t National Trust - 2 - Nantygwyrddail Letting Particulars

General Description The re-letting of Nantygwyrddail offers interested applicants the opportunity to acquire a moderate sized hill farming unit with a house which is going through full refurbishment ready for re-letting from October 2017. The land extends to 360acres, however, much of the area is low productivity land with conservation conditions attached, therefore it is envisaged that this will not justify being a full time holding, and supplementary income would be expected to support the livelihood of the tenants. It is envisaged that a strong farming and environmental link will be maintained at Nantygwyrddail and the incoming tenant will work with the National Trust to develop and expand on the long term plan for the farm. Farming, access, healthy soil, healthy water, good and improving condition of habitats are only some of the important aspects at Nantygwyrddail. Directions Nantygwyrddail is located some 4 miles from Dolgellau near Cregennan Lakes. From Dolgellau the farm is located on the right hand side of the road and has a National Trust Omega on the entrance. The following grid reference and postcode are accurate to Nantygwyrrdail. OS Grid Reference: SH672143 Postcode: LL40 1TW Tenure The holding will be let on a Farm Business Tenancy for a 15 year period with effect from the 1st October 2017. . The Farmhouse The detached listed farmhouse is of a stone and slate construction. The house is going through a full refurbishment to include a new central heating system based on renewable energy, new kitchen, bathrooms, and decoration throughout. The refurbishment will be ongoing during the open days, however the shortlisted candidates, and final candidates will have an opportunity to inspect the property before any commitment is made by signing the Farm Business Tenancy agreement. The property comprised of 3 bedrooms, 2 reception rooms, kitchen, bathroom and utility. The house will be undergoing extensive renovation and ready in time for the new tenant to take occupation. The heating system is yet undecided but likely to either be a ground source heat pump, or wood pellet boiler to comply with the National Trust objectives of reducing carbon footprint and reliance on fossil fuels. The property also has a wood burning stove, and agreement can be reached with the ingoing tenant on use of existing woodland on the farm for fire wood, subject to re-stocking plan.

The Land

The land extends to approximately 145.71ha (360.05ac) in total and lies at between 180m and 660m, with the farm yard lying at 210m. The land is in one block but separate by the council road, Ffordd Ddu. The farm has not been subject to an agri-environment scheme in recent years and the National Trust will look favourably upon applications from individuals expressing a genuine interest in entering Nantygwyrddail into Glastir Agreements or any subsequent schemes. It is envisaged that any scheme would support the vision objective, supplement income and help maintain the extensive stone walls on the farm. The stone walls are in good state of repair, however continue maintenance is essential to keep stock proof field boundaries. Some fences need repairs, and previous to re-letting the National Trust will be undertaking some fencing work to improve the hill boundary fence to the South of the farms on field SH6713 3787. We have also indicated on the Vision map what aspects National trust would like to develop further at Nantygwyrddail and what restrictions and prescription would form part of the tenancy. This includes limited periods of grazing on the most sensitive habitat areas of the farm, the ability to plant addition trees, and block some ditches if deemed necessary.
