The Sheward Partnership’s Project Description WALKWAY LEVEL (Exterior)

Problem: Water leaks into the interior ceiling space below the metal grate walkway.

Resolution: Remove grating, water test existing construction to verify leaks. Clean and prep all caulk joints between steel members and mullion panels. Seal all joints and water test to confirm repairs.

Problem: Water leaks into the interior ceiling space below the metal grate walkway.

Resolution: Remove existing ceiling tiles, hardboard closure panels and i ti i l ti i t f i th b t d t t ti E i fexisting insulation prior to performing the above noted water testing. Examine area for

leaks during water testing both prior to and after the water testing. Apply spray on foam insulation, install new hardboard closure panel, paint and then install new ceiling tiles.

The Sheward Partnership’s Project Description PENTHOUSE LEVEL (Exterior – Roof)

Problem: Water leaks into the Air Traffic Controller Operations Area (Cab Level).

Resolution: Remove conduits around the perimeter of the walkway at the baseof the parapet. Remove existing concrete pavers, insulation and roofing. Clean and prep the joint between insulated metal panel and precast concrete parapet. Install fully adhered modified Bitumen roof over new tapered insulation. Flash perimeter parapet with roof membrane. Install metal edge fascia and flash to panel.with roof membrane. Install metal edge fascia and flash to panel.

PENTHOUSE LEVEL (Exterior –Walls)

Problem: Water leaks and air infiltration into the interior Penthouse Attic space

Resolution: Clean and prep all areas around all wall penetrationsincluding AC Units, Fans, Insulated Panels and Steel Roof Panel. Seal all joints.

The Sheward Partnership’s Project Description PENTHOUSE LEVEL (Interior –Ceiling)

Problem: Existing interior coatings are delaminating from ceiling and wall structure surfaces due to the presence of condensation on the existing steel roof structures.

Resolution: Remove all coatings from the exposed steel plate and miscellaneous support members. Apply spray foam insulation to the underside of the steel plate and framing members. Install a gypsum wallboard ceiling below the insulation.insulation.

Problem: Existing coatings are delaminating from the existing exterior Steel Roof Plate, Metal R f P l b d lRoof Panels, beams and columns.

Resolution: Remove all loose coatings down to bare steel or the initial NationalYellow base paint. Prep exposed materials and apply primer and high performance coatings to match the original National Yellow finish.g g

Caulking should be scraped off flush to metal or removed. EternaBond or Andek Rash Band should be adhered into place using a steel roller.
