General profile A new development has started to realize the dream most of us aviators have, just to be able to have our airplane parked just outside or next of our house. And to start up our plane and go flying when ever we want or feel the need to without having to drive to an airfield. Or just drop by our friendly neighbor for a chat or a beer and an aviation tale. Village Aéronautique de Cahors is situated in one of the most rural parts of France. It is located near the medieval city of Cahors which is the capital of the department the Lot (department 46), the vineyards along the river Lot and Lalbenque, known for its delicious truffles. The small village Lalbenque is only a few minutes’ drive away.

Bring your passion Home. Enjoy the unique privilege of owning your own villa with runway connection and the possibility to fly at any time! Our project Airparc Cahors in the south of France offers you just that. Airparc Cahors is a small community of 20 villas connected to both a grass ( 1.000m ) and concrete (1.500m) runway leading to each villa.

Sharing a Passion. The Airpark will give private pilots, the possibility to park their plane in their hangar near their own house. In the airpark they will find other pilots who have the same dream and want to share their enthusiasm.

A Home Like No Other

In addition to the convenience, the camaraderie and the many other benefits airpark residents reap, nothing beats the main advantage of living in a fly-in community: the opportunity to get up in the air easily and often. For commuters, living in an airpark makes it truly feasible and, in many cases, more economical to use an airplane to get where their schedules demand. For recreational pilots,


fly-in communities provide a means and a strong incentive to enjoy flying on a more regular basis. “What a joy to decide ‘I want to go flying today’ and walk 20 steps to your hangar, push open the door, fire up the airplane and away you go, Not having that 20-, 30-minute commute to the airport is just an absolute treasure.” With the airport just a couple hundred feet from your doorstep, the traditional barriers and excuses that stop many of us from taking that evening joy ride or making that short hop across town — whether it be a lack of time, a reluctance to make the drive to the airport or one of the numerous other distractions that steal our attention — fall away. Instead, we’re left with more occasions to enjoy that one-of-a-kind feeling that comes from hopping in the left seat, inhaling that cockpit smell we know so well and feeling the Earth sink below us as we pull back on the yoke. What better way to enjoy that feeling than to live in a community where it can be shared and appreciated by like-minded friends.

The Airparks first fase will consist of about 20 houses each on a lot of 1600 to 2500 m2, enough to build a house, a swimming pool and a hangar on the bigger ones. The house and hangar will be connected directly to the airstrip by a taxiway and connected to the entrance of the park by a separate road for automobiles. Every lot will have access to the main road and the taxiway. The lot will be connected to electricity, water and a telephone line.

All you can wish for within reach. Explore the typical French countryside with its famous vineyards or visit the historical city of Cahors, Bordeaux or Toulouse. In the old villages around the park the medieval times still show their marks. Enjoy a luxurious life with beautiful nature and delicious local food.

An aviators paradise in France. Have your aeroplane right outside your home and ready to be taxied to the central runway; no queues, just total freedom to come and go as you like.


Imagine to plan a flying trip to Paris, Barcelona, Milano or just a beach trip to Saint Tropez all within flying distance.


In the first phase will get started if as soon as we have located our first12 customers, then we can start developing the lots. The second phase will expand with another 10 houses. It is possible to expand the project with a third phase of about 10 - 20 houses.

Every house has a lot of around 1.600 – 2.500 m2. On every lot there is room for a house with garage and the possibility to have a private hangar and/or swimming pool. On the airfield one will find also hangars to rent, and other facilities like maintenance and a fuel station. There is also a flying and a glider club on the airfield.

We have a small impression of the airpark. The definite division of lots, taxiway en drive ways depends on the landscape and other architectonic and statutory regulations.


Pricing

As of now we can offer our first launching clients a lower price per m2. The lots variate from 1600m2 until ca 2600m2 prices are in between €139.000,- and € 266.000,- ex v.a.t. If you need more space you can make a combination of two lots. At this moment any type of house is feasible. We have a partnership with a very reliable building contractor IGC. who will realize the house, hangar ect. of your choice. We have plenty of examples to look at. Price indication for the building cost of the House will be between €1.200,- and €1.600,- ex v.a.t. per square meter, depending on the type op house and level of finishing of the house this price indication is is only for the house, the Hangar will be cheaper to built and depending on the type of hangar and finishing will be around € 500,- to €800,- ex v.a.t. .

Of course we will be able to give you an exact price once you have chosen your own design for the building cost.

An airpark to fulfil your dreams

Village Aéronautique de Cahors will be positioned along the airstrip of the airport of Lalbenque, in the south west of France (ICAO: LFCC, IATA: ZAO).

The airfield is equipped with a 1450 meters long runway. The runway and taxiways lead directly to the villas so you can land and taxi directly to your home.

The airfield was opened for the first time in 1971. In the beginning the illumination of the runway was done by hand and batteries. The first control tower was situated in a Citroen van. The airfield was frequently used by president Pompidou to visit his house in the country at Cajarc. Nowadays the airfield has e real control tower, several hangars, a restaurant and boardroom. The l'Aéroclub du Quercy uses the airfield, but also the Centre école régional de parachutisme and the pilot school are very active.

France has a great reputation as a aviation nation and still has an active aviation industry and as a result of this has a very active home building community called the RSA with very active members.

If you fly or plan to restore a historic aircraft France has a very large historic aviation community as well ranging from the relative simple aircraft from WWI like the DR1 to the historic Jets like the Fouga Magister and Mirage or the warbirds from WWII like Mustang Spitfire ect. ect.


Compared to other countries like Holland for instance the fuel is a lot cheaper around 20 to 25% cheaper.

Landing fees are very moderate fore instance at Cahors Lalbenque we pay around €4.25 for a landing, this includes the handling.

Touristic information The department Lot is named after the river Lot, which meanders through the landscape. It is situated in the heart of the southwest of France.. The Lot is a very beautiful region which was shaped in the course of millenniums. To complete this board, the people built buildings such as magnificent castles when the numerous pilgrimages enriched bankers and traders. Those buildings are among the most beautiful of France.

With 20.000 inhabitants Cahors is the Lot prefecture. The department is crossed by 700 km of roads of big hike; it will satisfy all the amateurs of canoeing on the Lot, the Dordogne or the Célé.

Today the Lot is one of France departments the least populated. So, its landscapes and buildings did not undergo the torment of the urbanization and were able to keep all their history, romance and beauty.

The Lot is not only a delight for eyes; it is also for the taste buds. We can suggest you some menus: la truffe, la noix, le foie gras, le confit, les cèpes, le cabécou and the Cahors wine, one of the best and oldest wine in France. You can taste these specialities in every restaurant which are spread all over the region; small local restaurants to restaurants with one or more Michelin stars.

The Cahors wines boast matter, firmly making their mark on the palate. Previously considered as rustic, they have managed to renew their style and are currently winning over a wider public. The wines are a dark, dense and sometimes even a ‘black’ colour in their youth. Their rich and complex aromas surprisingly develop over time.

The history of the region is found in numerous villages like Rocomadour, Saint-Cirq Lapopie, Cahors, Figeac and Sarlat.

Hostellerie de Goujounac located in Goujounac is run by a Dutch couple. And where you can have dinner for a resonable price

La Recreation located in Les Arques is a restaurant with an exellent kitchen a bit more expensive but well wort it.

Le Lamparo located in Cahors is one of the restaurants where you can enjoy a 3 course meal for € 15,- simple but good. Also a restaurant where the locals go out to eat.

Au Fil des Douceurs in Cahors right at the foot of the Historic bridge Pont Valentré we find a restaurant who specializes in truffles .

Le Marche located in Cahors has a very good recomondation in the Michelin guide

Le Gindreau located in St Médard is one of the top restaurants with a Michelin star.


Houses worth to be living in

For the realisation of the real estate we work with a local Builder which has an excellent good reputation.

I.G.C is a reputable and qualified architect builder who will work closely with you to design the villa and property that meets your needs. With a swimming pool and your own hangar if you want. No problem if you don’t speak the French language; you will be able to communicate with us in English, German or Dutch also.

The Airpark will not consist of pre-designed houses. You can build the house you desire want, with or without private hangar, as long as the design of the house fits to the local regulations. You will find some examples in this brochure.

The houses will be build conform the French regulations concerning quality, insulation and durability. It will be more than just a house for the summer vacation; you can live there comfortably the whole year through.
