• We buy property through:– Private individuals– Realtors– Banks– Auctions

• We negotiate the terms of the sale.

• We use funds from private lenders just like YOU.

– YOU become our bank!

• In a timeframe you agree to, the principal and interest are paid in full.

• You can start the cycle over again.

• In exchange for using your money:– We pay very high simple interest

depending upon the loan amount, length of the loan and how the interest payments are made.

– You also receive, at the time of closing, the mortgage deed, promissory note (detailing the terms of repayment), hazard insurance and title insurance all paid for by Transitional Property Investments.

• All transactions take place with a third- party closing attorney.

• TPI does not handle any of your money, the ATTORNEY does!

• You NEVER have to deal with paperwork, contractors, agents, or tenants. TPI does it for you.

• In our profession, the cost of the money is almost irrelevant…– It’s the AVAILABLITY of the money that is most important.

• A traditional mortgage requires:– Excessive paperwork, inspections, repairs (in many cases), and

approvals that can take 8 weeks or longer to process. – By that time we’ve lost our deal.

• Cash is KING! – Using private lender capital allows us to purchase properties at

a steep discount and without contingencies.– Cash allows us, in many cases, to eliminate competition from

others for the same property. – This allows us to close in days, not weeks, and your money

starts working immediately.

• High yield interest payments –TPI pays up to 10% simple interest on your investment. Interest payments are forwarded directly to your bank account according to the terms of loan.

Using an IRA to Fund Your Deal

• A Self Directed IRA is an IRA where the owner is required to make their own Investment decisions.

• Custodians or administrators set up real estate investments inside of your IRA.

• Any 401k, IRA, ROTH IRA, SEP IRA or HSA can qualify.

• The Custodian/Administrator sends money to the closing attorney’s escrow account.

• When the loan is repaid the closing attorney sends all money back to the Custodian/Administrator.
