Work commenced on the Foster Street project in mid-June and already we are well ahead of our initial construction schedule. We’ve gone from an empty block to the start of a building in no time at all. Site preliminaries were established including boundaries pegged out, site fencing installed, water and temporary builder’s power connected, and temporary fencing erected. The site was then levelled and excess soil removed. The structural piles that support the building footings were driven into the earth and the civil stormwater drainage and wastewater lines run throughout the site. Pier caps and ground floor slab footings were excavated and poured. Under-slab conduits for telecommunications and electricity were run from the property boundary to the eventual location of the mainframe and meter board.

The ground floor slabs were formed and poured, followed by the concrete columns, which support the upper floors. Structural block work walls were completed, filled with concrete and the form work for the first level slab was erected and steel fixing commenced.

It’s onwards and upwards from here, as the steel fixing, together with the plumbing and electrical rough-in for the first level slab are completed prior to pouring the slab. The structural blockwork walls for the second level will then be laid and core-filled. Following this will be the structural columns that support the second level slab poured and the construction of the form work for the second level slab.

The team on site is off to a great start, with progress slightly ahead of schedule. At this stage, we are aiming for a Practical Completion date of early February.

We are particularly excited about this project, as it is our first development built under the new construction arm of Mosaic Property Group. Mosaic Construction brings 18 years of building experience and in-depth industry knowledge to our developments and by managing multidisciplinary teams efficiently and effectively, it will ensure all our developments run smoothly, on time and on budget. The key focus points for Mosaic Construction are construction method, high levels of finish, consistency of quality workmanship, high expectation management, value adding, and maintaining quality relationships with our suppliers and contractors to ensure we continue to deliver on our mandate for quality construction services.
