an obvious decision for them to help you. After all, who doesn’t want to use their hard-won expertise to catapult other people to success?
Well, I’ve got some bad news for you: Agreeing to meet up with you is not an easy decision for these people. In fact, in many cases, they would much rather say no.
It’s not that they’re heartless and don’t want to help; it’s just that they get a lot of these asks. You’re not the only one who wants their advice.
And, unfortunately, they only have so much time to give away. In fact, the New York Post reported this week that some experts are starting to feel so taxed by the asks for help, that they’ve started charging for it (and not just the price of the cup of coffee you’re offering to buy them).
So, what can you do if you really want some guidance from someone you admire? Follow the five-step process below for asking someone busy for help — without being annoying — and you’ll make it hard for him or her to say no.

Minorities to Drive Household GrowthMinorities are projected to make up nearly half of first-time home buyers by 2025, and account for more than one-third of U.S. households by then, according to a study by the Joint Center for Housing Studies of Harvard University.
The Joint Center is expecting the number of households to rise overall in the next decade. It projects an increase of between 11.6 million to 13.2 million new households by 2025. Overall, 36 percent of households will be headed by minorities by 2025, according to the study,

which would be up from 31.6 percent in 2013.
The age composition of households is expected to change in the next decade too, the study notes. The number of households aged 65 and older is expected to rise by 10.7 million by 2025, due to the aging baby boomer generation. Also, as
members of the millennial generation enter their 30s, the study’s researchers predict they will drive household growth by 2.7 million over the next decade.

Focus Your Door-Knocking With Big DataUse your time more wisely by targeting prospects before you head out.
or a direct mail campaign.”
You could even try building your own “big database” of your farming area by merging public records such as mortgage data with your own knowledge of the neighborhood to make predictive analyses of when people will likely be ready to move. But Carpenter cautions that “real estate professionals are their own marketers,” so they still have to track their time and make sure it’s worth the effort to do data analyses in-house.

You have a choice: You could knock on all the doors in your target neighborhood, or you could focus your time on houses that are likely to go on the market in the next year.
By employing a predictive marketing firm such as SmartZip Analytics Inc., which uses algorithms and predictive modeling to offer insights about the future of homes in any given ZIP code, you can ring your next doorbell with the added confidence of “big data” behind you.
“It’s not a guarantee,” says Todd Carpenter, managing director of analytics for NAR. “But it’s increasing your chances of that outlet being successful… whether it’s door-knocking

Bacteria in Arteries May Be Link Between Stress And Heart AttacksThe long-held belief that emotional or physical stress can trigger heart attacks may now have a scientific explanation: In stressed people, heart attacks might be triggered by bacteria dispersing within artery walls, causing fatty deposits in those blood vessels to rupture and clog blood flow, a new study says.
"We don't believe you're going to have a heart attack every time you get excited," said study co-author David Davies, a microbiologist at Binghamton University in New York. "It's more likely that every time there's.
stress, some small amount of damage is done" that weakens the fibers that hold such deposits onto artery walls, he said.
Heart attacks occur when blood stops flowing properly to the heart, leading to the death of heart muscle. Due to the scarcity of donor hearts and other factors that make heart transplants difficult, half the people
who live through a heart attack die within five years.
The major cause of heart attacks is atherosclerosis — the hardening of the arteries — which occurs when fatty deposits, known as plaques, build up in arterial walls. These plaques can rupture suddenly, leading to the life-threatening clogging of blood flow.

6 Things Agents Need to Tell Every Seller Before They ListIn a market where home inventory is low and demand is soaring, your sellers may think that their home will move in mere minutes–and at a price that defies even the loftiest expectations. When left untethered, these dreams of big prices and warp speed sales can spell disaster–and major disappointment–for you and your clients.
Don’t worry! You’re not doomed to this fate. With a few smart, premeditated steps you can head-off seller miseducation and common misconceptions and start your client on the path to a successful sale
from the get-go. Here are six scripts and simple talking points that your sellers need to know before their home hits the market.
1. Staging matters–big time!Every agent knows the old adage, “Homes that don’t show well don’t close well.” But still, time and time again we see sellers rail against the time and cost associated with staging a home. Afterall, if they love their home as it is, why shouldn’t everyone else? This is a situation where sometimes showing trumps telling. If you have
a particularly stageing-averse client, take them on a two-home showing; one where the home is staged and one where the home is not.
Be sensitive, but firm. Their decor may be a beautiful expression of their personality, but sometimes less is more. You can also download and share Trulia’s 10 Hardcore Staging Tips for Sellers so that they can reference it before every open house.

That’s why on this crisp fall morning, almost 35 years to the day from the first flight, a crowd is gathered in the predawn darkness. As the sun begins to rise, so, too, does the unmistakable balloon envelope.

Home Warranty Free to Your Clients!!
If you are negotiating a contract and the buyer wants to ask the seller to pay part of their closing costs it is very important to contact us prior to writing the contract. The amount that the seller is allowed to pay when a buyer is getting financing will vary depending on the type of loan, the loan to value, down payment, and the occupancy (owner occupied or investor). Here is an overview of what the seller is allowed to pay for the buyer’s closing costs and prepaids/escrows:FHA loans-up to 6% of the sales price (owner occupied only)VA loans-up to 4% of the sales price (owner occupied only)Conventional loans-depends on the down payment and occupancy:Owner occupied with 5%-9.99% down payment = 3% of the sales priceOwner occupied with 10% or more down payment = 6% of the sales priceInvestor loans-2% of the sales price regardless of down paymentKeep in mind that the Owner’s Title Insurance Policy and the Florida Document Stamps on the Deed are NOT considered buyer’s closing
costs because the FAR/BAR contract already assumes the seller is paying those costs. The additional seller contribution that can be written into the contract can go towards buyer’s costs such as survey, appraisal, homeowner’s insurance, loan fees, etc. The seller contribution can never be used for the buyer’s down payment.NOTE: It is very important you word this correctly in the contract to avoid misunderstandings at closing between buyers and sellers. We recommend you state that the seller is paying buyer’s “closing costs and prepaids/escrows” in addition to the standard costs of Owner’s Title Insurance and Stamps on the Deed. The closing cost credit can be listed as either a set dollar amount or a percentage of the sales price. Finally be sure you are not asking for too high of a credit from the seller; for example if you state the seller is to pay 6% of the sales price towards buyer’s closing costs you may find that the buyer does not get the full benefit of the 6% because the closing costs/prepaids are not normally that high. We will be happy to calculate the dollar amount of closing costs/prepaids when you are submitting a contract so you know that the credit is not too high or too low. Please call us if you need assistance when asking for seller contributions for your buyer. We would be glad to assist you! Thank you for choosing the Dyer Mortgage Group.
