Replacement and Retrofit Variations: Frame-In vs. Frame-Out; Wall Constructions; and Window Frame Materials

STANDARDS AND PRACTICES

There are many wall constructions (wood frame, masonry,and concrete block) along with vinyl, wood, and metal windows that are to be removed, and vinyl, wood, compositeand metal windows to be mounted as replacement.

These variations require individual considerations whenremoving the old windows; such as whether you leave theold frame in place, or remove it completely.

These wall construction and window frame materials alsoimpact how you remove the old window, how you install thenew windows, and how you flash and seal the opening toprevent air and water infiltration.

It’s important how you install so you can preserve the in-labperformance of the new product when placed in-service.With all these variations, the basic approach is the same.

What needs to be decided first is whether the new windowmounts against the old window frame, preserving the exist-ing weather barrier interfaces already established betweenthe left-in place window and the wall; or does the new win-dow go into an opening where the old frame is gone and allthe weather barriers need to be re-constructed.

The following shows examples of different approaches - withthe common goal of proper weather management.

Blind Stop(Inside-Out)Basic sash pocketreplacement. TheOperating Sash and balance system(Ropes, Pulleys, and Weights) are disconnected andremoved to inside (or aluminumtrack/spring). The New window isinstalled into the sash pocket from theinterior (head expanderas needed) with optionalwrap of exterior trim.

Rough OpeningBrick mold, old frame & sash pocket removed. Sheathingrevealed to width of casing. New, finned window installedwith new brick mold exteriorcasing over new fin to butt siding. Interior trimmed as needed. The Integral J-Channelcan allow re-application of thesiding and create effective water management.

Remove Old Frame Totally. Old steel window is completely removed. Disturbed rough opening is repairedand cellular pvc buckmounted, sealed thenwrapped to receive newbox frame window. It is installed withsnap trim or pvc trim to interior andexterior - as needed.

Butt to old Frame from ExteriorRemoval of operating sash,mulls and glazedpanels. Sill, jambsand header blocked.New, frontal flange window is installedwith flange againstold frame andtrimmed interior.

Butt to old frame from InteriorRemoval of operating sash, mulls andglazed panels. New, boxframe window is installed,butted to old frame.Aluminum Capping isapplied to finish weatherseal the exterior. Sealantis used to seal the interior.

Using Nailing FinOperating Sash(es)removed, mullionand fixed glass panel (if included)removed to leave oldframe. The NewWindow with integral 1/2” fin is installedto blocked old frame at jambs, sill andheader with eitherpvc liner or wrappedframe.

Jump Frame

Using 1 inch Frontal FlangeAll operating sash, mulls andglazed panels removed. Widefrontal flanged windowinstalled inside old frame, with flange covering outsidetrim. Aluminum or pvc DripCap should be made andinstalled along top flange toprevent water penetrationbehind flanges and into thecavity.

Aluminum Frame-In. Operating Sash(es)removed, mullionand fixed glasspanel (if included)removed to leaveold frame. NewBox FrameWindow installedto left-in-placejambs, sill andheader - cappingor trimming exterior.

Pry-Out

Aluminum Frame-Out Sash, mulls andglazed panelsremoved. Old framepried and cut out.Box Frame windowinstalled with either snap-trim to interior and exterior, fabricatedblind stop, or installed pvc liner.

Cut-Back

Fin MountSiding cut back toreveal old windowfin. Old windowremoved, fin andall. New finnedwindow installedwith new brickmold style exteriorcasing over newfin to butt siding.Interior trimmedas needed.

Cut-Back & Kerf

Kerfed WoodMouldingTo fill space left by anold window with 2-1/4”frame depth with new3-1/4” window, sidingis cut back to exposeold window fin. Oldwindow is removed.Brick mold style exterior trim is kerfed with groove that fits over new window fin to movenew window towardsexterior.

Mounting Fin Cutout. Sawsall cuts through nailingfin of old window on all 4-sides. The fin remains are leftin place. A block is used tomake an interior “stop” andthe new window is installedfrom the outside against thestop. Backer Rod andsealant, J-Channel or cap-ping is installed to seal theoutside.

Creating BlindstopRather than saws-all cutsaround old window to leave the fin in place, removing old trim and siding to expose the old finned window allows full removal. Replacing the removed trim and/or siding with new trim, 3/8” wider, to project into the opening, creates a “blindstop” allowing a Pocket Install from the inside. Using shims under the window and cap nails to secure the sill flashing in place provides proper, functional drainage.

Wood Frame-In or Frame-Out

Wood Openings Whether the old win-dow frame is left inor removed, a pvcliner works like areceptor system. The liner can beinstalled plumb andsquare with allweather barriers re-established. Thenthe new window isinstalled into theliner weather tight.

Concrete Frame-In

Masonry OpeningsWhen windows are installed into masonry openings of block and stucco,removal leaves a messthat’s difficult to makeweather tight. A rigid linersystem overcomes thedestruction of removal and allows a good performing installation.

Wood Buck SurroundThe old frame is removed, exposing the wall gap between the stucco coating and the interior. Taperedwood bucks are fastened to theunderlying block walls with cementnails to provide a secure mountingsurface. The wood bucks areapplied along header and jambs.Any gap in the sill can be filledwith quick-set compound (fast drying leveling cement) to makesure a level surface is provided for the sill buck, unless it’s a pre-formed sill with taper.

Butt to old frame fromExteriorAll panels are removed down tothe left-in-place frame. The newwindow, unequal legged, ismounted against the old framefrom the outside to make aweathertight installation withthe new window covering theold frame. Wood or cellular pvctrim blocks can be applied onthe inside to level out the spacebetween the new window andthe old sheetrock return, andallow trim to be applied to finish the install.
