LMH Provides FREE basic mowing, edging and blowing for JBSA-Fort Sam residents.
Please let us know if you would like to maintain your
own yard.
Lincoln Military Housing maintains the landscaping within Fort Sam Houston Family Housing areas. Gratr Landscapes will mow, edge and blow grass clippings from all unfenced areas around each home. Residents are responsible for the care and maintenance of the fenced in areas of their yard. The service provider does not maintain flower boxes or shrubs. As such, residents are responsible for keep-ing these areas of their yard free of weeds and debris. Please be sure to keep the areas around the perimeter of your home free of items that would restrict the mowers from tending to your yard. If these items are not removed the service crew cannot mow those areas of your yard.
Mowing Schedule Effective 1 August 2015
Please Note: Grater landscapes will be trimming bushes and Shrubs (trees not included) in all areas of housing 3-7 August from 8 am—5 pm. If you have personally planted bushes or shrubs and/or do not want them trimmed, please mark them by covering or roping them off. The trimming schedule can be found on our Facebook page, or call the office at 210-270-7638 for more information.
The mowing schedule will be modified in the event of inclement weather. Mowing service
may be accomplished on weekends to address weather related cancellations.

Although you live in housing on
post, there are still steps to be taken to
shield your home from crime in the
community. Knowing your neighbors
and watching out for one another is
one of the best defenses against crime.
Additionally, always make sure
personal belongings are secured in
your home and vehicle. This means all
window latches, doors to include
sliding and garage doors, are closed
and properly secured on your home
at all times. You should also take
steps to keep your vehicle locked at all
times and eliminating the temptation
for a break-in by hiding valuables kept
in the car. In the event of theft,
recovery of your valuables like bikes,
scooters, game systems and smart
phones is easier if they are marked
and the serial numbers on them are
recorded for future faster
identification. Don’t forget, always
report all emergencies or suspicious
activity to Security Forces, and then
notify LMH. If you suspect a crime has
occurred or is occurring, you need to
contact the police (911 emergency
services) immediately. Failure to do so
could result in crucial delays. After
first notifying the local law
enforcement authorities, then contact
Lincoln Military Housing office.

Pets in LMH There have been many concerns of pets becoming a nuisance, to other residents and their guests. Please be aware of the following policies to help ensure "quiet enjoyment" of others. If you are contacted by LMH regarding pet disturbances, you may be required to remove your pet from the home within seven (7) days of notification, as outlined in your lease agreement. As a reminder, pets are not permitted to be tethered, chained or loose in housing areas. Dog runs are not permitted, and will be removed by LMH at the residents expense. Pets must be kept inside your home at all times, except when on a leash accompanied by an adult, or securely contained in a LMH approved fenced backyard, provided with adequate water,
food, shelter and protection from extreme temperatures. Pet waste must be picked up immediately in all private and common areas. *Remember pet registration fees/deposits are required for all new pets. Residents who acquire a new pet must also complete a new pet registration and also register your new furry family member at the FSH Veterinary Clinic
Please Recycle! Recycling collection for Fort Sam Houston is every Friday. Please place your recycling bins at the curb before 7 am. Permitted recyclables include newspapers, corrugated cardboard, plastic bottles, steel and aluminum cans and glass. It is not necessary to sort your recyclables. You are encouraged to participate in the recycling program. This is an opportunity for everyone to reduce
the amount of waste that is being distributed into our landfills.
Notice to vacate must be received in writing at least 30 days prior to your move out date; after the six month lease agreement has been fulfilled. Exceptions to this are listed in the Occupancy Agreement under early termination. A spouse or appointed representative can also complete the notice to vacate packet with a signed Power of Attorney. If you are clearing due to PCS, you are required to clear housing prior to out processing. You will not be able to clear housing if you have any pending charges. Clearing papers will not be signed unless a pre inspection is conducted and your account is current. If you have any questions please call us at 210-270-7638.
Yard of the month winners receive a gift card valued at $25.
It’s just our way of saying Thanks for taking pride in your home!
Community Reminders
The Resident Pay Utility Program is mandated by Office of the Secretary of Defense (OSD) in a national effort to conserve energy. OSD and DA Policies require residents in privatized housing to be held responsible for utilities. One of the intents of the program is to provide residents with an incentive to conserve energy.
Minol is a third party utility billing company, contracted to conduct the RCI Program. Residents can be rewarded for conserving energy. Those who conserve will be financially rewarded, and those who do not conserve, will be billed for their excess consumption. A baseline is set to help manage the monthly utility allowance.
How is the baseline established?
The resident utility allowance, or baseline, is calculated
monthly in order to take into account fluctuations in weather. It is established by considering a group of homes by the age and floor plan type, eliminating homes with zero usages and partial billing periods from the profile, removing 5% of the highest usage profiles and 5% of the lowest usage profiles, then calculating the current month’s average consumption. The average is then considered the baseline.
LMH Residents Reaping the Rewards of Energy Conservation
!
Observe and respect your neighbor’s personal space. This includes making sure your children put their toys away appropriately, not leaving them laying out in a shared space or common area.
If you have an issue with a neighbor or you and a neigh-bor have a misunderstanding, go directly to that person and make the effort to make things right
Not everyone is a dog or cat lover, so show responsibility
for your pets. That includes keeping them off the neighbor’s lawn and picking up after them.
Maintain the exterior of your home. If you have a fenced in yard, be considerate of your neighbors by making sure the lawn inside the fence is taken care of. Tall and unmanaged grass will lead to snakes and other pests.
Look out for one another; if you know your neighbor is not around and you notice suspicious activity around their home, report it.
Tips on being a good neighbor
LMH would like to take this opportunity to welcome all of our New Residents. We’re glad you’re here! Our goal is to be the Military home provider of choice, a goal we attain through our residents and employees.
Please let us know if there is anything we can do to help get you and your family get settled into your new home.

Watch For Kids! When entering or leaving the community, you are requested
to operate your vehicle at a speed not to exceed the posted speed limits. Pay particular attention to children traveling to and from school as sessions resume later this month. FSH prohibits the use of cell phones while operating a motor vehicle on post. You are permitted to use a hands free device. Observe all traffic and parking signs as the streets and alleys throughout the community will remain open to the public. This ensures access for military police, fire and other vital services. All surface (street) parking is unassigned, unless otherwise specified in your lease.
