How important are open houses? Ask several real estate agents and prepare for a myriad of answers, ranging from “very important” to “they are a waste of time” and every gamut in between. So if selling a home, why should you have an open house? And if buying, why go to open houses? According to NAR (National Association of Realtors) 15% of all homes sell through an open house and almost 50% of buyers go to open houses. Before the internet became the first source for buyers to get information, open houses were one of the major means for buyers to preview homes and neighborhoods before engaging their agent in the process. But now, the internet allows sellers and their agents to ef-fectively create a virtual open house, which is accessible twenty four hours a day, seven days a week. If after seeing the listing on line, a buyer is interested, then they make an appointment to get in. So why have an open house? An open house serves many purposes. It lets potential buyers know that a home is for sale and that the sellers are serious about selling. It makes it easy for interested parties to see the house, including those that might initially be luke-warm to the idea of a particular house, but are willing to step inside because it is open and they happen to be going by. Sometimes those coming expecting to be underwhelmed fall in love with the property, sealing the deal! In our area, even though there are not enough listings on the market to satisfy demand, it is still a buyers market, in that buyers are being more picky about what they see and when. They might be more willing to come into a house as an open rather than to make an ap-pointment to see it. This works for buyers who do not yet have a buyer agent representing them, or if they do, they do not want to ask a lot of them. An open house translates into less obligation on the part of the buyer, to provide feedback to anyone. Its especially important to consider an open house if the home is unique and its difficult to see its special qualities in the photos. By having people come into the house, they may see the house in a different light and be motivated to buy it. It is a fact some homes just do not trans-late well into photos and seeing is believing! Having an open house is a chance to showcase these types of homes. If a house is priced right and in pristine con-dition, an open house may lead to a higher of-fer. A potential buyer getting ready to write an offer for the home with an open house coming up may be willing to pay slightly more to lock

up the deal. This rarely happens with homes that need work, but with pristine properties that disappear from the market as soon as they come on, this does happen. Open houses allow me, as an agent, to gauge buyers opinions in the home, especially its con-dition and price. Buyers usually come without their agents which opens the door for me to have one on one conversations with them. If agents are present when buyers tour a home, it is far more difficult to get candid answers from buyers, since the buyers agent dominates the conversations held with the selling agent. Once I glean this information, I am able to go back to my buyers with it. Decisions may be made, depending on what we find out. There are agents that refuse to do open hous-es, since they rarely sell their listings through an open house. The main reason agents might balk is that they do not do not feel open houses are effective as a selling tool since there are so few properties that actually sell through an open. Other agents may think they are a waste of time as far as selling their listing, but will hold an open if the owner insists. Some agents are not keen on holding homes open because of safety issues. Nationwide there have been incidents where Realtors were at-tacked and some even killed while holding homes open. There was an incident involving a local agent who was attacked while holding a home open. Fortunately they were able to es-cape intact! It’s not only agents that refuse open houses. Sellers also opt against them, citing that they are not interested in strangers going through their home, looking at their belongings, pos-sibly going through their cabinets, seeing their personal information or even having access to prescription drugs or jewelry. Many sellers are also against their neighbors coming through, in the belief that they are only looking at the decor. What I tell these sellers is that they want their neighbors to go through, since they might actually know someone who has wanted to live in that neighborhood and who could be inter-ested in the house. My attitude, along with many other agents in the Rochester area, is that if I have a home that I want to promote, I do open houses. I promote the open house with ads in Property Source, various newspapers, on the web through the MLS, Realtor.com, on the property’s unique website and on craigslist as well as Facebook and many other sources. Having an open house is a tool to draw attention to my listing, that I would not normally get.

Going to open houses can be very useful for buyers. They can use open houses as a source of information, learning what type of housing is common in their preferred neighborhoods as well as begin to understand price points they can expect to pay to live in a certain area. Opens are a great way to compare homes to each other. Open houses are a great first step for po-tential buyers. They have a tendency to go to opens first to get their feet wet and to begin to get used to the idea of finding a home that they would want to make their own. Going through open houses affords them the opportunity to form in their minds what they want. They are also a great opportunity for buyers to informally interview potential buyers agents. How buyers are treated as they go through an open house is often reflective on how an agent would treat the buyer if hired on as their buy-ers representative. If an agent is blasé and unin-terested in the potential buyer going through, why think that would not be the same case if and when they were representing the buyer. An agent that is interested in the buyer and their needs, when walking through and talk-ing shop or before the buyers leave, will most likely be more attentive to the buyer during the buying process. Also, the buyer should ask lots of questions about the home, even if not inter-ested. How the listing agent presents the home is a good indication on how they will represent the buyer in a different transaction. If they are knowledgeable or willing to find information out and get back to the buyer, they will be as engaged with the buyer as their representative. Buyers should make a plan before setting out to see open houses. The best use of their afternoon is knowing where to go and how long to plan to stay. Open house listings are readily available from a variety of sources on line. In this area, the main newspaper will list opens and the MLS offers an online open house search. To use this search, go to Homesteadnet.com, click on the “homes For Sale “ tab. On the left of the screen search options will open up. The area of interest can be defined several ways, including by checking “Open House Only?” Once in an open house most agents require the visitors sign in. It is important to fill out the requested information, including which agent a buyer may be working with. If a buyer does not want to be contacted they should indicate that on the sign-in sheet. Most agents will contact the listed agent instead of the buyer, for feed back for the sellers. It is rare, but some agents have been known to request proof of iden-tity before allowing potential buyers a walk

through, when this happens it is often by re-quest of the owner. Some agents will want to go through the house with the buyer, others will not offer. A good agent will offer to walk a visitor through, unless there are many people at the open house, or they are already engaged with another visi-tor. If this is the case and the buyer does have questions, they should wait to ask their ques-tions since the selling agent is just as eager to answer them. Be polite to the hosting agent, even if you don’t like real estate agents. They are only doing their job. You may open closets and cupboards, but you may not rummage through them! It is important that you decide if the storage space works for you and you can’t know unless you look., but you must remember to respect the sellers privacy. If you need certain measure-ments bring your tape measure with you. It is a rare agent that will know the footage of the rooms. If you want to take photos please ask the agent if this is permitted. The owner may have a reason that they do not want photos tak-en, and it is common courtesy to respect their wishes. Remember to not divulge too much personal information to the selling agent. They work for the seller. They cannot represent the buyer in this transaction. They may write the offer for the buyer, but at no time are they representing the buyer. The agents duty, by law is to deal “honestly and forthright” with the buyer. They are not allowed to divulge information to the buyer that would benefit the buyer unless the owner gives the agent permission to do so. This does not mean a buyer can’t use the agent to close the deal, it just means that the buyer must be more proactive for themselves if not opting to bring in their own representative. Sometimes people mistakenly think that by having the list-ing agent write up the offer for them, that they have a better chance at getting the house or get-ting it for less than if there were two agents in-volved. This is incorrect. The commission was agreed upon prior to putting it on the market. If the listing agent works both sides of the deal, they just get both commissions! Open houses are not passé, despite what some agents may say. They do serve a purpose, and can help sell a home or find a home! Happy house hunting!

On most humidifiers or the connected ductwork there is a bypass damper. This damper should be opened during the win-ter to allow air through the humidifier. In the summer, if you have central air condi-tioning, the damper should be closed to save fan energy and to get the most out of your air conditioning system. Humidifiers, when used properly, can make occupants more comfortable at slightly lower temperatures. This can re-duce the thermostat setting and reduce heating costs. We trust that this brief explanation will provide you with some valuable informa-tion regarding the use of a central humidi-fier in your home. Residential humidifiers have gained a great deal of popularity in recent years. They have become quite common in houses that are heated with forced air heating systems. Unfortunately, many homeowners do not understand how their humidifier works, how is gets adjusted, and how it should be maintained. Some homeowners might not even realize they have a central humidifier. As you are probably aware, indoor air tends to be somewhat dry during the winter season in the Rochester area. This is because it is cold and dry outside. As a result, it is beneficial to introduce some moisture or humidity into the living space. This can be accomplished through the use of a standard air humidifier that is installed on a forced air heating system. Older style humidifiers consisted of a sponge-like media material that was mount-ed on a drum or wheel. A small motor turned the wheel, allowing the media to be-come saturated as it passed through a small basin of water. Air from the heating system passed through the humidifier, introducing moisture to the air. This style humidifier tended to be problematic since it relied on

the operation of a small motor and a small float valve. Also, there was constantly a basin of standing water, which eventually would become dirty and filled with mineral deposits. Modern style humidifiers are simple de-vices. They consist of a water supply (con-trolled by an electric solenoid valve) which trickles water through a “water panel”. As is the case with the older style humidifiers, moisture is introduced to the air as it passes through the humidifier. However, with these modern units, excess water is immedi-ately drained out of the system. As a result, the maintenance on these systems is mini-mal. The water panel should be replaced an-nually. Humidifiers operate automatically. They are controlled by humidistats. A homeown-er simply needs to adjust the humidistat to their desired humidity level. Humidifiers are typically wired so that they will only op-erate during the heating cycle. The humidi-fier will then function if the humidity level of the air in the house is lower than the set-ting on the humidistat. People often ask us how they should set

their humidistat. A good starting point would be between 30% and 35% humid-ity. If a homeowner finds that the inside of the house feels somewhat damp or that there tends to be condensation formation on the windows, they should decrease the setting on the humidistat. Care should be taken to not over-use a humidifier. Excessive amounts of moisture in a house can lead to problems from excess condensation. On the other hand, if the indoor air tends to be too dry (or if a person is being “shocked” as they walk around the house in their stocking feet) the humidistat should be turned up. In general, as severely cold temperatures are reached outdoors (such as -20F), the humidifier setting should be changed from 35% to 25% or 15%, to prevent excessive condensation on windows, walls and other surfaces. The water panel in the humidifier should be changed once each year as maintenance. Sometimes, when the winter is not too cold and dry, the panel can last two years before changing it. Excess minerals in the humidi-fier can be cleaned out with a solution of white vinegar and then water.

The weather is changing and scam art-ists who prey on homeowners, especially senior citizens are on the move. These rip off scammers, more commonly known as “drifters” usually go door to door of-fering a variety of home improvements and repairs from roof and chimney re-pair, gutter cleaning, driveway sealing, tree trimming, etc. They often say they can do the job at a really low price, as they have left over materials from another job. Many times, these scam artists are driving trucks with magnetic signs and out-of-state license plates, or operate out of store front offices that they can quickly move out of once they finish their scam or if they think lo-cal authorities have knowledge of them. The Better Contractors Bureau recom-mends that you do the following to pro-tect yourself against these fly-by-night operators: Before you give permission to any-one to do work on your home that you have not actually called and especially before you allow them into your home

you should check them out with the Bet-ter Contractors Bureau, as to whom the owner of the company is their address and reputation. Ask for identification (Drivers license) and if they show you an out of state li-cense then tell them that you are not in-terested. Be firm and do not allow them into your home, as most scam artists work in pairs and while one keeps you busy the other will search your house to steal valuables. Some even work with children and ask if their child can use your bathroom. NEVER FALL FOR THIS APPROACH!! Don’t fall for the high-pressure stories like “this offer is only good if you take it now” or “once we leave your street we won’t be able to give you such a bargain again”. If you have checked the contractor out and do feel confident that they are truly a legitimate, local contractor and want to have them do the job for you then be sure to get everything in writing on a bona fide NYS contract required by law. In the

contract it must state along with all the specifications, that you have 72 hours to change your mind and any money given as a down payment or draw must go into an escrow account. Never give a large down payment and never pay in cash no matter what they tell you or what discount they may offer you! Always pay by check, payable to the company name, not an individual! If you have a large project or repair that you feel will be expensive you should get at least 3 estimates from similar size companies, all in writing. Never allow a contractor that you have not called to go up on your roof to check the roof, chimney or gutters, as they sometimes have been known to actually damage those items so that they can show they are in need of replacing or repairing. Make sure the contractor you finally decide on is properly insured with liabil-ity insurance and if he has employees on the job show proof of Workman’s Comp Insurance.

This past weekend Jamie and I went to the public market. We saw every summer vegetable at the peak of perfection. Zuc-chini, peppers, eggplants and tomatoes, all the ‘night shade’ vegetables were in high abundance, and priced right. If your garden is overwhelmed with tomatoes, you can use them as weapons, or I have a few ideas for tasty eats for you foodies. Make bruschetta. This is so easy and yummy. Slice a loaf of bagette bread on the diagonal, in about ½” slices. Place them on a pan then bake for about 10 minutes. When they are toasted, rub a garlic clove on the bread and lightly salt. Chop tomatoes into small pieces and pour off most of the juice. Add salt and pep-per, olive oil and chopped parsley. Top the bread slices with the tomatoes add some

fresh shaved parm cheese or feta and you have the perfect bruschetta. Remember the movie “Fried Green To-matoes”? After that movie popularized the green tomatoes, there were recipes all over. My favorite is the old time standard recipe. Slice green tomatoes about 1/3” thick, place on paper towels to drain the juice. Dip in buttermilk then breadcrumbs and let sit for 5 minutes. You can use ‘panko’ a Japanese breadcrumb, if you desire more crunch. Fry in hot vegetable oil til brown on both sides, then place on paper towels to drain excess oil, then salt and pepper. Your kidlets will love these. Stuffed tomatoes. I love these and they are so easy. Buy a package of couscous and prepare using directions. Hollow out

4-6 large tomatoes. To the couscous add chopped basil and chopped mozzarella. Fill the tomatoes with mixture, drizzle with a good olive oil and bake for about 15 minutes. This is a super good ladies lunch or use as a side dish. Here comes my family’s favorite dinner, it is a 15 minute pasta perfection. Boil wa-ter for one pound of pasta in a stock pot. In a large, hot saute pan add about ¼ cup olive oil, to this add 5 large tomatoes cut into chunks. Cook for about 5 minutes add salt and pepper to taste. At this point, salt the water and add pasta, I use ‘bow ties’, they take about 8 minutes to cook to al dente. When the pasta is almost done, add one package of fresh spinach to toma-toes a handful at a time [the spinach will cook down quickly]

When the pasta is done, add it to the sauté pan using a spider [a large slotted strainer]. If the pasta seems a bit dry add some pasta water ½ cup at a time. Sprinkle with lots of grated parm cheese, just delicious. The beautiful tomato can be presented and preserved many ways. I froze almost 20 quarts of homemade marinara sauce last week and we have already eaten 4! The burning question is… the tomato, is it fruit or vegetable? It is a fruit, actu-ally a berry, could you imagine tomato ice cream, tomato yogurt or tomato short-cake?
