Upcoming Monday, February 24th Meeting Along with all the necessary documentation submitted with the applications, your packets contain the meeting announcement as advertised in the Ambler Gazette for this month and a draft of the meeting agenda. Please be aware application #2323 has requested a postponement. The February 11, 2020 letter from the applicant’s attorney is included with your packets.
Details concerning the two hearings scheduled to appear on February 24th are: 1. Application #2324 for the property at 1622 Alba Road in Willow Grove –
The property’s existing house already encroaches into the required side yard setback. A proposed addition to that area of the house results in needing special exception approval to expand a nonconforming structure and a variance from the side yard setback requirements of the zoning code.
2. Application #2325 for the property at 350 Commerce Drive in Fort
Washington - The property owners wish to eventually pursue a land development for an addition to the property’s commercial building. If the land development were to move further forward in the overall formal land development application review process, two areas not in compliance with the requirements of the GFW zoning district need to be addressed. For the relief concerning the installation of trail improvements, the applicant states the property already contains sidewalk running along the property’s frontage within the public right-of-way and there are trail improvements installed at the property directly across from 350 Commerce Drive. As according to the applicant, zoning relief from the off-street parking requirements should be granted because the property’s business operations does not need a high amount of parking for employees and visitors, nor is there enough room on the lot if there is eventually going to be the installation of stormwater management measures.

I/We believe that the Zoning Board should approve this request because: Existing use as electrical contracting offices and
warehouse use in the former EC District that allowed Light Industrial. In use since 1976 has recently been rezoned to be
in the GFW District that does not permit Light Industrial use by right, but, new Ordinance Section 255-293.B.5 requires
a Pedestrian Trail, while the Pedestrian Trail for this area already has a Pedestrian Trail directly across the street from the
subject property, and, the property already has an existing sidewalk. Requiring a new Pedestrian Trail would impose a hardship
on the Owner and should not be required.
Section 255-294.D of the new GFW Ordinance requires minimum parking required for combined office and warehouse use of
35 spaces while, applicant/owner will provide parking consistent with prior zoning code of 32 spaces based on a
combination of office and warehouse space, which will require adding 10 additional parking spaces associated with 4,010 SF
warehouse addition as shown on attached Plan, which addition would otherwise require 13 new spaces. Applicant/Owner
does not need 13 additional parking spaces, therefore, a variance from 12 to 10 parking spaces is required. The existing lot size
and stormwater management requirements do not permit the 3 extra required parking spaces, since the lot is too small to
allow the extra required spaces and there are no added employees. After Zoning relief is granted Owner will file
fore Conditional Use with Commissioners as required by Section 255-288.A, as the existing use is being expanded.
