Fancy FramesAn empty wall holds endless potential. If the room is small, expand your space with a

mirror collage featur-ing a variety of shapes and varnishes. Is your heart set on colorful patterned wallpaper? Showcase your favorite print in a large frame for

a beautiful living room backdrop to avoid feeling overwhelmed. Art fans should collect a variety of frames in different finishes and styles to create a living room gallery.

Pillow PatternsWhile it’s fun to mix and match pillows, certain textures complement each otherbetter than others. For example, linens and wool tend to look better with woven fabrics, while shiny and matte fabrics are best kept separate. Mixing contrasting textures such as silk and corduroy calls for a strong sense of design confidence, but it can be done.

Rugs GaloreStart with a flat, neutral rug as your founda-tion and then add a smaller accent rug on top. Investing in a large rug with a subdued color is wise, but have fun with the accent rug. Whether cowhide or a geometric print, choose a similar color scheme and play with the positioning by placing the top rug at a purposeful angle.

Drab Turned FabWhen thinking about your space, it’s important to remember that design inspira-tion can be found anywhere. Look for antique candleholders or paperweights. Check out antique shops or thrift stores for hidden treasures. When traveling, visit flea markets and local art fairs. Transform an old object like a rustic slab of wood into a glossy countertop for your kitchen island. No matter where you travel, keep an eye out for timeworn treasures for your home.

Décor Layering Tipsfrom Top Designers

One of the hottest new home design trends among interior designers is layering unique patterns and textures throughout various rooms in your home. This layering technique creates heightened visual interest and will catch the eyes of your guests and potential home buyers the moment they set foot through the front door. Get inspired to layer elements in your home with these new and innovative ideas!

51. What is your plan to market my home to local buyers?

Real estate remains hyper local. The National Association of REALTORS® reports that home buyers moved about 12 miles from their previous home to their new home. That means there is a very good chance the buyer of your home lives in your town or one nearby.

Buying a home is not an impulse purchase and it takes about three months from the time a buyer starts their search to signing a contract. During that time, they continue to work, shop, eat, and play in areas immediately adjacent to your home and community. Ask your agent what their plan is to reach out to that local buyer.

to ask every agent before listing your home

QuestionsThe

Finally, the news about the housing market in terms of both the number of homes sold and selling prices has been encouraging. As a result, many homeowners who have delayed putting their home on the market over the last four years are now considering doing so. For most of us, our home is our single largest financial asset and the commission we pay a real estate professional to sell it is substantial. As a result, we have a right to have high expectations of the plan they execute to sell our home.

A seller’s objective is typically pretty straight-forward – sell my home for the maximum price in the shortest amount of time. Top real estate professionals do not sit around and wait for a buyer to stumble upon your home. They actively seek out and market your home to all possible qualified buyers.

To make sure your home is sold quickly and for the best price, here are questions you should ask before you select an agent to sell your home.

2. What is your plan to market my home to out-of-market buyers?

Depending on your home’s price and community, it may also be attractive to a relocating buyer. Listing your home on one of the many free internet listing services is a smart thing to do, but it’s only a starting point, like a listing in a phone book. It requires that the buyer seeks out the site, and sifts through search results to find your home. It’s not an aggressive marketing program. To get the best results, successful agents use outbound marketing and other forms of media to reach out to buyers in other areas.

3. What is your plan to market my home to other local top agents?

Holding open houses for both agents and local home shoppers continues to make sense. Some real estate professionals believe in it and others view it as a waste of their time. But all agents in the market can bring you a buyer, not just the one with whom you list your home. Having them actually see your home’s unique character versus just online photos makes solid sense. Having professionally-created, good quality printed materials like flyers and postcards keep your home in front of them long after they’ve walked out the door.

4. What types of media will you use to advertise my home?

We now live in a multimedia world where we encounter advertising everywhere and the way consumers find information is constantly changing. Be cautious of agents who use only the web to market your home. Ask them how they are going to take advantage of multiple media outlets such as social media, mobile apps, text codes, local real estate magazines, direct mail and other printed materials to reach buyers everywhere – as well as on the web. It is their responsibility to advertise your home to as many of the right potential buyers as possible. It’s not the buyers’ responsibility to happen upon your home on the agent’s preferred platform.

5. How are you going to realistically price my home?

Pricing a home requires an intimate knowledge of the market to get it right. You want to get the best price, but there can be a disconnection between your expectations as a seller and the price for which your home will realistically sell. The best marketing in the world will not sell a grossly overpriced home.

Ask your agent to share their track record of list price as compared to sold price, as well as the num-ber of days on market for their ten most recent transactions. Homes that sit on the market too long and go through multiple price reductions may have been overpriced – and ultimately may sell for less than they would have if priced correctly from the beginning.

Homes priced right sell more quickly and with less hassle. Additionally, you are less likely to run into bank appraisal problems when the buyer is securing a mortgage.

We think you will agree that you have the right to expect a very aggressive campaign. The best agents in your town will meet or exceed the expectations that we’ve laid out here. You deserve to work with only the best.

Every year marks the beginning of a deluge of home trend predictions. The home design experts start throwing out their predictions faster than we can read them. However, not everything that is predicted during this stampede of trends actually makes it into our homes.

It is now a quarter of the way into 2015 and we are starting to see many of this year’s trends that you have embraced and brought into your homes. From indoor container gardening to mixing wood and metal,

2015 is all about creating an experience for yourself and your guests. By far, our favorite trend of 2015 is mixing modern with rustic accents in order to make your home both trendy and inviting.

Notice that I used the word “accents.” There is no need to make major changes to your modern décor. Simply adding a rustic wood footstool can drastically change the look and feel of your room for the better.

These are just a few of the design predictions that have come to life in 2015. As the year progresses, be sure to keep your eye out for even more hot design trends.

A very popular trend in 2015 has been bringing nature into your home, which includes free flowing shapes, colors found in nature, and the feeling of peaceful serenity that is associated with the outdoors. You can create an “outdoorsy” feel in your home just by mixing earthy components against wooden furniture or using ivory tones throughout various rooms.

In addition, copper touches have also come to life this year in the real estate market. Increasingly, many homeowners are including copper accents in their home, and it’s especially popular among many top designers. By displaying copper cookware in your kitchen or copper pieces in light fixtures or planters, you’ll add a touch of glamour without going over the top.

Arranging Furniture?Do it Feng Shui Style.

by Courtney Soinski

Whether you’re selling a home, getting ready for an open house, or moving into a new home, there are many ways you can arrange furniture. But, here comes the hard part – which layout is most effective in func-tionality, harmony and design? Let’s discuss incorporating feng shui into your space, which has shown to be very beneficial for many home owners.

What does feng shui even mean, anyway? In the literal sense, it translates to “wind and water” or the ancient Chinese art of

placement. It is designed to enhance the flow of chi, or spiritual energy, and create a har-monious environment that supports health, beckons wealth, and invites happiness. If you believe that we are affected by our surround-ings, then it’s time to feng shui your home!

Here are some furniture arrangement tips that will help you bring some harmony into your home and make a great first impression at your next open house.

1. Living Room 2. Bedroom 3. PatioThe best way to create the best feng shui in your living room is to have a circular furniture arrangement, and there should not be any chairs with their back to the door. Avoid clutter in your living room so that energy flow is not distracted. The main pieces of furniture in every room should be in the “empowered position,” meaning they are facing the entrance but not completely aligned with it.

Arrange your bed in such a way that it isn’t aligned with the door because that specific placement is believed to not be conducive with good luck and health. This is called the “Commanding Position.” You should also have a good supporting wall behind the bed and nightstands on either side to balance energy.

Before even thinking about arranging furniture on your patio, make sure it is clean and clutter-free. You can then use different types of patio furniture that promote different feelings and emotions. A square table will encourage stability in relationships, a round table promotes a united commu-nity, and a rectangular table encourages lively discussion.

When it comes to selling your home, it’s now more important than ever to focus on ways to add value and design appeal to your home’s exterior. An impressive outdoor liv-ing space will resonate with home shoppers.

According to Niki Decker, real estate expert and creator of “National Curb Appeal Month,” potential home buyers make a

“street decision” in less than 12 seconds about whether or not to view a home that’s for sale. So, it’s easy to understand the importance of curb appeal on making a good first impression.

After researching these trends, here are top ways to boost your home’s value through outdoor curb appeal.

It all starts at the front door.

Your yard isn’t the only thing you should be paying attention to when boosting curb appeal. It’s time to make a statement with your front door. Consider options with decorative glass access and stunning sidelights to add more natural light while maintaining a sense of style and privacy.

A lush lawn and bright flowers will bring more buyers.

When you have a well kept and maintained lawn that creates sharp contrast with colorful flowers, it’s much more likely that the buyer will want to see what’s inside. As you mow the lawn, remember that keeping grass longer will make it lush and even helps get those pesky patches filled in.

Think outside the design box.

For impressive curb appeal, don’t feel like you have to stick to the confines of a square, which used to be very common in designing outdoor spaces. Design outside the box by making improvements such as a deck with multiple levels or even curves, pergolas, cantilevers, or anything that will create three-dimensional interest in your yard.

Outdoor Curb Appealto Boost Your Home’s Value

Bring the indoors out.

In recent years, more and more homeowners are breaking the barriers between the interior and exterior of their home. This includes the addition of new features and trends such as outdoor kitchens, dining nooks and railing with decorative balusters that are similar to what you would find inside the house.

Add pops of color with plants.

A great way to catch the eyes of new home buyers is by using plants to frame the front door or incorporating them on the front patio. Also, don’t be afraid to use all sorts of colors and sizes, as this will add visual interest. You can even go a step further by planting flowerbeds along driveways and walkways, giving buyers a softer, more inviting feel.

by Courtney Soinski

Whether you’re a home buyer or seller, everyone wants a house that looks great from the curb. Follow these tips to enhance your home’s appearance for a quick sell!

Cheap Waysto Renovate Your Kitchen and Sell Your Home

1. Paint

2. Lighting

3. Organizers

4. Flooring

5. Rearranging

Selling your home can sometimes involve spending money on home improvements that can put a dent in your wallet, especially when it comes to updating your kitchen. Fortunately, there are low-cost alternatives for kitchen renovations so it will stand out to buyers interested in your home and create the best first impression. Here are 5 easy and inexpensive ways to make your kitchen stand out without busting your budget.

A fresh coat of paint is a quick and relatively cheap way to add some color and brighten up your kitchen for a great eye-catching look. Painting the walls with a lighter color will open up the kitchen, making it look brand new and bigger.

Adding under cabinet lighting is a cheap way to update your kitchen. Strip lights and puck lights are especially helpful because they cast light onto the countertop. When choosing the type of light bulb, it is important to know that although fluorescent bulbs and L.E.D.’s save energy, they don’t show certain colors accurately, including reds, oranges or purples. Halogen and xenon lights do not save as much energy, but they show colors more accurately.

Cabinet organizers, which can be as low as $30, are also a great way to update your kitchen. For a clean look and more appealing kitchen, it is important to make sure everything in your kitchen and cupboards are organized, which will allow you to take advantage of wasted cabinet corners.

Kitchen flooring can become very expensive in a hurry. Depending on the flooring currently installed, you should evaluate your options as you get ready to put your home on the market. For a cheap and simple option, consider adding area rugs and carpet runners to make your kitchen impress homebuyers without the major expense.

Lastly, an easy and cheap way to update your kitchen is by moving things around. If there is an eating area in the kitchen, you can open up some new space by rearranging the table and chairs. It is all about eye flow when you walk into a kitchen for the first time, so moving things around can make a world of difference.
