Design & Review Council News

The Meridian Ranch Management Team for the Design Review CouncilJamie Adams, CMCA, AMS – Managing Agent – [email protected] Aarons, Management Team Assistant – [email protected]

From Meridian Ranch DRC #1Let’s review parking! Although the streets within Meridian Ranch are maintained by El Paso County, the parking is governed by the Design Review Council. Please be neighborly and utilize the garage for parking, not storage. Although vehicles may be parked on the driveway, it is recommended by the Covenants that no part of the public street adjoining the properties, no part of any Lot and no part of other public areas, unless specifically designated by the DRC, shall be used for the parking, storage or display of any vehicles including private passenger vehicles and pickup trucks; parking of one (1) guest car and one (1) resident’s car may be parked on the street abutting the Owner’s Lot.Thank you for your consideration of the neighboring properties and taking care of any additional parking issues that may arise on your property.

From the Meridian Ranch DRC #2Parkway Landscaping in Filing 7, Estates Filing 2 and upcoming Filing 11:As required by the Design Guidelines - Section 6.2.1 “planting trees in the parkway is required. One tree shall be planted in the landscaped strip in the front of the house, if a corner lot, one in front and one on the side.” Prior to any digging in this area, the homeowner is required to dial 811 or go to www.Colorado811.org and request that all utilities be located in the proposed excavation area. Trees, shrubs and sod are permitted within the “right -of- way” along with utilities and other improvements as long as no utilities are damaged while installing the landscaping. The homeowner is not responsible for damage to the utilities if landscaping is properly installed per these requirements. Tree roots do not damage properly installed underground utilities that do not leak water.

Upcoming Events from the DRC: Annual Holiday Lighting contest will be taking place in December! The judging to take place the week of December 15th. More information to come!

Dear Friends and Fellow Residents,Happy November! Can you believe how fast this year has flown by? I am stunned by how fast the time goes! This has to be my favorite time of year - the weather is perfect for baking and cuddling up on the couch to watch movies. I happen to love the holiday season; spending time with friends and family, celebrating Thanksgiving and Christmas, and all the craziness that comes along with it! I adore the days that are cold and snowy when my kids can build snowmen and go sledding. I love when they come in with rosy red cheeks and noses, asking for a treat to warm them up! I also love sharing holiday ideas, traditions and recipes! It’s so much fun to learn about the way my neighbors celebrate; their backgrounds, histories and fun little things they do each year to make this time special! I’d love it if you would share how your family celebrates! Feel free to email me at [email protected] anytime!

Community Helps High School Medical Students Test Career Ambitions

Patriot Learning Center Website:http://d49.org/patriot

With a school bus shoved against a wrecked Ford minivan during a warm weekend afternoon, health academy students rushed to “save lives.” “You got this, you got this,” said Eric Peterson, who helps future emergency medical technicians at Pikes Peak Community College benefit from practical exercises. Peterson was one of dozens of community volunteers assisting a staged mass-casualty incident Oct. 4 at Falcon High School in District 49. Before the exercise, he was one of several people applying moulage to nearly 30 volunteers in the school’s cafeteria. The appearance of shocking wounds was accompanied by vital statistics typed on cards, which were hung around the necks of volunteers, mostly students. After reading about their specific wounds, vital signs and disposition, they got into character. Passengers were staged inside and outside of the vehicles, moaning and screaming. Some actors played the role of hysterical parents arriving to find their children. The chaotic scene tested critical thinking and teamwork skills, patient assessment and first aid tactics. The health students responded with 18 students, nine seniors on the emergency medical technician track, and nine juniors on the responder. While many had participated in other exercises, it’d be their first with combined community contributions. There were several mechanisms of injury to recognize, so they may anticipate the needs of their “patients.” The bus had suddenly “crashed” into a speeding car. The drivers may have hit a steering wheel or windshield. It’s likely shattered glass had caused severe lacerations. The students examined simulated wounds, using round stickers to indicate each casualty’s status as black, red, yellow or green. They responded to patients needing urgent life-saving care, and evacuated those who could be moved from the scene. Ninth-grader Cheyenne Binnebose’s casualty card identified her as a confused 13-year-old who’s unable to move her left leg. The right side of her face is drooping. Her blood pressure is elevating. Her blood’s oxygen saturation is plummeting. She’s crying for attention. Binnebose, 14, had volunteered to assist friends at the health academy. She’s planning to begin her medical training next year as a sophomore at Falcon High School. “We wanted to give them as much real life training as they can get,” said Shonteau Travis, the high school’s emergency medical instructor who organized the exercise. “This is an experience that’s needed to help them know what they want to do for their career.”

Patriot Learning Center, located in iConnect Zone at 11990 Swingline NE Road in Peyton, is a 6-12 middle and high School in an alternative setting, now in its fourth year. Educators facilitate a diverse, supportive and respectful community that combines the creativity and commitment of students, teachers and parents with lessons learned within their environment. Patriot Learning Center is a public school, however there is an application process for admission. In middle school, faculty members stress academics and affective education along with community service. In high school, they focus on credit recovery and graduating students. In both settings, they strive to create an environment where all students want to be in school and succeed.Patriot Learning Center is a choice enrollment school. Students are chosen through the combined input of parents, the referring school, and the teachers and administration at Patriot Learning Center. They are admitted on a needs and numbers basis, with the final decision coming from Patriot Learning Center. If students do not take advantage of the center's unique opportunities, they will be sent back to their home schools, and other students will be admitted. In the high school setting, all students are required to pass the GENESIS program or they will not be admitted into the school. The program is designed to help students be successful in social settings. Educators concentrate on affective needs to help ensure improvements in student behavior.

FMS Year Begins With Social Contracts, Bullying Education,

Scientific ProcessKalyn Ohlrich, seventh-grader at Falcon Middle School, laughs during Ms. Talbot's seventh-grade science class where students are meeting each other by using

the scientific process during a game of two truths and a lie. Students used observation and inquiry during the game to evaluate which statements that classmates had given were true. Mrs. Armstrong’s seventh-grade reading class was working on a social contract between the third period students and their reading teacher on August 4, 2014. “Treat each other kindly” suggested Jake Flory as part of the exercise. All students in the class and Mrs. Armstrong signed the social contract that will set the classroom environment for the 2014-2015 school year. Sixth-grade students, including Cody Burgess, watched a Dateline NBC video about bullying during Mrs. Dennis’ class. The reading teacher told students, “The more we talk about it, the less likely it is to happen. We help each other at Falcon Middle School.” After watching the video that contained a simulated situation with actors and unknowing participants, the students came to the conclusion in discussion that the most important person is the bystander. One student noted, “If they are silent, they are on the bully’s side.” Mrs. Dennis ended the class with, “We are opening our eyes to how important it is to say something if you see bullying.”

"I am excited to head into the upcoming school year because of the large number of returning staff," said Monty Lammers, Falcon Zone superintendent. "We will hit the ground running and start the year off strong." Lammers began working in District 49 in 2003. He taught classes for two years at Stetson Elementary School, before becoming the school's assistant principal. After four years as principal at Woodmen Hills Elementary School, Lammers served one year as the Falcon Zone curriculum, instruction and assessment leader. Today, as Falcon Zone innovation leader, Lammers says he's focused on leading the zone further down its road of innovation, while ensuring members of its staff and community feel a great sense of empowerment.

With the seasons changing and colder temperatures, we need to take steps to protect the water systems in our homes. If you have not drained and shut down your sprinkler systems, you should do so as soon as possible. Here are some other steps you can take to prevent frozen or broken pipes:• Make sure your hose is disconnected from the outside hose bib.• Caulk the area around the outside hose bib and add a protective cover

over the hose bib.• Drain and blow out your irrigation system with compressed air.• When the temperature drops below freezing at night, open cabinet doors

to keep air circulating around your faucets. Even though your house might be warm, the cabinets and area under your sinks can get very cold with no air circulating inside them.

• If you go on vacation, turn the heat down on your hot water heater to just a warm setting and shut the inside water off at your shut off valve. For help locating the shut off valve, call the Metropolitan District at 719-495-6567.

If you have any questions or concerns about your pipes freezing please do not hesitate to contact us at 719-495-6567 or email us at [email protected].

Larry Rodgers passed away on October 7, 2014 after a valiant battle with cancer. Larry was a great person that left his mark on many things in our community. His tireless volunteer work for Meridian Ranch was second to none. He brought both professionalism and attention to detail to the Design Review Council #1 Board. While serving on the DRC Board, he ensured that the management company did proper accounting and provided countless hours ensuring the community was maintained to high standards. He was responsible for researching and negotiating with trash companies so that residents received a good price and therefore was able to minimize the number of trash trucks in the neighborhood.Larry also served on the Upper Black Squirrel Groundwater Management District (UBS) Board to help ensure Meridian Ranch was well represented. Meridian Ranch’s water is derived from groundwater, and lies within the UBS. After his service on the UBS Board, he became a Board Member of the Meridian Service Metropolitan District and served on the Board until his health prevented him from doing so. We will miss Larry and his unfaltering efforts to make Meridian Ranch a better community. Larry Rodgers receives a plaque of appreciation for serving on the board of the Design Review Council #1 from 2008-2012. Pictured are Board Members (from left)Bret Haycock, Larry Rodgers, Raul Guzman, Doug Woods and Dan Ostrom.

The commencement of construction of the indoor pool at Meridian Ranch is now within sight. The District took additional time to ensure that the costs to build, operate and maintain the recreation center expansion and indoor pool would not create unreasonable fee increases for the current and future Meridian Ranch residents. The District funds to construct the improvements should be available by the end of November. The construction drawings have been completed, and as required, are being sent to the Regional Building Department, El Paso County and the Fire Department for final review and comment. The final approval of the drawings was delayed due to late requirement from the Fire Department for an easement from the Antler Creek Golf Course for ingress and egress. It is anticipated all necessary approvals will be obtained and the construction permits pulled by the end of November. This will allow for the recreation center expansion and indoor pool addition to go out to public bid in December and construction to start in Spring of 2015.Look for periodic updates in future newsletters. We thank everyone for their patience and understanding. The indoor pool and recreation center expansion will be a great addition to the many park and recreation amenities within Meridian Ranch.

Cold Weather Tips for Pet Owners

You aren’t the only one who feels cold when the temperature drops. Your pet also needs protection from the elements this winter. Read through these cold weather tips as you prepare yourself and your pet for winter:• Any short haired animal should not be left outside

for long periods during cold weather. If you must leave your dog outdoors, provide a dry, draft-free doghouse. Place so that it faces away from the wind and make sure that it is large enough for your dog to sit or lie down comfortably. It should not be so large, however, that it cannot hold in your dog’s body heat. The floor should be covered with dry bedding, and the doorway should be protected from drafts with a covering of heavy cloth.

• Any animal with an outdoor water bowl should have fresh water available at all times. Make sure that water left outside has not frozen. Pets need more water in the winter, as they are using extra energy keeping warm. They also may need more food during colder weather.

• Keep antifreeze away from your pets, as it can be fatal. It is attractive to animals because it has a sweet smell. Wipe up spills immediately and watch for leaks underneath your car. Also keep rock salt and snow melting chemicals away from areas where your pet may play.

• Your pet will still need exercise in the cold weather, but only short walks are recommended for dogs. Watch for icy conditions and don’t let your dog run off leash, as cars may not be able to stop in time if your dog runs into traffic. Clean off your dog’s feet when you return home to remove any ice or snow melting chemicals that might have been picked up on the way.

Fall Garden Tipsby Pam Grady

November is a great month to start deadheading perennials if you choose to do it in the Fall. Of course you can also wait until Spring to cut back your plants if you like, but deadheading now will allow plants to flourish when the warmer weather comes. There are perennials that do better when they are trimmed in the Spring. A few examples of such plants are: Sage, Russian Sage, and Lavender. In our area, it is common to get snow in November. Heavy snowfall can weigh down trees and shrubs and it’s a great idea to simply brush them off with a broom. Make sure to “winter water” your trees and shrubs if we get warmer weather and no snow!

Preparing Your Yard ForWinter

Now is the time to protect your lawn for the winter and give

yourself a head start on a beautiful lawn next spring. Fertilize lawns for the last time in late October or early November. Use a fertilizer with the first number (%) lower than the second and third numbers. Scotts™ makes an excellent product called Winterizer®. All application instructions are printed on the package. Rake leaves from lawn area. Keep mowing lawn as needed, and make your last mowing higher than usual. If you have perennials in your yard, their care varies widely with the type of plant. In general, remove all dead and diseased leaves and flower stalks. Tender perennials are plants that cannot tolerate below 20 degrees F. For these and fall planted perennials, mulching is recommended. Apply mulch after the ground freezes to keep the ground frozen. Use pine needles, straw or leaves, and then cover loosely with lightweight branches to keep mulch in place. For specific plant needs contact your local garden center. Fall clean us is essential. Don’t provide a breeding place for diseases and garden pests. Remove dead plants from vegetable and annual gardens. Rake up and dispose of all fallen fruit and leaves. Disease free leaves can be used as mulch. In borders, leaves from healthy plants can remain where they fall. Pine needles make an excellent winter mulch for tender plants. Weeding now eliminates places for over wintering garden pests and cuts down on weeds next spring. Don’t forget to clean and oil your mower and other tools. Drain hoses and store them out of freezing temperatures. Store insecticides out of freezing temperatures as well. Put away that mower and get out your snow shovel - winter is just around the corner!
