1.02 Project Description

A. The scope of work of this Contract consists of the following buildings:

Community Buildings - Gas Station / Car Wash - Clinic and helipad - Fire Station Building - Super Market - Generator Building Community Recreation - Golf Course (Club House) - Commercial Recreation Center - Island Recreation Center - Racquet Club - Public Beach House

- Boat Ramp Storage The above Buildings are to be built within the allocated lot boundaries, including all relevant infrastructures and parking. The entire project site preparation development, rough grading and soil improvements including the Building sites is currently underway. No known utilities are expected to be encountered during the construction within the Buildings site under this contract.

1. CONTRACTOR shall furnish all plant, tools, equipment, temporary facilities,

labor, supervision, technical and professional services, consumables, materials (except Saudi Aramco-supplied materials as noted in Schedule “G”) and shall perform all operations and incidentals required to complete the construction activities.

1. Site preparation, site surveys, clearing, site and road excavation whether in

common soil or in rock and backfilling, compaction of trenches and pavement reinstatement, foundations of structures, and disposal of excess and unsuitable materials at a location designated by Saudi Aramco.

2. Utilities:

a. Provision of electrical utility systems including indoor and outdoor

lighting, power distribution equipment, receptacles, wiring, above and underground cabling, power supply to mechanical equipment, service equipment, plumbing sensors, fire alarm system, grounding, lightning protection & occupancy sensors.

b. Provision for a complete voice/data communications system,

passive conduit/cabling for public address, audio/video system and CCTV system, to serve the Buildings including cabling and equipment inside the building and Pot’s telephone infrastructure outside the building and onsite. Provision for telecommunications cables inside and outside buildings with all accessories and appurtenances.

c. Provision for potable water, chilled water, fire water, sewage

system, storm water and irrigation water with all required accessories and appurtenances to serve the Buildings, including trench excavation, dewatering if necessary, bedding, installation of utilities, backfilling and compaction of backfill to specified standards, in addition to testing and disinfection of pipes prior to use.

d. Provision of a plumbing system including cold, hot and drinking

water system inside the Buildings. e. Provision of central chilled water air-conditioning system and

associated piping and pumps to serve buildings. The source of chilled water will be the university central chilled water plant.

f. Provision of DX-central split system for club house building

complete with refrigerant piping and accessories. g. Provision of a fire fighting system including portable fire

extinguishers and/or automatic sprinklers as required and shown on the drawings.

3. Site:

a. Site grading and storm drainage system:-

− Site paving and grading as shown on drawings.

b. Asphalt roads parking lot and concrete walkways within the Building lot areas.

c. Installation of outdoor lighting within the lot areas, walkways,

parking, and sport lighting including underwater lighting. d. Provision for site development including planting, irrigation, site

furniture, play structures, curbing, walkways, sidewalks, landscaping and outdoor lighting.

4. Buildings:

A. Provision for permanent buildings with reinforced concrete frame,

precast concrete perimeter wall cladding and/or sandwich panel cladding with dry wall internal partitions and/or CMU wall paritions and fully air-conditioned.

B. Provision for Pre-engineered metal buildings with sandwich metal

panels cladding..

C. CONTRACTOR shall provide all required personnel and equipment and all other work required to provide complete operational facilities.

D. CONTRACTOR shall perform continuous site clean-up during the project and after demobilization.

E. CONTRACTOR shall prepare and implement construction waste management

plan, indoor air quality management plan and erosion/sediment control plan.

F. Contractor shall perform Geotechnical soil investigation for all Buildings and associated structures. The Geotechnical Scope of Work shall be approved by Saudi Aramco CSD prior to start of soil testing. The final report shall be reviewed and approved by CSD.

G. Testing all materials shall be done at CONTRACTOR’s expense by an

independent Saudi Aramco approved laboratory or independent laboratory chosen by Saudi Aramco.

H Testing and commissioning of all the works by CONTRACTOR shall be done by

qualified personnel.

1.7.1 General

A. The installations shall be in strict conformance with all project specifications and the design drawings. Any

conflict shall be brought to the immediate attention of the Saudi Aramco Representative.

B. Contractor shall perform all surveying functions necessary, to accurately establish

levels, lines, and project boundaries for the work as shown on the Drawings. C. Contractor shall prepare Hazard Identification Plan (HIP) and shall submit the

same for review to the Loss Prevention Division. Work shall commence only after approval of the Hazard Identification Plan.

D. Contractor shall control dust generation during excavation and construction.

E. Contractor shall control the noise exposure of the workers and surrounding

environment.

F. Contractor shall assure and control the use of environmentally and health-wise safe construction materials such as asbestos free building materials, lead free paints etc.

G. Contractor shall assure the safe and approved disposal of removed earth materials

and generated construction debris, and shall dispose waste per the approved Waste Management Plan.

1.7.2 Phase 200 - Civil Work

A. Site Preparation The WORK shall include but shall not be limited to the following: 1. CONTRACTOR shall perform all the surveys necessary to layout the

project facilities. 2. CONTRACTOR shall perform additional Geotechnical Investigation to verify

and determine the soil bearing capacity and settlement after soil improvement has been completed. In case of discrepancy between the test results and the design basis, CONTRACTOR shall notify Saudi Aramco Representative for remedial action.

3. CONTRACTOR shall field verify the existing conditions. If any deviations on

the Drawings from the existing situation are observed, the discrepancy shall be brought to the attention of Saudi Aramco Representative before any work is to commence.

be excavated until the complete removal of debris is accomplished. Unsuitable materials includes, rocks larger than 30 cm, debris or vegetation, organic clay, top soil, or any specific material so designated in writing by Saudi Aramco Representative.

B. Excavation

The WORK shall include but shall not be limited to the following: 1. CONTRACTOR shall excavate for the required foundations at the locations

specified on the drawings. 2. CONTRACTOR shall excavate trenches for underground electric and non-

electric utility lines and cables as shown on the drawings. 3. All excavations for structures, utility pipes, cables shall be made to such an

extent that will provide sufficient space to work conveniently around the structure or utility pipes.

4. Excavated material shall be designated as suitable or unsuitable for use as

fill by Saudi Aramco Representative. Suitable excavated material shall be used to construct fill layers. Unsuitable material shall be disposed of off-site in conformance with the Specifications.

5. CONTRACTOR shall dewater all trenches and excavations before installing

below grade foundations, or laying underground utilities. All excavation and trenches shall be kept dry until the structures, pipes and appurtenances to be built/installed are completed and backfilled.

C. Backfilling and Compaction.

The WORK shall include but shall not be limited to the following: 1. Preparation of Subgrade: Prior to placing any fill material on the natural

subgrade, the existing subgrade shall be compacted as per construction specifications.

CONTRACTOR shall construct the subgrade conforming to the cross section shown on the plans and maintain the finished surface in a smooth and compacted condition until covered by subsequent construction layers.

2. Contractor shall install one layer of GEOGRID over the compacted existing

ground surface to reinforce the compacted surface as per construction specifications.

3. Fill Material: Locally available material that satisfies Specifications for fill

(SAES-A-114) shall be used, subject to Saudi Aramco Representative approval, prior to importing borrow fill or transporting fill material to WORK site areas. Saudi Aramco Representative reserves the right to inspect and test the fill material for conformity with Specifications.

Fill materials shall be placed in layers as per construction specifications before compaction. Each layer of fill material shall be moistened or dried to a uniform moisture content suitable for maximum compaction. All fill materials shall be compacted as per construction specifications. CONTRACTOR shall perform in-place density tests ASTM D1556, D4703. Tests shall be made after compaction of each layer of fill.

4. Contractor shall install one layer of GEOTEXTILE FABRIC material over

the compacted backfill material as per construction specifications. 5. Structure Backfilling: Backfilling around foundations shall be in accordance

with SAES-A-114. Fill and backfill under structures and adjacent to structures shall be select fill as per Specifications - Section 02200 Earthwork. Fill and backfill materials shall be placed in layers not exceeding 15 cm in thickness after compaction.

6. Trench Backfill: The bottom of trench shall be free of material that cause

damage to pipes, cables or other new construction.

Section 01010 Cables, uPVC, DI, FRP, steel and RTR pipes shall be laid on a ground bed consisting of crushed stone (150 mm) if weak soils are encountered followed by a layer of clean sand (150 mm)compact to 70% relative density ASTM D4254 in ITSaccordance with SAES-S-070 unless otherwise specified in the drawings. Backfilling shall be done in 110 mm layers or half the pipe diameter whichever is less until a depth of 300 mm of fill over the pipe is obtained. All trenches shall be inspected by Saudi Aramco Representative prior to backfilling. Fill material shall be placed in successive layers, and compacted until it has reached the required elevation. The layers shall not exceed 200 mm in thickness before compaction. All fill materials shall be compacted as per construction specifications. CONTRACTOR shall perform in-place density tests ASTM D1556, D4703. Tests shall be made after compaction of each layer of fill.

7. Select Fill Select fill material shall consist of inorganic material and shall meet grading

requirements as per specifications.

The select fill material shall be placed within 0.6m of the bottom elevation of pavement base coarse and shall be placed in layers of 200mm in thickness before compaction. Select material shall be compacted to not less than 90% of the maximum density as determined by ASTM D-1557.

Following the construction of select fill material, surface shall be maintained by the CONTRACTOR until such time as other surface is applied.

D. Base

The WORK shall include but shall not be limited to the following: 1. Aggregates for base course material shall consist of clean, tough, durable,

sharp angle fragments free from any excess of thin or elongated pieces, and free of decomposed stone, dirt, organic matter, shale, clay, clay lump or other deleterious matter. Base course material shall be crushed rock or crushed gravel, mixed with fine material, of suitable binding quality.

2. The base course material shall not be placed until the subbase upon which

it is to be placed has been approved by Saudi Aramco Representative. 3. Base course shall be compacted to not less than 100% of the maximum

density as determined by ASTM D-1557 or AASHTO-T180 as per SAES-Q-006.

4. Following the construction of aggregate base, the compacted base course

shall be maintained by the CONTRACTOR until such time as the bituminous prime or other surface is applied.

E. Prime Coat

The WORK shall include but shall not be limited to the following: 1. Prime coat shall be MC-70 conforming to Saudi Aramco Standard A-973 or

MC-250 conforming to Saudi Aramco Standard A-974 or as approved by Saudi Aramco Representative.

2. Prior to applying primer bituminous material, the surface shall be cleaned of

all loose dirt and other objectionable materials. Prime coat shall be applied only when the surface to be treated is dry. Bituminous material shall be applied at a rate of 1.75 liters per sq.m. and at a temperature between 50 degrees to 80 degrees C.

3. The primed surface shall be kept free from all traffic and in a clean

condition pending placement of covering asphalt concrete. A minimum period of 24 hours shall be allowed for the absorption and curing of prime coat prior to placement of covering pavement.

F. Tack Coat

The WORK shall include but shall not be limited to the following:

Representative. 2. Tack coat shall be applied to all concrete surfaces that will be in contact

with the asphalt pavement. Tack coat shall be applied between the asphalt base course and the surface course, new and old asphalt surface, and vertical cut adjacent to new asphalt.

3. If application of the surface is delayed by more than 3 days, or if dirt, sand

or other impurities have contaminated the tack coat, then a new tack coat shall be applied after the original one has been swept clean.

4. The bituminous material shall be applied on the asphalt base course by

means of a bituminous distributor at a maximum rate of 0.25 liters per sq.m. or as directed by Saudi Aramco Representative.

G. Asphalt Concrete

The WORK shall include but shall not be limited to the following: 1. Asphalt mixture: Asphalt shall be petroleum asphalt cement, grade 60-70

penetration, conforming to AASHTO Test methods described in the Specifications.

2. Mineral Aggregate: The combined mineral aggregate shall conform to the

grading requirements of the Specifications and as per SAES-Q-006. 3. Job Mix: The job-mix formula shall combine the mineral aggregates and

asphalt in such proportion as to produce a mixture conforming to the composition limits by weight in ASTM D2172 or ASTM D6307. The CONTRACTOR shall submit asphalt mix design to Saudi Aramco Representative for review and approval at least 30 days prior to use. The asphalt concrete shall be graded from a Saudi Aramco approved batch plant.

4. Placement and Compaction of Asphaltic Concrete: The bituminous mixture

shall be placed and compacted in sections not more than 90 m in length. The asphaltic concrete shall not be placed when the atmospheric temperature is below 4 degrees C, nor during fog, rain, wind or other unsuitable conditions. The nominal thickness of the compacted bituminous wearing course is 50 to 60 mm and 70 mm for bituminous base course.

H. Hardscape and Landscape

The WORK shall include but shall not be limited to the following: 1. CONTRACTOR shall construct and provide concrete walkways, sidewalks,

open area courts, soccer fields, tennis courts and all required apurtenances and concrete apron within the Buildings sites. The paving design pattern and type of materials used shall be as indicated and shown in the drawings.

3. The CONTRACTOR shall construct and provide tree pits with grating as

shown and indicated in the drawings. 4. The CONTRACTOR shall provide complete landscaping such as trees,

shrubs, grass and other ground cover plants with associated irrigation system as shown on the Drawings. Planting soil mix for the plants shall be provided as per the specifications. Land form, shapes and final ground elevations shall be as shown on the Drawings.

5. The CONTRACTOR shall construct and provide sports facilities such as

tennis courts, basketball and volleyball courts and soccer fields with associated bleachers as shown in the Drawings.

6. The CONTRACTOR shall construct and provide concrete drop curbs, and

handicapped access location as indicated and shown in the Drawings. 7. CONTRACTOR shall provide signage and markings for the roads and

parking areas as shown on the drawings and specified in the construction specifications. Signage and markigns shall meet Ministry of Transport (MOT) latest standards.

8. CONTRACTOR shall provide and install traffic control sign and post

assemblies and application of traffic marking for lane lines, parking lanes, pavement arrow markings, edge lines and hatching as shown on the Drawings. All works shall be in accordance with Ministry of Transport (MOT latest Standards and Specifications) and as stipulated in the design criteria of HOK.

9. Before installing street curbs/gutters sidewalks adjacent to public streets,

CONTRACTOR shall get the approval of Saudi Aramco Representative. Contractor shall confirm that all public utilities and planting to be constructed by others are installed prior to start of curb/sidewalk construction.

12. Contractor shall be responsible to provide all necessary electro-mechanical and other requirements including pumps, piping, make-up water connection piping, nozzles, cables, conduits, disconnects etc for all water features shown in the landscape drawings. Contractor shall use the services of specialist water feature designer and prepare necessary shop drawings for Saudi Aramco approval prior to installation.

13. Contractor shall coordinate with building electric power system to tap the

power from nearest source and run the feeder / cable / conduits accordingly. Contractor shall submit shop drawings for Saudi Aramco approval.

14. Contractor shall submit necessary structural details shop drawings for water

features for Saudi Aramco approval.

I. Water and Chilled Water Systems The WORK shall include but shall not be limited to the following: 1. CONTRACTOR shall install water system including various sizes of pipes,

fittings, valves and washout valves. Pipes shall be RTR PN16 for potable water system and CS Schedule 40 for chilled water system. A backflow preventor with an air release valve shall be installed downstream of the tie-in point for potable water. CONTRACTOR shall connect the proposed pipes at the designated tie-in points as shown on the drawings.

2. CONTRACTOR shall interface at tie-in points of potable water and chilled

water system with main water and chilled water networks. CONTRACTOR shall remove the end cap (end cap by others) and provide water supply for the Building beginning at the interface points as shown on the Drawings.

3. Installation of all water appurtenances shall be in accordance with the

manufacturer’s instruction manuals and as specified in the construction specifications.

4. CONTRACTOR shall coordinate water works with the works of others and

shall provide shop drawings for all crossings with other utilities and for all required appurtenances (valves, valve boxes, etc.).

5. CONTRACTOR shall layout the pipes as shown on the Drawings and as

approved by the Saudi Aramco Representative. 6. CONTRACTOR shall verify all horizontal and vertical site dimensions prior

to staking the system. 7. CONTRACTOR shall provide concrete thrust blocks at all bends, tees,

reducers and caps and as specified by the Saudi Aramco Representative.

firewater system layout. CONTRACTOR shall remove the end cap (end cap by others) and provide firewater system beginning at the interface points as shown on the Drawings.

5. CONTRACTOR shall coordinate fire water works with the works of others

and shall provide shop drawings for all appurtenances and crossings with other utilities and shall obtain concerned Saudi Aramco approval prior to start of work.

3. Sewer manholes shall be fiberglass as shown on the Drawings. 4. CONTRACTOR shall layout the pipes, manholes, and cleanouts as

shown on the Drawings or as directed by the Saudi Aramco Representative.

5. CONTRACTOR shall verify all horizontal and vertical site

dimensions prior to staking the system. 6. CONTRACTOR shall provide dewatering equipment in case water

table is encountered during excavation. 7. For each Building, the sewer network shall be connected to the tie-

in point to the external sewer system as shown on the drawings. 8. CONTRACTOR shall coordinate sewer network works with the

works of others and shall provide shop drawings for all appurtenances and crossings with other utilities.

9. CONTRACTOR shall test the sewer system after installation, as

mentioned in the construction specifications. 10. CONTRACTOR shall coordinate all his works with Saudi Aramco

Representative and obtain their approval prior to start of work. 11. CONTRACTOR shall provide oil separators & grease interceptor as

shown on the Drawings.

L. Irrigation System

The WORK shall include but shall not be limited to the following:

1. For each site, CONTRACTOR shall install an irrigation system including various sizes of pipes and valves. Pipes shall start from a tie-in point within the site. A backflow preventer with an Air Release Valve shall be installed downstream of the tie-in point. Pipes shall be looped as shown on the Drawings and shall be uPVC Class 5. All lateral pipes shall be uPVC Sch. 40 except all riser pipes, which shall be Sch. 80. Above ground piping at the backflow preventer shall be RTR PN16.

various types of irrigation heads and solenoid control valves including valve boxes.

3. CONTRACTOR shall interface at the tie-in points of irrigation water

supply with main water system layout. CONTRACTOR shall remove the end cap (end cap by others) and provide irrigation system beginning at the interface points shown on the Drawings.

4. CONTRACTOR shall supply, install and connect irrigation

controllers as per Project drawings and shall provide power supply to all irrigation controllers and solenoid control valves. Irrigation controller shall be programmed and tested as per Saudi Aramco requirement.

5. CONTRACTOR shall wire all solenoid control valves and connect to

irrigation controllers as shown on the Drawings. A 30 cm length of extra wire shall be coiled at each solenoid control valve connection. Underground T-connection wiring is not acceptable.

6. Irrigation controller shall be Rainbird’s ESP-satellite controller of

approved equal. Irrigation controller shall be linked with main “KAUST” Irrigation controller system using dedicated radio frequency & cluster control units(CCU)

7. Installation of all irrigation appurtenances shall be in accordance

with the manufacturer’s instruction manuals and as specified in the construction specifications.

8. CONTRACTOR shall coordinate irrigation works with the works of

others and shall provide shop drawings for all required appurtenances and crossings with other utilities.

9. CONTRACTOR shall layout the pipes and irrigation heads with

planting layout and as approved by the Saudi Aramco Representative.

10. CONTRACTOR shall verify all horizontal and vertical site

SECTION 01010

M. Grading and Storm Drainage

The work shall include but shall not be limited to the following: 1. The CONTRACTOR shall grade the site in such a way that the

storm water will flow naturally to low lying areas as shown on the drawings. Grading was designated to follow the existing drainage pattern of the road surrounding the sites.

2. The CONTRACTOR shall provide subsurface drainage blanket

under the soccer field area. The basic components of the system are:

- Gravel bed. - Geotextile filter below and above the gravel bed. - Trench at suitable points to collect and lead the water

away. - Ø200 mm UPVC perforated pipe.

N. Piling Work

Piling Work shall include, but shall not be limited to the following:

1. Contractor shall furnish labor, equipment and materials for installation of all piles as indicated and specified. Piles shall be cast-in-situ reinforced concrete bored or driven system utilizing steel casing and polymer slurry.

2. Contractor shall conduct pile load tests, test borings, sonic integrity

testing, and core testing as indicated and specified.

3. Contractor shall employ at its own cost an independent Geotechnical Engineering

Consultant to detail instrumentation for pile load tests, monitor pile load tests and provide a load test report.

4. Contractor shall employ at its own cost an independent testing

company to perform sonic integrity testing.

5. Contractor shall employ at its own cost a qualified surveyor experienced with pile installation, who shall establish lines and levels. Contractor shall be responsible for correct location of piles.

6. Contractor shall protect adjacent property, public utilities and

structures, and completed Work, from damage associated with the pile operation. Damage shall be repaired by the Contractor at no additional cost to Saudi Aramco.

3. Conduct soil improvement for areas with loose/soft soils to achieve the required minimum bearing capacity against the designated settlement as well as to reduce the risk of liquefaction. The method employed may vary according to the subsurface condition. Contractor shall evaluate the subsurface condition and proposed the most effective method within the project schedule. Tentatively, the following methods appear to be most appropriate for the site and project condition: • Dynamic compaction • Dynamic replacement (Aggregate piers) • Stone columns • Surface soil using geogrid system • Refer to drawing no. VA-255038 and VA-418625

4. Place 1M of un-compacted fill over Sabkhah areas to provide a working platform for equipment. Based on the method employed for soil improvement and grading requirements, this layer may be regarded later (excavate/fill)to the levels/lines shown on the grading drawings. No extra or separate payment shall be made for this activity.

P. Helipad Helipad shall be constructed as per Saudi Aramco Standard drawing # AA-036246 & other related Saudi Aramco Standards & Drawings.

structures. Pre-cast wall cladding & pre-fab insulated metal panels were utilized on the facade. For all these buildings and structures the contractor shall prepare product data, manufacturer’s installation instruction and certification for all furnitures, workshop, exercise equipments & finishes and obtain the approval of Saudi Aramco representative before starting the work. Community Recreation: Island & Commercial Recreation Center structures are basically cast-in-place reinforced concrete free form to interior & exterior walls, with sandblast finish for exterior walls & finish for interior wall as scheduled. Roof over Racquet bowling & basketball court, due to its long span, shall be built-up roofing as metal deck on steel rafters. Racquet Club & Golf Clubhouse is a mixture of reinforced concrete structure and steel structure with prefab metal sandwich wall panels and pre-cast wall panels cladding. Public beach house & boar storage are of reinf. Concrete structure with precast cladding for boat storage & cast in place wall for beach house. Roofs are conventional roof slab & pre-fab metal roof. All shall be fabricated & supplied by a recognized and approved sub-contractor to the overall sizes, shapes & construction as shown on the drawings & described in the Construction Specifications. A. General

Perform all architectural work as shown on the Drawings and described in the Construction Specifications. 1. Buildings:

Perform building structures as described in items 7.3.3.1 to 7.3.3.2 together with all walls, floors, partitions, and accessories.

2. Thermal and Moisture Protection:

a. Provide membrane vapor barrier and bituminous dump-proofing. b. Provide fully adhered non-reinforced white on black EPDM roofing

membrane. c. Provide (R18) Styrofoam rigid board insulation for roofs

perform all the Structural Steel and Miscellaneous Metal Work including Pre-engineered Metal Buildings in accordance with the Drawings, Specifications, and as described in this Scope of Work. Steel Structures shall comply with the requirements of SAES-M-100, 12-SAMSS-007 where applicable. Pre-engineered Metal Buildings shall comply with the requirements of 12-SAMSS-014.

b. Contractor shall supply and install all structural steel and miscellaneous

metal items including Pre-engineered Metal Buildings. c. Contractor shall apply primer, finish paint, intumiscent and sprayed fir-

proofing where applicable for all structural steel and miscellaneous metal works including pre-engineered metal buildings.

d. Contractor shall submit the pre-engineered metal building design

calculations and shop drawings including those for the roofing and wall systems showing complete analysis of the system, column loads, member stresses, support reactions, and drifts and deflections by the Pre-engineered Metal Building vendor to Saudi Aramco Representative for approval prior to any fabrication and construction.

e. Contractor shall verify and modify if necessary the foundation and column /

pedestal design based on the loads and support reactions provided by the Pre-engineered Metal Building vendor.

C. Masonry Works

Masonry Work shall include, but shall not be limited to the following: a. Contractor shall furnish all materials, equipment and labor required to

perform all the Masonry Work, including plastering of surfaces to the required architectural finish, in accordance with the Drawings, Specifications, and as described in this Scope of Work.

b. Contractor shall supply and install all necessary anchors, inserts, sealants,

attachments and embedments necessary to complete the works. c. Contractor shall supply and install all necessary bond beams and lintels for

all openings, including all necessary pipe sleeves.

1.7.5 Phase 600 – HVAC/Piping Work

A. Contractor shall furnish all material, tools, equipment and labor to install all mechanical work as shown in the drawings, specified in the constructions specifications and described in this Scope of Work.

HVAC 1- Contractor shall provide and install Air Handling Units (AHUs) with

capacities as indicated in the equipment schedules and as shown on the drawings complete with concrete pads and all required accessories.

2- Contractor shall provide and install Fresh Air Handling Units (AHUs)

completed with supply/exhaust fans and heat recovery wheels with capacities as indicated in the equipment schedules and as shown on the drawings complete with concrete pads and all required accessories. This is applicable for some buildings as shown in the drawings.

3- Contractor shall provide and install chilled water pumps to serve each site

complete with inertia base, housekeeping pad and all associated fittings and accessories as shown in the drawings.

4- Contractor shall provide and install chilled water lines from site tie-in point

to corresponding AHUs as shown on the drawings. 5- Contractor shall furnish and install the complete HVAC supply, return, fresh

air and exhaust ductwork including but not limited to volume dampers, fire dampers, fire and smoke dampers, and all air terminals and louvers as shown on the drawings complete with all accessories and supports.

6- Contractor shall provided and install Variable Air Volume (VAV) boxes as

shown on the drawings complete with controllers, room sensors and all required accessories.

7- Contractor shall provide and install exhaust fans with capacities as

indicated in the equipment schedules and as shown on the drawings complete with all accessories.

8- Contractor shall provide and install a HVAC Direct digital Control System as

part of the Building Automation System as described in the construction specifications and shown on the drawings.

9- Contractor shall test, commission and balance the complete HVAC System

as described in the construction specifications. 10- Contractor shall provide chilled water FCU’s complete with accessories and

controls.

B. Plumbing B-1 Water Supply 1- Contractor shall provide and install potable water piping from site-tie in

points to corresponding fixtures as shown on the drawings complete with all accessories and valves.

2- Contractor shall provide and install electric water heaters complete with

piping with capacities as indicated in the drawings complete with all accessories.

3- Contractor shall provide and install drinking water chillers with capacities as

indicated in the drawings complete with all accessories. 4- Contractor shall perform all plumbing work as per IPC. 5- Contractor shall test and disinfect the water supply piping as described in

the project specifications. 6- Contractor shall provide the necessary plumbing controls and connection to

the Building Automation system as shown on the drawings. B-2 Drainage 1- Contractor shall provide and install sanitary drainage piping network from

corresponding fixtures to site sewer tie-in points complete with all accessories.

2- Contractor shall provide and install floor drains and floor cleanouts as

shown on the drawings or as required by Saudi Aramco Plumbing Code. 3- Contractor shall provide and install drainage venting piping network

complete from corresponding fixtures to roof complete with all vent cowls and accessories.

4- Contractor shall provide and install one grease interceptorS for the kitchen

& dining facilities.

B-3 Rainwater Drainage 1- Contractor shall provide and install roof drains and/or overflow roof drains

as shown on the drawings complete with all accessories 2- Contractor shall provide and install rainwater down pipes from roof to

SECTION 01010

3- Contractor shall provide and install a complete automatic sprinkler system

in various buildings as shown on the drawings complete with all accessories.

1.7.6 Phase 700 – Electrical Work

The WORK shall include but shall not be limited to: A. General requirements of all buildings.

1. Electrical Rooms a. CONTRACTOR shall construct a entrance conduit stub-up /

concrete trench as per the project drawings. And coordinate the trench dimensions with the approved switchboards or main distribution boards to ensure that its suitable to mount these equipments on top of it for cable button entry where required and provide flush removable covers for unused openings. Also, contractor shall ensure that the assembly of the approved main switchboards or main distribution boards will fit inside the electrical room.

b. CONTRACTOR shall install underground conduits and duct banks

as per the drawings and in coordination with the exact location of other equipment inside electrical room. Provide extra PVC sleeves as required by SAES-P-104 and Project Drawings between building perimeter wall and concrete trench under equipment.

c. CONTRACTOR shall supply, install and terminate a low voltage

switchboard in NEMA 1 enclosure 380/220V, 3�, 4W, 60 Hz, with transient voltage suppression system (TVSS) and metering. Metering shall be electronic type and include the capability for measurement of KVA, KW, KWH, voltage by phase, current by phase and power factor. Metering shall be connected and monitored by Building Automation System, and as per the drawings and specifications.

d. CONTRACTOR shall supply, install and terminate low voltage,

distribution boards, panel boards for the power supply of lighting, power system, sensors, HVAC, exhaust fans and variable air volumes (VAV’s), in NEMA 1 enclosure, surface mounted, 380/220V, 3ph, 4W, 60 Hz with number of ways, breakers rating location and short circuit capacity of panel as shown on the drawings. Equipment shall contain ample space for cables entry and termination.

f. CONTRACTOR shall supply and install wireway system including

conduits & fittings, ducts, junction and pull boxes between panel boards, distribution boards, control panels, and switchgear and between lighting, receptacles, HVAC equipment, pumps etc. and panelboards or distribution boards.

g. CONTRACTOR shall supply, install and terminate low voltage

power and control cables between Building main transformer/s and switchboard and between switchgear(s) and DP’s, LP’s, PP’s, CP’s, LCP’s as per the drawings.

h. CONTRACTOR shall supply, install and connect lighting fixtures,

lighting sensors, receptacles. Lighting switches and cover plates for wiring devices.

All material shall be subject to Saudi Aramco Representative approval. Catalogues, Samples, Tech data and shop drawing shall be submitted for each item as required by Saudi Aramco Representative. All electrical work to be done in a professional manner as per drawings and specifications, National Electrical Code (NEC), and relevant Saudi Aramco Standards and specifications.

2. Buildings CONTRACTOR shall supply, install and connect:

a. Lighting fixtures with type, quantity, number of lamps, voltage as per

the drawings and specifications including complete conduit work, wiring and termination.

Lighting Fixtures and lamps shall be as per lighting schedule or approved equals. Fluorescent lighting fixtures shall utilize energy efficient lamps and electronic ballasts with not less than 0.9 power factor. Exit signs light shall be equipped with LED’s (max. 2-3 watts per fixture). Outdoor lighting fixtures shall be mainly metal halide and at some places High Pressure Sodium (HPS) with electronic ballast and high power factor. Lighting panels shall be controlled (enable/off) from the Building Automation System.

portable equipment that needs a power supply such as exhaust fans, electrical water heaters, kitchen equipment etc.

Location of receptacles shall be coordinated at site to match with the furniture layout. Electric water heaters and exhaust fans shall be controlled (enable/off) from the Building Automation System.

c. CONTRACTOR shall supply, install and connect a complete fire alarm system, which includes an addressable fire alarm control panel, battery pack up. Optical type smoke detectors, duct and beam type smoke detectors, heat detectors, manual pull stations, horns and strobe lights, line isolating modules, quantity, location and wiring shall be provided as per drawings, specifications and manufacturer recommendations. Manual call points shall be fitted with tamper-proof clear covers causing a self-contained horn to sound when cover is lifted. Fire alarm system shall include the required interface between fire alarm system and − HVAC systems − Public address systems − Building Automation System − Fire Fighting System As per drawings, specifications and as recommended by the vendor.

d. CONTRACTOR shall supply, install and connect a complete raceway system including conduits, fittings, junction & pull boxes, clamps and supports as per NEC for lighting, receptacles, duct heaters, variable air volumes, fire alarm system, AHU’s, ACCU’s etc. Conduits for wiring purpose above false ceiling and in gypsum walls shall be EMT conduits, while exposed conduits indoor shall be hot-dipped galvanized rigid steel conduits. All connection to motors and equipment subject to vibration shall be through a flexible steel conduits and in pump room shall be liquid tight.

e. Low voltage wiring using copper, THHN/THWN wires for inside

conduits of lighting, receptacles, VAV’s, sensors,. etc. Multi-core cables.

equipment including: air handling units, VAV’s, VFD’s , starter panels, and direct digital controller (DDC).

h. CONTRACTOR shall supply install and terminate a complete

grounding & lighting protection system consist of: − Bare, tinned, soft drawn copper cable ground ring 1000 mm

minimum away from

building external wall at minimum depth of 460 mm with ground test pits and grounding rods as shown on the drawings.

− Lightning system including air terminals on the building

parapet and rooftop with down conductors made within the building walls down to lightning ground rod for each down conductor.

− Bond lightning system to grounding system at ground pit as

shown on the drawings. − Direct buried ground connections shall be made using a

thermite welding then coated with a bituminous paint and taped. Connection within ground test pit shall be made by mechanical ground connectors or split bolts.

− Size of grounding cables shall be as per the project

drawings, NEC article 250 requirements, and SAES-P-111.

All material shall be subject to Saudi Aramco Representative approval. Catalogues, Samples, Tech data and shop drawings shall be submitted for each item as required by Saudi Aramco Representative.

k. Contractor shall provide power outlet for TV and clock system based

on index T drawing. All wiring conduits etc required shall be provided by Contractor.

All electrical work shall be done in a professional manner as per drawings and specifications, National Electrical Code (NEC), and Saudi Aramco Standards & specifications. 3. Site Electrical Work

a. Main Pad Mounted Transformer Supply,

Installation, concrete pad and medium voltage side termination to be done by others and is not included in this Scope of Work.

- Conduits in concrete encasement to be PVC, Schedule 40 sized as per drawings.

c. CONTRACTOR shall supply and construct a concrete duct

bank between the secondary side of main Building transformer/s foundation and the related electrical room at building. Duct bank shall consist of PVC conduits and using a rigid steel elbows.

d. Contractor shall coordinate with all other mechanical, civil,

structural etc. prior to his excavation to avoid any conflict that may arise, Shop drawings showing such coordination shall be submitted.

e. CONTRACTOR shall supply, install and terminate:

- Power cables between transformer secondary and electrical room.

- Lighting poles with fuses and lighting fixtures, foundation with sleeves for lighting poles and terminate to lighting pole and fixtures complete with grounding installation and connections.

All material shall be subject to Saudi Aramco Representative approval. Catalogues, Samples, Tech data and shop drawing shall be submitted for each item as required by Saudi Aramco Representative.

specifications. B. Special Requirements:

1. CONTRACTOR shall supply, install and connect all conduit work, cables

and wires required for the equipment and special accessories of clinic, recreation facilities and supermarket.

2. Receptacles and junction boxes to kitchen equipment shall be checked

against the final size of equipment, location and arrangement. 3. CONTRACTOR shall provide necessary plugs, adaptors, proper size

conduiting and cabling to match equipment. 4. CONTRACTOR shall pay specific attention to all electrical work in Clinic

where all components, materials, installation shall comply with hospital grade standards. X-ray room, operation room equipment power supply shall be filtered thru shielding transformers. The power distribution to medical equipment shall be verified by contractor. All components, CB cables, conduits, panel shall be used based on actual medical equipment being supplied. Individual UPS required for critical medical facilities shall be supplied, hooked up in electrical power distribution as needed.

5. Component in recreation facilities shall have finishes and shapes that blend

into Architectural environment. Installation in sports and fitness area shall be done in coordination with relevant equipment.

6. CONTRACTOR shall demonstrate thru resumes of their staff and sub-

contractor that they have sufficient work experience in this kind of facilities. 7. Fire extinguisher system of kitchen hood shall be fully coordinated with

electric power system of kitchen & FACP.

C. Swimming Pool

1. CONTRACTOR shall supply, install and terminate underwater lighting fixtures, with their transformers as per lighting schedule and project drawings.

2. CONTRACTOR shall supply, install and connect safety switches for Swimming Pool water heaters.

3. CONTRACTOR shall supply, install and terminate all

the cables and wires to the swimming pool pump motors, circulation pumps, dosing pumps, lighting fixtures.

4. CONTRACTOR shall supply, install and connect the main swimming pool

distribution panel at the electrical room.

5. All installation shall be done based on actual selection of equipment.

D. Testing and Commissioning CONTRACTOR shall conduct complete testing and commissioning as per Saudi Aramco Standards and specifications of each electrical equipment such as but not limited to: − Switchboards and Distribution Boards − Panelboards and Circuit Breakers. − VFD’s and Starter Panel and Control Panels − Lighting Fixtures and Lighting Control − Pump Motors − Fire Alarm System − Cables and Wires − Grounding and Lightning Protection - Lighting illumination test. In order to demonstrate that each system is functional, safe and reliable. CONTRACTOR shall perform all tests using calibrated equipment by a third party with a traceable certificates for the instruments and tools in the presence of Saudi Aramco Representative and the related authority. CONTRACTOR shall make the coordination for performing such tests and advise the concerned persons of the tests at least one week in advance or as per the project management requirements.

Original and a minimum of two copies of test results shall be submitted to Saudi Aramco Representative.

1.7.7 Phase 780 – Telecommunication Work

A. General requirements of all buildings This project will provide necessary building entrance conduit duct bank and structured cabling system facilities required to support the communications requirements for voice & data security, access control system IPTV system,public address and emergency sound system complying with structured wiring system specified in EIA/TIA-568A, EIA/TIA-569A, SAES-T-916 and using BICSI TDM methods of construction and the Company Construction and Installation Standards.

B. The following is a general description of the major telecommunication systems for

the buildings. 1. Voice and Data System:

This project will provide structured cabling system to support communication transport infrastructure necessary for creation of a modern high – speed data network for all the buildings.

All materials necessary to implement the system of structural cabling will be identified, specified, procured and installed by this project. The construction scope of work covers the provision and installation of backbone and cableways, backbone and horizontal cables and outlets, cross connects, telecommunications rooms, equipment racks and cable/conduit entrance to the buildings.

2. In-Building Access Control System:

This project will provide structured cabling system to support communication transport for the access control system (provided by others) to the perimeter door of all the buildings. All materials necessary to implement the system of structural cabling will be identified, specified, procured and installed by this project. The construction scope of work covers the provision and installation of augmented Cat.6 outlets, augmented Cat.6 cables terminated on intelligent patch panels in TER/TR rooms and conduit system.

3. IPTV: This project will provide structured cabling system to support

communication transport for the IPTV system (provided by others) provided at all the buildings. All materials necessary to implement the system of structural cabling will be identified, specified, procured and installed by this project. The construction scope of work covers the provision and installation of augmented Cat.6 outlets, augmented Cat.6 cables terminated on intelligent patch panels in TER/TR rooms and conduit system.

C. The detailed scope of work of Voice and Data system shall include but shall not be

limited to the following:

1. Cable Entrance Facilities: CONTRACTOR shall provide trench, install, mandrel test and backfill building entrance PVC conduits concrete encased duct banks from the Telecommunications room (TER/TR) and stubbed out from the nearest outside plant manhole.

2. Backbone Cabling:

The construction work shall include the provision of the Fiber and copper backbone cabling system between the Telecom Equipment Rooms (TER) and the Telecom Rooms (TR) of all buildings.

segregated into separate cable type groups (bundles), and lashed or tie-wrapped to every third rung.

c. Every individual riser cable shall be tagged with a metal

engraved label. d. One (1) 100 pairs STP Cat.3 plenum rated cables will be

installed between the Main Cross-Connect (110 Terminal Blocks) of TER and the Horizontal Cross Connect (110 Terminal Blocks) of TR.

e. One fiber optic cable multimode 24 strands 50/125 µm OM3

plenum rated will be installed between the Main Cross-Connect (fiber patch panel) of TER and the Horizontal Cross Connect (fiber patch panel) of TR.

f. Lay all backbone cables into the cable runways in the

TER/TR, using plastic tie-wraps. 3. Premises Distribution System:

b. CONTRACTOR shall provide and install all the components

of overhead cable trays, EMT conduits, under floor conduits, pull boxes, wall flush mounted boxes, and floor type outlets with the necessary bonding and grounding of all the components in accordance with the detailed drawings.

3.1 Installation General instructions (Premises Distribution System).

b. Installation shall be carried out from the TER/TR to the work

areas of the building. c. The Contractor shall coordinate with other contractors/users

for the necessary clearance and specifications for installation, operation and maintenance of the cables.

d. Where the wireways/sleeves/ penetrate concrete firestop

walls, qualified fireproof materials/systems must be used to seal the penetrations as required in BICSI-TDM.

e. Install equipment racks, cable runway, vertical rack cabling

sections and power outlets in the TER/TR at the locations shown on drawings.

f. The C-Profile cable trays will be installed by suspending

above the false ceiling. The cable trays serve both as the horizontal pathways to distribute cables from the TER/TR to the information outlets (via EMT conduits). It also serves as the backbone pathways to run the backbone copper and fiber cable from the TER to the TR. A barrier strip is provided to separate the backbone and the horizontal cables.

g. The work area on each floor is fed with 1” EMT conduit

concealed behind walls and partitions.

openings. Each outlet will terminate four two/one SYSTIMAX 8-wire RJ 45 sockets or as per room requirement using SYSTIMAX Modular IDC-RJ45 augmented Cat.6 Module.

4. Outside Plant Duct Bank

This project will provide the building entrance conduit duct bank including trenching, shoring, and backfilling up to the nearest Outside Plant Manhole. Construction will be done in accordance with the applicable Saudi Aramco Engineering Standards and project drawings.

5. Public Address & Emergency Sound System:

This project will provide and install the complete Public Address and Emergency Sound System to all the buildings. All materials necessary to implement the Public Address System will be identified, specified, procured and installed by this project. The Construction Scope of Work covers the provision and installation of Equipment Racks, Digital Tuner , DVD/CD Player , Zone Paging System/ Power supply, 70V Centralized Amplifier, VoIP Gateways, Gold Seal Series Amplifiers and Speakers including raceway system, like cable tray, conduits fittings, wiring etc.

1.7.8 Phase 800 - Instrumentation Work

CONTRACTOR shall perform the Instrumentation Work for the Building Automation System (BAS) in accordance with the drawings and applicable standards and specifications listed in the project documents. BAS work includes all works required to supply, install, wire, test and commission a complete integrated BAS for all the Buildings. This Work in general shall include but not be limited to: A. CONTRACTOR shall supply and install DDC panels and VAV/FCU local control

panels as shown in the project drawings and specifications. B. CONTRACTOR shall supply and install instruments such as transmitters switches

for pressure/flow/ temperature, damper actuators, energy analyzers, water meters, BTU meters, etc.

C. CONTRACTOR shall supply cables, conduits, fittings and perform the required

wiring and conducting between the instruments, DDC panels, VFDs, contactor panels, VAV/FCU control panels and other control panels.

D. Testing and Commissioning:

1. CONTRACTOR shall test and calibrate all instruments and controllers. 2. CONTRACTOR shall utilize the services of BAS equipment manufacturer to

perform testing, calibration and commissioning.

during initial calibration and demonstrate correct operation after system is placed in service. CONTRACTOR shall document all test results and submit to Saudi Aramco.

4. After complete construction, CONTRACTOR shall perform testing for the

complete integrated Building Automation System operating automatically without shutdown or failure. Interlocks, alarms, automatic speed change, etc. shall be verified in the presence of Saudi Aramco Representative.

5. All instruments and systems must work properly at that time without any

heating, overloading as specified and must perform required service satisfactorily otherwise, CONTRACTOR shall remove and replace the equipment at his own expense.

1.08 Clean Up

A. During the progress of the Work, the Work Site and the adjacent areas shall be

kept clean. All rubbish from clearing and grubbing not reused, surplus materials and un-needed construction equipment shall be removed and disposed-off as directed by Saudi Aramco Representative.

B. On or before the completion of the Work, unless otherwise specifically directed or

permitted in writing, the Contractor shall: 1. Remove all temporary buildings and structures built by the Contractor. 2. Remove all temporary works, tools, and machinery or other construction

equipment furnished by the Contractor. 3. Remove all rubbish from any ground, which he has occupied. 4. Leave the Work Site and all adjacent property affected by his operations in

a neat and satisfactory condition. C. The Contractor shall restore or replace any Saudi Aramco's property

damaged by his work, equipment, or employees, to a condition at least equal to that existing prior to the beginning of operations. Suitable materials, equipment, and methods shall be used for such restoration, which shall be done promptly and shall not be left until the end of the Contract period.

D. All construction debris shall be transported off the site as directed by Saudi Aramco Representative.

The Construction Contractor shall maintain a set of marked-up drawings during performance of the work to record all as-built changes that occur during construction of this project. The Contractor shall furnish three (3) sets of reproducible final As-Built drawings of the facilities and two soft copies (DGN format) to the Saudi Aramco representative prior to submission of his final invoice. These drawings shall be signed and concurred by the Saudi Aramco representative.
