You may have heard the rule of thumb that you shouldn’t

buy a home unless you can put down 20 percent of the purchase price. However, today’s home buyers have many choic-es when it comes to the size of the down payment.

While this magic num-ber of 20 percent will save you from paying Pri-vate Mortgage Insurance (PMI), an added insurance policy that protects the lender if you are unable to pay your mortgage, you can pay considerably less than this if you want.

“Today’s consumers persistently overestimate the size of a down pay-ment they need to finance a home,” says Christina Boyle, SVP and Head of Single-Family Sales & Re-lationship Management at Freddie Mac.

According to the re-sults of a recent survey conducted by Zelman & Associates, 39 percent of those surveyed estimated that the minimum down payment requirement for a home is at least 15 per-cent of the purchase price. The reality is quite differ-ent however, as qualified buyers can get a conven-tional mortgage with a down payment of as little as three percent.

In fact, recent statis-tics show more than one in five borrowers who took out conventional mort-gages in 2014 put down

owners on the rules of down payments – and available as-sistance programs – plays a large role in getting qualified borrowers off the sidelines and into homeownership, ac-cording to Boyle, who also notes that today’s historically low mortgage rates, coupled with affordable home prices in many parts of the country, make it an attractive time to consider buying.

“If putting 20 percent down will deplete all of your savings and leave you with no financial cushion, it’s probably not in your best in-terest,” she says.

If you don’t put down 20 percent, the cost of PMI varies based on your loan-

to-value ratio – the amount you owe on your mortgage compared to its value – and credit score, but you can expect to pay between $30 and $70 per month for every $100,000 borrowed. While it’s no doubt an added cost, it enables buyers to pur-chase now and begin build-ing equity versus waiting five to 10 years to build enough savings for a larger down payment.

Additionally, once you’ve built equity of 20 percent in your home, you can cancel your PMI and remove that added expense from your monthly payment.

New homeownership opportunities are poised to grow. Carefully evaluate your finances to determine

how much you can afford and talk with your lender or housing professional about what makes best sense for you and your particular situation.

Arthritis, cardiac, and lung diseases and other systemic conditions will be affected by cold air as breathing becomes more difficult. Addition-ally, smaller fat reserves make an older pet more susceptible to hypother-mia, so leaving older ani-mal outside, even if they seem to like it, should be carefully monitored.

Here are some ideas for caring for our geriatric friends in cold weather:

If pets are housed out-side, provide a warm in-sulated enclosure and plenty of fresh water. Replace frozen water frequently, or use a heat-ing device to keep buck-ets from freezing. Dog houses should be large enough for a pet to move around comfortable, but small enough to retain body heat. Bedding like blankets or straw will provide another way to maintain body heat. The door or opening should face away from wind, and a flap or cover will help prevent drafts. During severely cold or extended cold spells, pets should be moved indoors. Older pets will not be able to stay warm regardless of the shelter.

Keep geriatrics up and moving. Stiffness and pain from arthritis and other joint conditions

will restrict the amount of exercise an older pet can handle; however, ly-ing too long in one place generates more stiff-ness and makes it even harder for them to get up and move around. Short walks several times a day will help keep joints flexible. Be sure to give any medications pre-scribed by your veteri-narian. Missed doses will increase pain and lethargy.

Protect your pet from poisons. Winter leads to increased use of an-tifreeze in vehicles, salt and de-icing products. Many of these chemicals are toxic if ingested, and it doesn’t take much to make a dog sick. Wipe off or rinse feet af-ter walking if there’s a chance that any of these poisons could bte on your dog’s paws. Dogs always lie down to lick their feet clean after com-ing in! Protect feet and pads from ice and snow. Commer-cially made booties are available to pro-tect from frostbite and snow or ice between pads. Groomers will also shave out the hair from between pads and this helps prevent snow or ice from accumulating.

Accidents from slips and falls hap-pens with dogs as well as people. Older dogs are often un-steady, and can fall over chunks of snow or slide on ice. Walk geriatric pets in the

safest areas where no ice or little snow covers pathways. Shovel snow away to make an area for dogs to relieve them-selves without having to struggle through a drift. Older dogs also have poor eyesight, and may not be able to distinguish a frozen pond from snow covered ground, so mon-itor outdoor activities.

Pennsylvania’s state forest and park systems again are rolling out the welcome mat for visitors intent on enjoying cold-weather outdoor fun.

“Winter has made an early entry across the state and as temperatures drop and snow and ice begin to accumulate, our state

forests and parks extend an invitation to head for wood-lands, lakes and trails,” said Department of Conserva-tion and Natural Resources Secretary Ellen Ferretti. “There’s a new world of fun and adventure awaiting the outdoors enthusiast.

“We are hoping families seek out a sledding hill at a nearby state park or stroll on a forest trail and enjoy the beauty and peace win-ter landscapes offer,” Fer-retti said. “For others, snow-mobile and ATV trails soon will be opening, and hunters and anglers will be head-ing to our state forests and parks for late-season hunt-ing and ice fishing.”

Below is a list of activities and events that visitors can explore this winter:

Winter events: When winter weather cooper-ates, state parks and for-ests also are the scene of

coordinated winter festivals with games, dog-sled races, sleigh rides and fun compe-titions for families. To view scheduled activities around the state, visit www.getout-doorspa.state.pa.us.

Overnight stays: The Na-ture Inn at Bald Eagle State Park offers a great base for winter activities like cross-country skiing, ice fishing and other outdoor adven-tures in the Pennsylvania Wilds. It offers modern over-night accommodations and breakfast, as well as a large stone fireplace in the great room to warm up after out-door activities.

Several state parks have winter cabin rentals avail-able. Cabin reservations can be made by calling the toll-free information and reserva-tion line, 1-888-PA-PARKS (1-888-727-2757). It oper-ates Monday through Satur-day from 7 a.m. to 5 p.m.

Snowmobiling/ATV riding: The season begins Sunday, Dec. 14, and closes April 1, 2015, in state forests and parks where conditions per-mit. Snowmobile riders in Pennsylvania’s state forests and parks have access to al-most 3,000 miles of marked joint-use state forest roads, closed roads, and trails in 18 of the state’s 20 state forest districts and in 32 state parks. More than 170 miles of winter ATV trails in seven state forest districts also open Dec. 14, including the Dixon Miller ATV Trail in Tunkhannock Township, Monroe County, which is reopening after a two-year closure.

“The reopening of this 15-mile trail in Delaware State Forest comes at a time when ATV enthusiasts are returning to state forestland trails across the state, and after the Dixon Miller ATV

Snowmobile enthusiasts will find maps, conditions, and other detailed information at www.dcnr.state.pa.us (select “State For-ests,” then “Recreation”). Snowmobile maps are updated to show storm damage and other conditions that may affect the trails.

Skiing: For the cross-country skiing en-thusiast, more than 330 miles of marked cross-country ski trails are offered on Pennsylvania’s more than 2.3 million acres of state forestland. Also available are near-ly 400 miles of groomed and un-groomed cross-country ski trails in 73 state parks. Downhill skiing is offered at Blue Knob

State Park, Bedford County, and Camel-back (Big Pocono State Park), Monroe County. Skiing is not being offered this season at Laurel Mountain, Westmoreland County, and Denton Hill, Potter County.

Other Activities: Most state parks with bodies of water are open, weather per-mitting, for ice-skating, ice fishing and ice boating.

Sledding and tobogganing also are avail-able at many parks.

Updated state park ice conditions and snow depths are available at www.dcnr.state.pa.us. Select “Find a Park,” “Things to Do,” and then “Enjoy the Winter.” Visitors also may call the nearest state park or state forest district office.

Hunting: Archers, muzzle-loaders and other late-season hunters are reminded that more than 400 miles of normally gat-ed state forest roads were opened for the late fall and early winter seasons to pro-vide easy access to often remote areas. As much as 3,040 miles had been open to hunters, but openings and closings are at the discretion of local forestry officials and are weather-dependent. Hunters are urged to check with forest district offices about specific roads.

early twentieth centuries. The elaborate confections of lace, eyelets, embroidery, and exquisite needlework are from the permanent collections of the Historical Society and have not been on display for some time. In association with the exhibit, the museum will display community
