WINTER EDITION 2009

Our Ruby Street development was completed ahead of schedule allowing families the chance to spend Christmas 2009 in their new home.

Our development at Ruby Street is the Association’s first new development in Bridgeton. It was completed ahead of schedule and the last few houses will be handed over in time for Christmas allowing 24 households to celebrate the festive season in their new home.

The £2.8 million development provides 24 new houses, a mixture of flats and family homes. The photograph above shows Thenew’s Chief Executive, Charlie Turner handing over the keys to Mrs Fyfe, one of Ruby Street’s new residents.

Customer Satisfaction SurveyEarly next year we will be carrying out a Customer Satisfaction

Survey in all our areas of operation.

We carry out this large scale survey on a three yearly basis and it helps us analyse what you think of the way we provide

services to you. Your comments help us to change and improve our services.

Over 1000 of our customers will be surveyed. The survey will be carried out in your home by a representative of Research Resource who have been employed to carry this out on our

behalf.

The results we get are anonymous and allow us to see which area respondents live in but do not allow us to identify who

made which comments.

You will receive a letter from us nearer the time telling you when

the survey will be carried out. Please note that all interviewers will carry photographic Market Research Society identification

card.

If you are asked, we would be grateful if you could take the time to give the interviewer your views. They are valuable to us and help us to deliver the best

service we can to you.

Thenew Housing Association is playing a key role in a pioneering nationwide initiative to help workers help their local communities.

Led by the Scottish Government, the aim is to assist local people in influencing what happens where they live.

Known as Community Capacity Building, the Scottish Government has launched an online package of help and advice for staff dealing with their communities.

Thenew was the only Scottish housing association to be involved in the Government’s pilot scheme.Thenew used the guidance in helping a local residents association known as the Calton Area Association to develop ground rules about how it would manage its meetings and how it would consult with the local community to identify what issues the CAA should be tackling on their behalf. The eight week programme resulted in a very successful information and fun day held in Calton in June of this year - the first event of this type in around 15 years.

Margaret Prior our Community Regeneration Manager said: “Housing associations across Scotland such as Thenew don’t just collect the rent. They are deeply engaged in the life of their communities. As a housing association staff member who deals regularly with our communities, the guidance and help that the Community Capacity Building initiative provides is hugely valuable and a great step forward.”

RUBY STREET BRIDGETON4

The Association was delighted when the City Council agreed to fund the redevelopment of two vacant sites in Ruby Street/Albany Street, Bridgeton.

The two sites transferred to the Association’s ownership in February 2009; work began on the site that same month, with the appointment of Crudens as the main contractor.

The housing mix provided a range of house types to accommodate a number of different households from larger family units to small fl ats and included the provision of accessible housing for a wheelchair user.

Funding for this project comes from Glasgow City Council’s Housing Investment Department with the balance as a loan raised by the Association.

The Association is grateful for the support from the Council which enables us to deliver these new homes which assist both the Council in its delivery of its local housing strategy and the community’s desire for more family accommodation.

Following extensive consultation with local resident groups, a Local Lettings Plan was developed which determined who would be offered the 24 properties within the development.

Both the local residents groups and Thenew recognised that this Lettings Plan gave an opportunity to address a shortage of much needed family homes local residents groups

RUBY STREET BRIDGETON 5and Thenew that a proportion of overall lets in the new build would be made to households who currently under occupied large family homes. This in turn has freed up more homes for overcrowded applicants who required 3 and 4 bedroom properties.

In all, this innovative and forward thinking approach has meant that the Association has been able to rehouse 35 families in total, with over 62% of the new build homes, and just under half of all 35 lets being allocated to current Thenew tenants.

The Association has recently been given approval by the City Council to begin to work up development proposals for the site at Dunn Street/MainStreet/Rumford Street/Reid Street.

The initial plans have been developed and discussed with a group of local residents chaired by Councillor Redmond and these initial proposals were on display at the very successful open day held on 3rd November 2009 at Bridgeton Community Learning Centre.

This ‘Pre Application ‘Planning event’ was attended by more than 50 people and all comments, both written and verbal, were supportive of the development.

The development will also include the provision of an 8 bedspace children’s care centre to be owned and operated by the City Council and representatives from Social Work were available to answer any questions local residents had regarding this provision.

London Road/Green StreetThe fi rst phase of the development which will provide 20 fl ats for rent as well as accommodation for the Aberlour Project and offi ces for Thenew will start on site in the new year.

Glasgow City Council plans for a new building and a new service to replace the Monteith Hotel were discussed at a meeting of local organisations and residents and was held at Thenew’s offi ces on 2nd November.

Councillors Archie Graham, Ruth Simpson and Alison Thewliss were present along with Elaine Haddow Service Planning and Commissioning Manager and Margaret Orzel Principal Offi cer from Glasgow City Council, to explain the proposals for the new service which will be in place shortly in preparation for the move to a new purpose built building.

It is hoped to provide this building which will be owned by Thenew as part of a larger redevelopment of the derelict ground at Monteith Place/London Road.

Thenew and the Design Team are working up proposals and there will be a further event organised to enable local residents to see the proposals.

8On 4th November, we held our latest Community Conference in Bridgeton Community Learning Campus.

Invitations were sent to all those involved in a Tenants & Residents Association or Area Association and, in our newsletter, anyone who was not currently involved in a Tenants & Residents Association or Area Association but still wished to come along was encouraged to contact us.

Around 30 people attended on the day and although we had hoped for a higher number of people, you will see from the photos that those who attended seemed to enjoy the event. The smaller numbers did however allow those who attended to have their say and join in some very participative workshops.

The theme for the day was ‘Improving our Services’ and the day began with a presentation from Charlie Turner, our Chief Executive. The presentation stressed the importance of our performance and customer expectations not standing still.

Participants then had the choice of a number of workshops facilitated by Thenew staff and other invited guests. Topics covered in the workshops were:

• Our complaints policy & service standards

• Customer satisfaction survey

• New ways of delivering services with technology & Glasgow Community Safety Services

The day ended with some closing remarks from our Chairperson, Yvonne McShea, and the prize draw sponsored by our repairs contractor Carillion Property Services. Our congratulations go to the winners – Anne McIver and Agnes McCallum from Cranhill .

We are delighted that Susan Craig and Ashley Frame have joined us at the beginning of November.

Technical14Windows

Our Window upgrade contract started in October 2009 and after some initial teething

problems is now on track to deliver new windows to 617 properties over the next six

months.

Clerk of Work Services are being provided by Mick Lee and our Tenant Liaison Offi cer

Charlene Dupree is also involved.

Electric HeatingThenew have around 100 properties with no

gas and old style storage heaters.

Tenders have now been received from

contractors to install gas heating in these properties with grant assistance

towards the cost of installing gas from SEN networks. It is hoped to begin this programme in

early 2010.

Stone SurveyCBC stone have been appointed to carry out a survey of all the stone work in our

properties.

This will allow us to programme repair works rather than having stone falling off a building.

Owners affected will be advised of the outcome of the survey once this is available.

Stock Condition Survey

The Association had commissioned John Martin Partnership to carry out a Stock Condition Survey earlier this year.

This Survey is now complete and is now being used by the Association to develop work programmes to ensure that we meet the Scottish Housing Quality Standard by 2015.

Medical Adaptations We have just secured another £30,000 towards medical adaptations which has been

provided by Glasgow City Council

Land EngineeringLand Engineering carry out all our landscape maintenance work in all our areas. In addition they provide a valuable service in back court cleaning after the Council’s Cleansing Department have emptied your bins.

Jim Hardie provides Clerk of Work services to the Association and is a familiar face to a lot of you; he ensures Land Engineering are maintaining our areas to a suitable standard.

Gas SafetyThe Association takes its responsibility toward the health and safety of its tenants very seriously; our dedicated team of Gas engineers who make sure you are safe are pictured right.

REVIEW FOR 2010/11THENEW TENANTS ONLY

We wish to consult with our tenants on our proposed Assured Rents for 2010/11. This does not apply to Fair Rents where the rent is set every 3 years by the Rent Registration Offi cer.

TENANTS RENT REVIEW FOR 2010/11

Our Management Committee met on the 24th November 2009 and agreed that our rents should increase by 3%. This would increase the value of 1 rent point by 3% (from £1.13 to £1.16). The rent for a 2a2p fl at with full central heating and double glazing would therefore increase by £1.58 per week.

SHARING OWNERS ONLY

Our Management Committee have also agreed that Shared Ownership Occupancy Charges will also increase by 3% from 1 April 2010.

YOUR VIEWS

Nothing is decided at this stage, because we want to hear the views of tenants and Sharing Owners before we make our fi nal decision on our new charges in February 2010.

WHAT WILL HAPPEN NEXT?

The table below summarises the process we have to take before we would apply the new rent policy to tenants rents.

CONSULTATION: RENT & OCCUPANCY CHARGE REVIEW FOR 2010/11

Explanation of terms:

Base Rent- basic rent charge for all properties.

Bed space – a flat with one double bedroom would be categorised as having 2 bed spaces (i.e. it has a bedroom with space for a double bed or two single beds – space for two persons). A house with two double bedrooms and one single bedroom will have 5 bed spaces.

No Central Heating – Properties which do not have full central heating (a radiator in every room) will have a 240 point deduction from their rent.

No Double Glazing - Properties which do not have full double glazing will have a 205 point deduction from their rent.

Electric Heating Only – Properties which have electric storage heaters will have a 120 point deduction on their rent.

Utility Room – a separate room linked to the kitchen with space for appliances etc.

Shower Room – a separate room with a shower (in addition to the bathroom).

All of our Housing Support Service Policies are due to be reviewed shortly and we are planning to consult with our tenants in receipt of this service during the month of January. The Policies deal with a range of matters such as Medication Prompting, Support Planning and Contingency Arrangements.

Focus GroupIn the early part of the year we established a Focus Group which met twice to consider our self assessment and grading submission to the Care Commission.This Group will continue to look at areas of development within our service. Our next meeting is scheduled for February 2010.

Scottish Social Services Council (SSSC) This Agency was set up to register people who work in social care services in Scotland and to regulate their education and training. By doing this they hope to ensure a high standard of practice and to provide increased protection to people who use any kind of social care service.

From next year, the register will be opened for housing support staff and there will be a period of three years during which staff can achieve the necessary qualifications. Our staff have been working hard to ensure that we are meeting all the requirements and we are happy to report that we are ahead of schedule.

THENEW TRUST

Following on from her whirlwind success of two gold medals in South Korea earlier this year, Dalmarnock resident Amy Pirnie is growing from strength to strength in the International sport of Muay Thai Boxing, a form of kick boxing and the national sport of Thailand. Indeed, a first round, 58 second knockout in favour of Amy in a recent fight proves her passion and ongoing commitment to the sport.

Amy is a well balanced and highly motivated individual who now attends a course at the Glasgow Nautical College to pursue what is likely to be a successful career within the sports industry.

Thanks to a much needed financial contribution from The Thenew Trust of £200, Amy will be heading off to compete in the world championships in Bangkok which are being held in honour of His Majesty the King of Thailand for his 82nd birthday celebrations.

Charlie Turner, Chief Executive of Thenew Housing Association and Trustee on the board of The Thenew Trust said, “We are delighted to be able to contribute in some small way to help Amy achieve her dreams. Amy is an excellent example of what any individual can achieve if they put in the time and commitment, regardless of where they live. The Trust was set up for exactly this type of activity and is committed to providing financial assistance to contribute and support local achievements within the communities that we operate”.

Amy added “thanks very much to Thenew who have given me much needed support over the last year. This has been a big help in allowing me to participate and compete in two world championships of a sport that I love”.

Festive Arrangements (and we don’t mean the decorations!)

Our Offices will close for the Festive Season at 12.30pm on Thursday 24th December and re-open at 9am on 6th January 2010 (our Cranhill & Castlemilk offices will open at 9.30am)

Festive Season Repairs

Please note that our contractors Carillion only operate an emergency service over the festive season this includes for

example fire, flood, total loss of heating, total loss of lighting and power or gas leaks.

These should be reported directly to Carillion on 08459 30 30 31

Non urgent repairs e.g a dripping tap or to secure a loose door handle we would ask that you wait and report it directly to our

repairs team when your local office re-opens.
