“You Think You’re Covered For This…”

Q. You have a water leak on your homesite--probably caused by tree roots--resulting in water damage to the home. Will your homeowner’s insurance policy cover all of your damage?

A. Depends. Do you have a Replacement Cost or Actual Cash Value policy? You don’t know what kind of policy you have? You’d better find out now, before you have a loss. Here’s the difference in coverage: Replacement Cost: pays what you’d expect insurance to pay, i.e. the cost to fix damage

caused by an insurable event. This insurance costs a little more. Actual Cash Value: only pays the “actual cash value” of what was lost. If water damages

your 30-yr-old floors, you only get paid the remaining value of those old floors, not the cost of new ones. If that isn’t enough to make your home “as good as new,” that’s your problem, which is why this sort of policy is cheaper.

One of our residents found that out the hard way. A pipe broke, the home had extensive damage…but the insurance company only paid about 50% of the total costs. This resident was out-of-pocket several thousand dollars. The moral here: know what you are buying. In my case, I went for a compromise: a Replacement Cost policy with a high deductible. I don’t need every little cost covered but I don’t want to lose everything if my home burns down. You might want different coverage—just make sure your agent explains what is and isn’t covered in case a pipe bursts, your home burns down or your dog bites someone. I speak from experience. I got taken by an agent once who sold me a “Fire & Theft” policy—the kind that only pays if my home is robbed while it’s on fire. Don’t make that mistake! Next Time, Complain To Us First! It was disappointing to hear that the Tri-Cities Volunteers decided to pull their food bank from The Tropics. It was a valuable program that benefited many homeowners. One factor that may have contributed to their withdrawal: complaining they received from Tropics residents. This was a pilot program for the T-C Volunteers so they didn’t know what to expect—but they certainly weren’t looking for controversy. Next time you have “observations” regarding a FREE program, take your input to Rosie, our Regional Director of Resident Services. Let her be the liaison with the service provider. Rosie is speaking to the Tri-City folks, so perhaps she can get them to give us another try. In the meantime…Check your policy, return your Income Form…and enjoy the rest of your Summer. George Turk

Manager’s Corner Happy 2nd year Anniversary to Kathy Vincent. Kathy continues to help in the office as well as trying to keep up with the status of the residents’ yards in the Park. Not an easy job. Thank you Kathy from management as well as the residents that you happily assist with questions and paperwork. She always adds a sparkle to the day. Reminders: Speed limit in our park is 15 mph. Why are you not complying?? Palm Drive is not

a race track. Please contact the park office prior to outside construction or landscape changes for approval. Replacing landscaping with cement for parking is not allowed. We are currently contacting residents that have not returned the Income Certification form to Millennium. It is mandatory that everyone return them and we can help you fill it out and mail it from our office. Only visitors with permits are allowed to park in guest parking between 2am and 6am. If you don’t have a permit,

don’t park in guest parking.

The Board of Directors and Nomination Committee want to apologize for the inconvenience and

confusion in the upcoming election.

A breach of procedure for the absentee voting was discovered. It would have made it unfair for all

candidates and you to carry on with this election on July 16, as scheduled. All previous absentee ballots

have been destroyed.

The Residents’ Club Board, candidates, and volunteers for the election have dissolved the present

nominating committee and replaced it with Debbie Anand, chairperson, Beatriz Corley, absentee ballot

contact, Terry Lyons, and Lynn Montoya to count votes.

The Candidates remain the same:

The NEW election will be held at the General Meeting on August 13, 2015, at 7 pm.

Once again we are VERY sorry for the confusion and delay. We hope that all of you will take the time to

TROPICS LADIES CLUB By Tina Maria – President of TLC

Thank you everyone that came out to the Ice Cream Social. Your

support to the Tropics Ladies Club is appreciated. The ice cream was delicious and so refreshing too. Thank you to the ladies for making it a

success. Our ongoing project of donating preemie blankets to local hospitals is

still going strong. Along with making preemie blankets and little hats, we are also working on making bigger baby blankets and hats.

We had so many residents tells us that they really liked the delicious homemade Italian Love Cake, that Richard made for Talent Night. The T.L.C.

suggested we share the recipe with everyone. ENJOY!!

Italian Love Cake

1 (18.25 ounce) package chocolate cake mix, 2 pints part-skim ricotta

cheese 3/4 cup white sugar 1 teaspoon vanilla extract 4 eggs

1 (3.9 ounce) package instant chocolate pudding mix 1 cup milk 1 (12 ounce) container frozen whipped topping, thawed INSTRUCTIONS: Prepare cake mix as directed on box. Pour batter into 9 x

13 x 2 inch greased baking dish. Set aside. Combine ricotta cheese, sugar, vanilla, and eggs. Blend well. Spread mixture evenly over the top of the cake

batter. Bake at 350 degrees F (175 degrees C) for 75 minutes if using a glass baking dish, 90 minutes if using a metal pan. Blend pudding mix and milk until thickened. Blend in whipped topping. Spread over cooled cake.

Special Board Meeting, June 13, 2015 Summary

A special meeting was called to properly close the nominations. Since nominations had not be formally closed, Gerald “Jerry” Garcia was added as a candidate for Treasurer and Debbie Anand was removed from the ballot. The nominations were officially closed. Because of the Club’s Bylaws the election had to be moved one week to July 16.

Special Board Meeting, July 11, 2015 Summary

A Special meeting was called because of the mishandling of the Absentee Ballots. Most Candidates, Board Members, and Nomination committee volunteers were present. It was decided that a letter will be sent to all residents explaining the election change. The Nomination committee was dissolved and new committee formed. Debbie Anand was appointed Chairperson and Beatriz Corley would handle absentee Ballots. Other business included Carlos taking over the chairmanship of the Entertainment Committee and the cancellation of Hot August Night in August. (No evening event in August)

Wear clothes that allow you to move freely. * Paul spent 3 years in India, practicing raja yoga under the direction of a guru. Since returning to the US, he has participated in hatha and raja yoga classes and has taken teacher training workshops to improve his instruction skills. He taught 4 classes per week (3 regular classes, 1 called “chair yoga” for people with limited mobility) for five years at the community center where he lived in Bakersfield.
